Barking and Dagenham

The London Borough of Barking and Dagenham is a London borough in East London, England. It lies about 9 miles (14.4 km) east of Central London. The borough was formed in 1965 by the London Government Act 1963 as the London Borough of Barking. The constituent areas were practically all of the Municipal Borough of Barking plus the greater part of the Municipal Borough of Dagenham, the former area of which was transferred to Greater London from Essex. It is an Outer London borough and the south is inside the London Riverside portion of the Thames Gateway, which is an location designated as a national priority for urban regeneration. It covers a total area of 13.93 square miles.

In line with the 2011 census, the area has a population of around 198294, the majority of which reside within the Becontree estate. Significant settlement of the area, largely escaping slum conditions inside the East End of London, occurred during the period when the new motor and chemical industries, like the Ford Motor Company plant at Dagenham were set up. Since the decline of these industries in the 1980s, employment has shifted much more towards service sector jobs.

Much of the borough is inside the London Riverside section of the Thames Gateway zone and it's the site of considerable house building and other development. Barking and Dagenham was one of six London boroughs to host the 2012 Summer Olympics.

FAQs

how disruptive is a loft conversion?

Asides the questions relating to planning permission of a loft conversion as well as the total cost of completing a loft conversion project, this is perhaps the most common question on the loft conversion subject matter. Before making an investment decision, many homeowners will want to know just how disruptive a loft conversion is. Well, we’ve all heard the several horror stories when loft conversion builder with dirty boots tramples all over the fresh and just-acquired shag pile or the noise of the construction loud enough to annoy neighbours from four blocks away or an obvious shortage of teabags, sugar and lots more. Good news is, the disruption of loft conversion is not as bad as people make out. Let’s have a look at how it works!

Just like all other major building projects, a loft conversion is disruptive to your property. However, no two loft conversions are the same, therefore some are certain to be more drastic and invasive than others. In the long run, the project is worth the stress and inconveniences caused and in most cases, it’s usually a very good investment.

Normally, an average loft conversion is expected to last for about 9 to 12 weeks (depending on the complexity of the loft conversion project some might take longer). Some of the factors that affects the duration of a project includes the type of the loft, the design of the loft as well as the style of the property.

Generally, a loft conversion is a lot less disruptive than say completely moving a home. It all has to do with how you’re able to deal with it as a person. And besides, the effect it’s going to have to a large extent depends on the company you hire. A good company will always look to ensure to keep disruptions to a minimal when carrying out the loft conversion project.

what is a hip to gable loft conversion?

This is a type of loft conversion that extends your roof on the sloping side. It is a great option to go for especially where a hipped roof effectively makes the usable floor area a lot smaller which can be a tricky affair when it comes to putting in a new staircase. Here, the roof is extended from the current ridge in such a way that it effectively fills the gap between them. As a result, this turns the hip (in a hipped roof) into a gable to create space in your roof for a loft conversion - hence the name “hip to gable.

The new gable can be done in whatever way that suits both your taste as well as your property. You can make the new gable construction in woods and then tiled to match your existing roof while you can also go for other options such as brick block pebbledash or rendering. You are also free to fit in a new window into the loft conversion end so as to allow for natural light into the loft space.

A hip to gable loft conversion is mostly found on both semi detached and end terrace buildings, particularly those constructed in the 1930s. Overall, this type of loft conversion is particularly ideal for homes that features a hipped roof and with a sloping roof at the side of the property. Some detached properties can also possess a hipped roof on the side - and as such, a double hip to gable loft conversion can also be deal as it’ll create more loft space for usage. If your home fits into the bill, then you should be aware that once the project is completed, you’ll have plenty of usable space available to both you and your loved ones.

Will I need planning permission to convert my loft?

Planning permission is not normally needed for a loft conversion as they are covered by permitted development rights. A conversion company will tell you if you do and help you with this. For more information, see our article about planning permission.

an every house have a loft conversion?

If you’re having issues with the amount of space in your home and need an extra space without affecting your garden, loft conversion comes to mind. Not only is it a great solution to creating more living space within a home, but it’s also one of the most budget-friendly solutions you can count on to expand your space by thinking upwards rather than sideways. So if you’re thinking about converting your loft, one thing that almost immediately comes to mind is whether or not your house is suitable for loft conversion.

To answer the question of whether every house can have a loft conversion is a very simple one. Generally, not every house is suitable for loft conversion. This is due to the fact that each and every loft space - from the stairways below and floors to the rafters and the roof up above, is unique. Therefore, the best way to really figure out whether or not a house’s loft offers the potential for conversion is to get in touch with a loft specialist.

So what can make a house not suitable for a loft conversion? Let’s take a closer look!

✓ A house will not be suitable for a loft conversion if the height of the ceiling happens to be too low and it’ll not be possible to have it raised.

✓ If you do not own own the freehold to the loft space, you won’t be able to convert the loft. Surprisingly, this happens to be a common issue in London.

✓ You will not be able to convert your loft if you reside in a conservation area or in a listed building. But you can identify a design solution that’ll still comply with the conservation rules and keep planners happy.
