Johnstone

Johnstone is a town in the council area and county of Renfrewshire in the west central Lowlands of Scotland. It is situated 3 miles west of Paisley, 12 miles west of the centre of the city of Glasgow and 12 miles north east of Kilwinning. Making up a section of the biggest conurbation in Scotland, Johnstone rests on the western border of the Greater Glasgow Urban Area. Johnstone was a planned community, which built around the house of Easter Cochrane, now known as Johnstone Castle. Building and construction began in 1782 when the Laird George Houston permitted designs for a variety of residential seats forming the town centre. The building of two similar civic squares, Houstoun Square and Ludovic Square, and the town got its parish church by 1794. Coal mining started to bring wealth to Johnstone in the 19th century, with the population increasing to 5600 in 1831. Such a development in population meant the boost in slum conditions till the development of an area of the town to hold a large quantity of purpose-built residential estates, taking place in the 1930s. Much of Johnstone's history preceding industrialisation has actually disappeared, with Johnstone Castle coming to be derelict after the last Laird died in 1931. The town's population of 15687 is well-connected to the rest of Scotland due to its distance to dependable transport links. A dual carriageway links Johnstone to the M8 motorway for transport connections to central Scotland, and the town includes 2 train stations with routine trains to Glasgow Central, Paisley and the Ayrshie Coast. Those hoping to go more afar are 3.5 miles away from Glasgow International Airport and 40 minutes away by train from Prestwick International Airport. For all your home upgrades, make certain to make use of reputable experts in Johnstone to make certain of quality.

FAQs

an every house have a loft conversion?

If you’re having issues with the amount of space in your home and need an extra space without affecting your garden, loft conversion comes to mind. Not only is it a great solution to creating more living space within a home, but it’s also one of the most budget-friendly solutions you can count on to expand your space by thinking upwards rather than sideways. So if you’re thinking about converting your loft, one thing that almost immediately comes to mind is whether or not your house is suitable for loft conversion.

To answer the question of whether every house can have a loft conversion is a very simple one. Generally, not every house is suitable for loft conversion. This is due to the fact that each and every loft space - from the stairways below and floors to the rafters and the roof up above, is unique. Therefore, the best way to really figure out whether or not a house’s loft offers the potential for conversion is to get in touch with a loft specialist.

So what can make a house not suitable for a loft conversion? Let’s take a closer look!

✓ A house will not be suitable for a loft conversion if the height of the ceiling happens to be too low and it’ll not be possible to have it raised.

✓ If you do not own own the freehold to the loft space, you won’t be able to convert the loft. Surprisingly, this happens to be a common issue in London.

✓ You will not be able to convert your loft if you reside in a conservation area or in a listed building. But you can identify a design solution that’ll still comply with the conservation rules and keep planners happy.

do you need planning permission for a loft conversion?

Typically, loft conversions do not require planning permission except in certain situations. They’re usually covered under what’s known as Permitted Development. Certain building works like loft conversion, rear extension and conservatories are granted planning permission by local authorities. Permitted Development, however, gives you a free range to improve your home without having any issues from the councils or regulations. Before your planned loft conversion can be covered under Permitted Development, there are some certain criteria that must be met. This criteria includes the following:

✓ The extension must not go beyond the existing slope of the roof at the front of the house.

✓ The loft space converted must not go beyond 40 cubic metres in a terraced house.

✓ The roof’s height must not be increased by the extension.

✓ The loft space converted must not reach beyond 50 cubic metres in a detached or semi detached house.

✓ The plan for the extension mustn’t involve structures like balconies, verandas or anything other structures of this nature.

✓ The roof extension should be positioned as far back as possible or at least 20cm from the existing eaves.

✓ The side that faces the window openings should be at least 1.7m beyond the floor and the windows should also be obscured.

✓ The roof extension must not overhang the existing roof or wall of the house.

✓ The materials that are to be used must be similar or the same to the materials that has already been used on the house’s exterior.

However, you should bear in mind that there are some properties that are exempt from Permitted Development. Examples of these type of properties include conservation areas, Areas Of Outstanding Natural Beauty and World Heritage sites. Permitted Development does not also provide coverage for listed buildings.

how much is a loft conversion?

With the ability to add approximately one third of your existing living space ( by converting your old, unused attic) to your home or property without having to let go of your garden, it’s quite easy to see the reason why loft conversion has rapidly grown to become one of the most popular home improvements in the UK. However some homeowners usually shy away from the idea simply by looking at the perceived high cost of carrying out such a project, despite several researches showing that loft conversions offers the best rate of return on initial investment when compared to the other home improvement projects. So exactly how much would it cost to carry out this project?

Just like several other home improvement projects, the cost of a loft conversion varies greatly depending on a wide range of influencing factors. These factors include the size of your home, how old your home is as well as the quality of the fixtures and fittings you want to install. For instance, a high end bathtub alone can cost you thousands of pounds, meanwhile you can also construct a full bathroom suite on just a couple of hundred pounds. However, to give you an idea of the minimum cost of a loft project we’ll look at the most popular types and the minimum cost of each.

✓ Internal Loft Conversion - The most affordable type of loft conversion tends to start from £25,000 and above.

✓ Dormer or L-Shaped Dormer Loft Conversion. These are the most popular types of loft conversion. Dormer price tends to start from £35,000, while the L-shaped dormer starts from £45,000.

✓ Mansard Loft Conversion - This involves replacing the entire side of a sloping roof with a vertical wall and flat roof. It requires a planning permission. The type of loft conversion usually starts from £45,000.

✓ Hip To Gable Loft Conversion - This usually starts from £50,000.

what is a dormer loft conversion?

A dormer loft conversion is a type of loft conversion that’s built making use of a roof’s existing slope. In other words, it’s an existing roof’s extension which is constructed in such a way that allows for an additional floor as well as head room especially suitable for lofts lacking good amount of usable space. The dormer loft conversion is simply an addition to the existing roof looking much like a box-like build constructed onto a pitched roof as it creates walls that are vertical to the slope while also being 90 degrees to the floor.

This type of loft conversion is the most common amongst homeowners in the UK mainly because it represents a cost effective means through which you can add an additional usable space to your home or property. The structure extends for the slope of the existing roof and can easily be altered to suit various tastes or styles. Furthermore, if you’re looking for a type of loft conversion that aids to foster reduced disruption to work, then dormer loft conversion is also your best bet. This is due to the fact that the structure is built from a scaffolding made outside a home.

There are different types of dormer loft conversion and the one which will best suit your property will depend on the property type, be it detached, semi detached or terraced as well as the existing roof shape and size. The dormer loft conversion is a popular choice for a lot of homeowners for a variety of reasons. Let’s have a look!

✓ It’s very cost effective

✓ The dormer loft conversion does not require planning permission so far it complies with certain conditions and limitations

✓ It adds an extra headspace as well as floor space.
