Loft conversion companies in Newmilns

Are you considering a loft space conversion so that you can open space in the house to avoid the necessity to move? Then use our free and simple service to compare quotations to get the top price for the work you need completed.

Loft conversions are proving to be increasingly popular in the UK. In most houses the loft accounts for unused space which will be put to better use. Converting can change the area into a bedroom, bathroom, playroom or maybe ensuite bedroom.

In actual fact there's a lot of potential to converting your loft, including the added value for your home which may be up to 20%. Loft conversions are also suggested over a house extension as the infrastructure has already been in place. In addition, you won't be taking away any garden space.

If a attic conversion would benefit the house and you're interested in more space, compare and contrast prices from reputable companies within Newmilns and get the best offer for the work you want completed.

Newmilns

Newmilns and Greenholm is a small burgh in East Ayrshire, Scotland. It has a population of 3,057 individuals (2001 census) as well as rests on the A71, around seven miles east of Kilmarnock as well as twenty-five miles southwest of Glasgow. It is situated in a valley whereby the River Irvine runs and, with the adjoining towns of Darvel and Galston, creates an area known as the Upper Irvine Valley (in your area referred to as The Valley). As the name recommends, the burgh exists in 2 parts - Newmilns to the north of the river and also Greenholm to the south. The river also separates the churches of Loudoun and also Galston, which is why the burgh, although typically described as Newmilns, has actually kept both names. Of the mills themselves, bit now remains. The last in operation was Pate's Mill, which remained on Brown Street opposite the railway station (present-day Vesuvius building). Renowned in Allan Ramsay's rhyme, "The Lass o Pate's Mill", it was knocked down in 1977 and all that currently stays becomes part of the mill's outside wall surface. The only mill structure still undamaged can be discovered at the foot of Ladeside. Now used as housing, Loudoun Mill (previously the Meal Mill/ Corn Mill of Newmilns) was in usage from 1593 until it stopped creating meal in the 1960s. In 1970, the mill wheel was eliminated as well as the lade filled out, with the only continuing to be idea of the site's previous usage being a motto, "No Mill, No Meal - JA 1914" inscribed on the outer wall.

FAQs

how much is a dormer loft conversion?

Are you considering a dormer loft conversion for your home? If yes, then you’d probably want to know how much it costs. Unfortunately, due to the several variables and influencing factors, a precise answer can not be provided for all dormer loft conversions. In this article we’ll give you a vague idea of the general cost so you can set a more realistic budget and start planning.

There are three main types of loft conversion which includes the Velux, Dormer, and Mansard. Out of the three types, the dormer happens to be the most common type and possesses a small flat roofed extension with a window. The dormer loft conversion will usually cost within the range of £25,000 to £30,000.

The price for a smaller dormer loft conversion, mid range dormer loft conversion and large scale dormer loft conversion will be at £2,000 to £7,000, £10,000 to £30,000 and £40,000 to £60,000 respectively. However, you should take note that the prices given are all based on varying influencing factors such as the type of installation that is selected, the type of the rood, en suite conversion as well as other customization. Changes in price can be as a result of the materials required and the extra time per labour that’s needed to complete this home improvement project by the tradesmen employed.

Furthermore, a dormer loft conversion average cost will also depend on the type of dormer you opt for. Here is a list of the most common applications:

✓ Blind dormer loft conversion - £3,200 to £4,400

✓ Recessed dormer - £1,300 to £1,850

✓ Barrel roof dormer - £3,000 to £4,600

✓ Gable dormer - £5,500 to £7,500

✓ Hipped roof dormer - £5,600 to £6,660

✓ Pedimented dormer - £12,700 to £23,100

✓ Flat roof dormer loft conversion - £13,800 to £21,600

do you need planning permission for a loft conversion?

Typically, loft conversions do not require planning permission except in certain situations. They’re usually covered under what’s known as Permitted Development. Certain building works like loft conversion, rear extension and conservatories are granted planning permission by local authorities. Permitted Development, however, gives you a free range to improve your home without having any issues from the councils or regulations. Before your planned loft conversion can be covered under Permitted Development, there are some certain criteria that must be met. This criteria includes the following:

✓ The extension must not go beyond the existing slope of the roof at the front of the house.

✓ The loft space converted must not go beyond 40 cubic metres in a terraced house.

✓ The roof’s height must not be increased by the extension.

✓ The loft space converted must not reach beyond 50 cubic metres in a detached or semi detached house.

✓ The plan for the extension mustn’t involve structures like balconies, verandas or anything other structures of this nature.

✓ The roof extension should be positioned as far back as possible or at least 20cm from the existing eaves.

✓ The side that faces the window openings should be at least 1.7m beyond the floor and the windows should also be obscured.

✓ The roof extension must not overhang the existing roof or wall of the house.

✓ The materials that are to be used must be similar or the same to the materials that has already been used on the house’s exterior.

However, you should bear in mind that there are some properties that are exempt from Permitted Development. Examples of these type of properties include conservation areas, Areas Of Outstanding Natural Beauty and World Heritage sites. Permitted Development does not also provide coverage for listed buildings.

how much is a loft conversion?

With the ability to add approximately one third of your existing living space ( by converting your old, unused attic) to your home or property without having to let go of your garden, it’s quite easy to see the reason why loft conversion has rapidly grown to become one of the most popular home improvements in the UK. However some homeowners usually shy away from the idea simply by looking at the perceived high cost of carrying out such a project, despite several researches showing that loft conversions offers the best rate of return on initial investment when compared to the other home improvement projects. So exactly how much would it cost to carry out this project?

Just like several other home improvement projects, the cost of a loft conversion varies greatly depending on a wide range of influencing factors. These factors include the size of your home, how old your home is as well as the quality of the fixtures and fittings you want to install. For instance, a high end bathtub alone can cost you thousands of pounds, meanwhile you can also construct a full bathroom suite on just a couple of hundred pounds. However, to give you an idea of the minimum cost of a loft project we’ll look at the most popular types and the minimum cost of each.

✓ Internal Loft Conversion - The most affordable type of loft conversion tends to start from £25,000 and above.

✓ Dormer or L-Shaped Dormer Loft Conversion. These are the most popular types of loft conversion. Dormer price tends to start from £35,000, while the L-shaped dormer starts from £45,000.

✓ Mansard Loft Conversion - This involves replacing the entire side of a sloping roof with a vertical wall and flat roof. It requires a planning permission. The type of loft conversion usually starts from £45,000.

✓ Hip To Gable Loft Conversion - This usually starts from £50,000.

how long does a loft conversion take?

If you’re about to carry out a loft conversion project, you’d probably be wondering how long it’ll take to complete the task. Well, you’re not alone! This is one of the most common questions when it comes to loft conversion projects, however, providing a set timeframe for completion of such projects is impossible as all loft conversions vary. There are different factors that can determine the duration of your project. These factors include, the materials to be used, the type of the proposed loft conversion, the kind of staircase you’ll like to have installed, the number of windows included, the number of rooms to be added as well as a number of other influencing factors. As a result of these variables, the milestones and timings provided are only to be taken as guidelines. If you’d really like to have a set date, you can get in touch with a professional for help.

Generally, it’ll take up to 8 weeks to complete a loft conversion project.

✓ The first week activities will include putting up scaffolding, receiving the first materials for the build and creating an opening in the roof to gain access to the loft space.

✓ In the second week, the structure of the roof will be ammended and more support added.

✓ Third week, the floor joists will be fitted, building of the loft conversion will start, completion of the external roof works and commencement of plumbing and electric works.

✓ Fourth week, complete the building, construct the loft floor, fit the roof windows, insulation, ventilation and internal stud walls.

✓ Fifth week, apply plaster and plasterboard to the room walls, create a staircase opening and fit the new staircase.

✓ Sixth week, plaster the staircase area, complete plumbing and electrical works, hang the doors, fit skirting, handrails and bannisters and start decoration.

✓ Seventh week, complete the decoration and clean and wipe out all wastes.

✓ Eight week, complete all the remaining tasks.
