Honiton

Honiton is a market town and civil parish in East Devon. It is positioned near to the River Otter, and is roughly 17 miles (27 kilometres) north east of Exeter in the county of Devon. Honiton is at the junction of the A35, the A30 and the A373 roads. Honiton railway station is on the West of England Main Line that runs from London Waterloo to Exeter. Honiton has a population approximated at 11822. The town grew along the line of the Fosse Way, the ancient Roman roadway connecting Exeter to Lincoln, on which it was a significant stopping point. The place is specified in the Domesday Book of 1086 as Honetone, meaning 'Huna's tun' or 'farm'. It came to be an important market town, known for its lace making that was introduced by Flemish immigrants in the Elizabethan era. In the 17th century, thousands of people produced lace by hand in their homes, and later in the 19th century, Queen Victoria had her wedding dress crafted from Honiton lace, though the dress itself was made in the fishing village of Beer. The town also ended up being known for its pottery. Honiton is host to the annual Honiton Agricultural Show, a traditional celebration going back to 1890. The Hot Pennies ceremony happens every year on the first Tuesday after 19 July in the High Street of the town, and go back to the reign of King Stephen. The ceremony has its roots in the practice of the landed gentry enjoying tossing hot pennies from windows to local peasants, a seemingly kind gesture resulting in burns. The custom also had the function of encouraging people to travel to the town from the surrounding region to participate in a subsequent fair. For all your home improvements, make certain to find trusted contractors in Honiton to make certain of quality.

FAQs

how much does a garage conversion cost?

Are you looking to create some more space in your home with your garage being almost dispensable? If yes, then considering a garage conversion project may be the way to go. Unlike many other extension options, garage conversion does not take up an additional space as it only changes the current structure of the garage. As a result, the cost of completing a garage conversion project can be relatively attractive when compared to other space creating alternatives. So exactly how much would a garage conversion project cost? Well, there’s no precise answer for this as several influencing factors come to play. However, in this guide we’ll give you a rough idea of the average costs that you’re likely going to encounter. Some of the factors that can influence your budget dramatically includes the following:

• The size of the conversion. The larger the size of the garage per square feet, the more cost you’ll have to expend.

• The type of your property - listed buildings are usually more expensive.

• Your location in the UK. If you stay in London where there’s a higher demand, you’ll most likely pay more.

• You’re likely to pay more if a specialist knowledge is required.

• The amount of glazing to be installed

• Quality of the materials to be incorporated.

• Quality of the professional to carry out the installation service.

On average, when it comes to garage conversion projects, you’re likely to pay the following depending on the per square metre given:

• A single garage of about 15 square metre will cost within the range of £6,000 to £15,000.

• A double garage of about 30 square metre will cost within the range of £12,000 to £30,000.

do you need an architect for a garage conversion?
Have you decided to convert that under-utilized space ( garage) in your home to a more habitable space where you can do anything asides general storage or parking a car? If yes, then you’d probably want to know where to start or if you’d require an architect to get started. Well, you’re not alone! This is one of the most frequently asked questions when it comes to garage conversions and reasonably so. Talking about where to get started, when it comes to home improvement projects the first step to take is determining whether or not you’d require a planning permission or if your proposed garage conversion is covered under permitted development rights. Once you’ve been able to conclude on that, the next step is deciding whether you’re going to complete the project yourself, hire the services of tradesmen or employing a builder. And this ultimately brings us to the question of whether you’ll need an architect for a garage conversion. To get started, it’s highly recommended that you employ the services of a professional architect or an architectural technologist to assist in designing your garage conversion. However, most garage conversion projects are straightforward with no complex changes to be made so far you wish to avoid applying for a planning permission and staying within the set guidelines of the permitted development rights. In such events, if you’re properly trained and well experienced in the field, then it may be cost effective to design your garage conversion by yourself. It should, however, be noted that it all depends on your personal preferences and budget. If you’re on tight budget and don’t mind a straightforward design, you can save cost by not hiring an architect.
Will the company deal with the building control application?

Most companies will make the building control application on your behalf and ensure that all the work is completed to the right standards. When a building inspector has inspected it, you’ll get a certificate. It usually takes around 6-8 weeks after completion to come.

how long does a garage conversion take?

Garage conversion is a great way to add extra usable space to your home without having to extend your property. A fun fact is that, in the UK if you have your car parked in the garage, you’re in the minority. According to a research carried out by Admiral Loans, just about 33 percent of home owners in the UK store their cars in the garage. For most people the garage is literally a dumping ground that’s never fully utilized as such. In recent times, the garage is now being used to store a variety of other stuffs asides a car which includes garden furniture, tools and appliances, utilities such as washing machine, fridge and freezer as well as food and groceries. These facts show that more and more people are underutilizing their garage when they may actually be in need of more usable space in their property. So why not put into consideration converting the garage into a new space that would be able to serve more purpose?

If you’ve decided to convert your garage, you’d probably want to know the how long the project will take. There are a wide range of factors that can determine the duration of a garage conversion project. These factors include:

• If the foundation needs reinforcing

• If the floors, walls, or roofs are in a bad condition.

• If the ceiling height needs some raising

• If the insulation required in newer builds.

All aforementioned factors will make the garage conversion project take longer than expected. However, in normal situations garage conversions are relatively quick to complete once you start the building works. A single-car conversion will usually take about 3 to 4 weeks to complete depending on the existing garage’s structure.
