Are you thinking about a loft space conversion in order to open up space in your home and avoid the need to move? Then make use of our no cost and simple service to compare quotations and find the best cost for the work you wish carried out.

Loft conversions are proving to become more and more popular in the UK. In most households the loft space accounts for unused space which would be put to better use. Converting can turn the space into a bedroom, bathroom, playroom or even ensuite bedroom.

In actual fact there's plenty of potential to converting your attic, such as the extra value for the home which can be as much as 20%. Loft conversions are also suggested over a household extension for the reason that infrastructure has already been in place. In addition, you won't be taking away any garden space.

If the attic conversion would benefit the home and you're seeking extra space, check quotes from reputable companies in Rainham and get the best deal for the work you wish completed.

Rainham

Rainham is a part of the Medway Towns urban sprawl its population frequently included under Gillingham in the unitary authority of Medway, in South East England, and also part of the ceremonial area of Kent. Historically, Rainham was a separate village up until, in 1928, it was added to the Municipal District of Gillingham, which was originally produced in 1903 as well as was grouped into the latter's built-up area in analysis of the 2011 census by the Office for National Statistics. It became part of the Medway authority when Gillingham was included with the various other towns to create Medway Unitary Authority in 1998. It has its own leisure as well as retail center and unlike Gillingham has a typical area broadly to the south and which considering that the late 20th century is greatly residential housing. Rainham was originally a direct settlement along the main road. The population in 1801 was 422; 2 centuries later it is more than 6 thousand. Part of the reason for this massive growth can be attributed to the train. When the railway was available in 1858 it brought a nearly prompt rise in the dimension of the village; when the Chatham Main Line was electrified in 1959, just like all the places served by it, town development began again. One of the outcomes was the structure of Parkwood estate.

FAQs

How long will a loft conversion take?

It depends on the style and size of the conversion, but in general, a loft conversion will take between 1-2 months. A loft conversion is a substantial building project, and plans will need to be drawn up. This may add to the time it takes to complete your loft conversion.

do you need planning permission for a loft conversion?

Typically, loft conversions do not require planning permission except in certain situations. They’re usually covered under what’s known as Permitted Development. Certain building works like loft conversion, rear extension and conservatories are granted planning permission by local authorities. Permitted Development, however, gives you a free range to improve your home without having any issues from the councils or regulations. Before your planned loft conversion can be covered under Permitted Development, there are some certain criteria that must be met. This criteria includes the following:

✓ The extension must not go beyond the existing slope of the roof at the front of the house.

✓ The loft space converted must not go beyond 40 cubic metres in a terraced house.

✓ The roof’s height must not be increased by the extension.

✓ The loft space converted must not reach beyond 50 cubic metres in a detached or semi detached house.

✓ The plan for the extension mustn’t involve structures like balconies, verandas or anything other structures of this nature.

✓ The roof extension should be positioned as far back as possible or at least 20cm from the existing eaves.

✓ The side that faces the window openings should be at least 1.7m beyond the floor and the windows should also be obscured.

✓ The roof extension must not overhang the existing roof or wall of the house.

✓ The materials that are to be used must be similar or the same to the materials that has already been used on the house’s exterior.

However, you should bear in mind that there are some properties that are exempt from Permitted Development. Examples of these type of properties include conservation areas, Areas Of Outstanding Natural Beauty and World Heritage sites. Permitted Development does not also provide coverage for listed buildings.

what is a dormer loft conversion?

A dormer loft conversion is a type of loft conversion that’s built making use of a roof’s existing slope. In other words, it’s an existing roof’s extension which is constructed in such a way that allows for an additional floor as well as head room especially suitable for lofts lacking good amount of usable space. The dormer loft conversion is simply an addition to the existing roof looking much like a box-like build constructed onto a pitched roof as it creates walls that are vertical to the slope while also being 90 degrees to the floor.

This type of loft conversion is the most common amongst homeowners in the UK mainly because it represents a cost effective means through which you can add an additional usable space to your home or property. The structure extends for the slope of the existing roof and can easily be altered to suit various tastes or styles. Furthermore, if you’re looking for a type of loft conversion that aids to foster reduced disruption to work, then dormer loft conversion is also your best bet. This is due to the fact that the structure is built from a scaffolding made outside a home.

There are different types of dormer loft conversion and the one which will best suit your property will depend on the property type, be it detached, semi detached or terraced as well as the existing roof shape and size. The dormer loft conversion is a popular choice for a lot of homeowners for a variety of reasons. Let’s have a look!

✓ It’s very cost effective

✓ The dormer loft conversion does not require planning permission so far it complies with certain conditions and limitations

✓ It adds an extra headspace as well as floor space.

how long does a loft conversion take?

If you’re about to carry out a loft conversion project, you’d probably be wondering how long it’ll take to complete the task. Well, you’re not alone! This is one of the most common questions when it comes to loft conversion projects, however, providing a set timeframe for completion of such projects is impossible as all loft conversions vary. There are different factors that can determine the duration of your project. These factors include, the materials to be used, the type of the proposed loft conversion, the kind of staircase you’ll like to have installed, the number of windows included, the number of rooms to be added as well as a number of other influencing factors. As a result of these variables, the milestones and timings provided are only to be taken as guidelines. If you’d really like to have a set date, you can get in touch with a professional for help.

Generally, it’ll take up to 8 weeks to complete a loft conversion project.

✓ The first week activities will include putting up scaffolding, receiving the first materials for the build and creating an opening in the roof to gain access to the loft space.

✓ In the second week, the structure of the roof will be ammended and more support added.

✓ Third week, the floor joists will be fitted, building of the loft conversion will start, completion of the external roof works and commencement of plumbing and electric works.

✓ Fourth week, complete the building, construct the loft floor, fit the roof windows, insulation, ventilation and internal stud walls.

✓ Fifth week, apply plaster and plasterboard to the room walls, create a staircase opening and fit the new staircase.

✓ Sixth week, plaster the staircase area, complete plumbing and electrical works, hang the doors, fit skirting, handrails and bannisters and start decoration.

✓ Seventh week, complete the decoration and clean and wipe out all wastes.

✓ Eight week, complete all the remaining tasks.
