Bewdley

Bewdley is a tiny riverside town and civil parish in the Wyre Forest District of Worcestershire on the Shropshire border in England, along the Severn Valley 3 miles (4.8 km) west of Kidderminster and 22 miles (35 km) southwest of Birmingham. [1] It lies on the River Severn, at the gateway of the Wyre Forest national nature reserve, and also at the time of the 2011 census had a population of 9,470. Bewdley is a popular visitor destination as well as is known for the Bewdley Bridge made by Thomas Telford. The main part of Bewdley town is positioned on the western bank of the River Severn, including the major road-- Load Street-- whose name derives from lode, an old word for ferry. Load Street is noteworthy for its width: this is because it once also functioned as the town's market area. A lot of Bewdley's stores and features are situated along Load Street, at the top of which exists St Anne's Church, built in between 1745 as well as 1748 by Doctor Thomas Woodward of Chipping Campden. Past the church, High Street leads off to the south towards Stourport along the B4194, a roadway recognized in your area as "the switchback" because of its several wavinesses. Unlike in several English towns, High Street is so called not because of its relevance, however because of its geographical setting 'high' above the river. On the other side of the church, Welch Gate (so called since it when included a tollgate on the road towards Wales) climbs steeply approximately the west, while Dowles Road, an extension of the B4194 leads northwest to Dowles and in the direction of the Wyre Forest. To the northeast of the town is the woody hilltop of Wassel Wood in Trimpley, the southerly terminus of Shatterford Hill. In the location between Stourport and Bewdley there are numerous big lodge, amongst which Witley Court, Astley Hall and also Pool House are particularly considerable.

FAQs

do i need planning permission for a garage conversion?

Are you thinking about converting your garage into a new space? Be it a new bedroom, gym, library or playroom, one thing you’ll have to consider before getting started is whether or not you’re going to require a planning permission. Unlike extensions that needs additional space, garage conversion is all about changing the existing structure of a space that’s already available to you - your garage. As a result, these projects are mostly covered by a planning policy that’s a bit different.

For a garage conversion, it’s very unlikely that you’ll need a planning permission. As a matter of fact, only 10 percent of garage conversions has been estimated to need a full planning permission, with the others coming under the permitted development rights. The permitted development rights, however, only provides coverage for home improvements that’s internal which implies that so far you’re not trying to enlarge your garage, you’ll not require a planning permission. But if otherwise, you’ll have to submit an application before commencing your project.

If you’re looking to comply with the permitted development rights, then your project must comply with some specific guidelines. These rules include the following:

• The work should be internal. No plans to enlarge or extend the existing garage.

• You should make sure that the materials used in carrying out the garage conversion is the same with the materials used in building the existing house.

• The building should not be extended.

You may, however, require a planning permission if you’re going to change a detached garage into a living space which could be a bedroom, small annexe or a living room.

Some houses excluded from the permitted development rights include flats, listed buildings, some new developments and most homes in a conservation area.

what is a garage conversion?

What is your garage being used for? If your answer is anything besides your vehicle, you’re in the majority in the UK. In the country, according to a research by Admiralty Loans, several home and property owners now use their garage as dumping ground for all sorts of stuffs asides a car. Ultimately, this gives rise to garage conversions as the more or less underutilized space can be converted into a living space which can be more beneficial while also adding more value to the property.

A garage conversion is a fast and relatively affordable route to adding more floor space within your home. It’s basically the act of changing your garage into something other than a storage or a place in which you can park your car. This can be anything from a bedroom to a playroom and anything in between. It’s a great way to provide extra space to allow your family to spread out and have more privacy while still within the walls of your home.

A garage conversion project is a huge one which mostly does not require a planning application so far the conversion is internal. However if you’re planning to increase the garage’s size or change the exterior of your home, or convert your garage into a separate room, then you may require a planning permission before getting started. It’s always wise to consult your local authority before carrying out any work to be on the safer side.

A project of garage conversion’s magnitude is better left to a reliable professional who have the experience when it comes to dealing with building regulations and more. This way, you’d also get to save yourself some headaches and some extra cash which may result from possible costly errors.

how long does a garage conversion take?

Garage conversion is a great way to add extra usable space to your home without having to extend your property. A fun fact is that, in the UK if you have your car parked in the garage, you’re in the minority. According to a research carried out by Admiral Loans, just about 33 percent of home owners in the UK store their cars in the garage. For most people the garage is literally a dumping ground that’s never fully utilized as such. In recent times, the garage is now being used to store a variety of other stuffs asides a car which includes garden furniture, tools and appliances, utilities such as washing machine, fridge and freezer as well as food and groceries. These facts show that more and more people are underutilizing their garage when they may actually be in need of more usable space in their property. So why not put into consideration converting the garage into a new space that would be able to serve more purpose?

If you’ve decided to convert your garage, you’d probably want to know the how long the project will take. There are a wide range of factors that can determine the duration of a garage conversion project. These factors include:

• If the foundation needs reinforcing

• If the floors, walls, or roofs are in a bad condition.

• If the ceiling height needs some raising

• If the insulation required in newer builds.

All aforementioned factors will make the garage conversion project take longer than expected. However, in normal situations garage conversions are relatively quick to complete once you start the building works. A single-car conversion will usually take about 3 to 4 weeks to complete depending on the existing garage’s structure.

how much does a garage conversion cost?

Are you looking to create some more space in your home with your garage being almost dispensable? If yes, then considering a garage conversion project may be the way to go. Unlike many other extension options, garage conversion does not take up an additional space as it only changes the current structure of the garage. As a result, the cost of completing a garage conversion project can be relatively attractive when compared to other space creating alternatives. So exactly how much would a garage conversion project cost? Well, there’s no precise answer for this as several influencing factors come to play. However, in this guide we’ll give you a rough idea of the average costs that you’re likely going to encounter. Some of the factors that can influence your budget dramatically includes the following:

• The size of the conversion. The larger the size of the garage per square feet, the more cost you’ll have to expend.

• The type of your property - listed buildings are usually more expensive.

• Your location in the UK. If you stay in London where there’s a higher demand, you’ll most likely pay more.

• You’re likely to pay more if a specialist knowledge is required.

• The amount of glazing to be installed

• Quality of the materials to be incorporated.

• Quality of the professional to carry out the installation service.

On average, when it comes to garage conversion projects, you’re likely to pay the following depending on the per square metre given:

• A single garage of about 15 square metre will cost within the range of £6,000 to £15,000.

• A double garage of about 30 square metre will cost within the range of £12,000 to £30,000.
