Planning Permission in Erskine

Planning permission is a system where local authorities can agree to building works by giving permission for the planned work. Garage conversions will usually not need planning permission, as long as the work is internal and you do not intend to enlarge the structure of your home. Garage conversions tend to be covered under permitted development rights, which cover a variety of home improvement work. However, these rights have been removed in certain areas by councils, especially in new builds, so it's always worth checking with your local authority. If you are preparing to undertake a garage conversion on a listed building or are in a conservation area, you will need planning permission. Furthermore, if the walls of your garage are shared walls with a neighbouring property, you will require a Party Wall Agreement. You are required to adhere to all building regulations corresponding to your garage conversion whether or not you need planning permission. These building regulations cover aspects of the conversion including insulation, escape routes, fire proofing and ventilation, so it is usually a good idea to utilise an architect to draft technical drawings and to approve designs in order to ensure compliance with these regulations. You will likely still need to submit plans detailing the change of use of the garage to your local authority. If planning permission is considered from the start of the project, it is far less likely that there will be any trouble further down the road. The vast majority of planning permission applications in England are approved.

Erskine

Erskine is a town in the council area of and county of Renfrewshire. It is situated in the West Central Lowlands of Scotland, lying on the southern bank of the River Clyde. The town is most often identified for the Erskine bridge, which is the furthest west crossing point on the river, where it soon broadens to come to be the Firth of Clyde estuary. Being in the west of the Greater Glasgow conurbation, the town borders Bishopton and Renfrew, Inchinnan, Paisley and Glasgow International Airport. Therefore, it has become predominantly a commuter town. According to the 2011 Census, the town boasts a permanent population of around 15347, illustrating its extensive expansion from being a modest village settlement. The town's progression into exactly what it is today started from the middle of the 20th century when the Renfrewshire County Council proposed its 'New Community' scheme, which saw the population raise to 3000 locals. The construction of a mixture of privately owned and rented accommodation in 1971 helped the population to grow to 10000. Even with most of the residents being commuters, retail has a considerable role to play in the economy. The town's Bridgewater complex offers a wide assortment of independent and commercial chain stores, eateries, fast food outlets, a butchers and an opticians, to name but a few. A number of other more compact retail areas can also be located in the town. Accessible to residents are also numerous leisure and sports activities. There are 2 private golf courses and a play centre for children, as well as various playing fields and a sports centre. In 2014, it was rated among the most appealing postal code regions to live in Scotland.
