Loft conversions are proving to be increasingly popular in the UK. In most homes the loft accounts for unused space which will be put to better use. Converting can change the space into a bedroom, bathroom, playroom or maybe ensuite bedroom.

In actual fact there's plenty of potential to transforming your loft, including the extra value for your house which can be as much as 20%. Loft conversions are also encouraged over a property extension since the infrastructure has already been in place. Additionally, you won't be taking away any garden space.

If the loft conversion would benefit the house and you're interested in more space, compare and contrast quotes from trustworthy companies within Ardrossan and get the best offer for the work you want completed.

Ardrossan

Ardrossan is a town located on the North Ayrshire coast in south-western Scotland. Based on the 2001 Census, the town has a permanent population of approx 10952. In recent years, Ardrossan has become an affluent commuter town. The town boasts efficient and frequent rail, bus, road and ferry links. Since 2006, Ardrossan has been part of a regeneration area, overseen by the Irvine Bay Regeneration Company. Its vision for Ardrossan is as a gateway to Arran and as a good place to live and unwind close to the sea inside a regenerated town centre serving the current and incoming neighbourhood. It has started to be accomplished via renewal of the town centre, which contains a run-down office in Princes Street which has been renovated into two modern shops. The former Jack Miller's Hotel building at 78 Princes Street was refurbished during the autumn of 2010, and has been home to numerous companies. This includes an art gallery and artists' studio space referred to as Phoenix, and also a graphic design studio. The old pumphouse has been altered into an Italian restaurant. Ardrossan is also home to some architecturally famous buildings, for instance Barony St. John's Church and St. Peter-in-Chains Roman Catholic Church. St Peter's is a more contemporary building in an all-brick, Swedish style, dating from the middle of the 19th century. Both buildings are situated on the South Crescent, which overlooks South Beach and Irvine Bay. The crescent is lined by large sized villas dating back to the 19th century, many of which have been converted into multiple residences. For all of your property upgrades, ensure that you utilise trusted specialists in Ardrossan to ensure that you get the top quality.

FAQs

how much value does a loft conversion add?

When its impossible to build out and create more space sideways, why can’t you look upwards? As more and more homeowners in the UK are carrying out their loft conversion project, one question that keeps popping up is the amount of value the loft conversion can add to their homes. However, this is a question that is impossible to provide a single and precise answer to. This is because the value that’ll be generated by a loft conversion is largely dependent on a wide range of influencing factors. To give you a vague idea of the loft conversion value to a property, we’ve put forward a research carried out by industry experts so you can know what you’re in for.

Nationwide carried out a research which shows clearly that a loft conversion including an additional bedroom as part of the building plan will increase a house’s value by up to 21 percent. Since the number of rooms a house has is one of the main metrics for house valuations, loft conversion comes in pretty handy as it’s a great and easy way to convert your house from a 4 bedroom house to a 5 bedroom house prior to sale.

Apart from the financial value aspect, loft conversion also adds more value to your lifestyle which is very unlike nearly other financial investments you can make. More space in your house automatically means more storage or a new room as you wish. A new room can be for a growing family or probably to serve as a guest room. It can also be used as a study space or even an office especially with the rapidly growing rate of people working from home. With loft conversion, the possibilities in terms of value are simply endless!

how disruptive is a loft conversion?

Asides the questions relating to planning permission of a loft conversion as well as the total cost of completing a loft conversion project, this is perhaps the most common question on the loft conversion subject matter. Before making an investment decision, many homeowners will want to know just how disruptive a loft conversion is. Well, we’ve all heard the several horror stories when loft conversion builder with dirty boots tramples all over the fresh and just-acquired shag pile or the noise of the construction loud enough to annoy neighbours from four blocks away or an obvious shortage of teabags, sugar and lots more. Good news is, the disruption of loft conversion is not as bad as people make out. Let’s have a look at how it works!

Just like all other major building projects, a loft conversion is disruptive to your property. However, no two loft conversions are the same, therefore some are certain to be more drastic and invasive than others. In the long run, the project is worth the stress and inconveniences caused and in most cases, it’s usually a very good investment.

Normally, an average loft conversion is expected to last for about 9 to 12 weeks (depending on the complexity of the loft conversion project some might take longer). Some of the factors that affects the duration of a project includes the type of the loft, the design of the loft as well as the style of the property.

Generally, a loft conversion is a lot less disruptive than say completely moving a home. It all has to do with how you’re able to deal with it as a person. And besides, the effect it’s going to have to a large extent depends on the company you hire. A good company will always look to ensure to keep disruptions to a minimal when carrying out the loft conversion project.

do you need planning permission for a loft conversion?

Typically, loft conversions do not require planning permission except in certain situations. They’re usually covered under what’s known as Permitted Development. Certain building works like loft conversion, rear extension and conservatories are granted planning permission by local authorities. Permitted Development, however, gives you a free range to improve your home without having any issues from the councils or regulations. Before your planned loft conversion can be covered under Permitted Development, there are some certain criteria that must be met. This criteria includes the following:

✓ The extension must not go beyond the existing slope of the roof at the front of the house.

✓ The loft space converted must not go beyond 40 cubic metres in a terraced house.

✓ The roof’s height must not be increased by the extension.

✓ The loft space converted must not reach beyond 50 cubic metres in a detached or semi detached house.

✓ The plan for the extension mustn’t involve structures like balconies, verandas or anything other structures of this nature.

✓ The roof extension should be positioned as far back as possible or at least 20cm from the existing eaves.

✓ The side that faces the window openings should be at least 1.7m beyond the floor and the windows should also be obscured.

✓ The roof extension must not overhang the existing roof or wall of the house.

✓ The materials that are to be used must be similar or the same to the materials that has already been used on the house’s exterior.

However, you should bear in mind that there are some properties that are exempt from Permitted Development. Examples of these type of properties include conservation areas, Areas Of Outstanding Natural Beauty and World Heritage sites. Permitted Development does not also provide coverage for listed buildings.

an every house have a loft conversion?

If you’re having issues with the amount of space in your home and need an extra space without affecting your garden, loft conversion comes to mind. Not only is it a great solution to creating more living space within a home, but it’s also one of the most budget-friendly solutions you can count on to expand your space by thinking upwards rather than sideways. So if you’re thinking about converting your loft, one thing that almost immediately comes to mind is whether or not your house is suitable for loft conversion.

To answer the question of whether every house can have a loft conversion is a very simple one. Generally, not every house is suitable for loft conversion. This is due to the fact that each and every loft space - from the stairways below and floors to the rafters and the roof up above, is unique. Therefore, the best way to really figure out whether or not a house’s loft offers the potential for conversion is to get in touch with a loft specialist.

So what can make a house not suitable for a loft conversion? Let’s take a closer look!

✓ A house will not be suitable for a loft conversion if the height of the ceiling happens to be too low and it’ll not be possible to have it raised.

✓ If you do not own own the freehold to the loft space, you won’t be able to convert the loft. Surprisingly, this happens to be a common issue in London.

✓ You will not be able to convert your loft if you reside in a conservation area or in a listed building. But you can identify a design solution that’ll still comply with the conservation rules and keep planners happy.
