Garage alteration specialists in Ashbourne

For those who have an rarely used garage area, why not consider a conversion in Ashbourne to make the most from your property. Compare and contrast around four totally free quotes with this service to get the ideal price for a conversion.

One of the main benefits with a garage conversion is that the space can be changed quickly for the extra room you will need, regardless of whether it's for a growing family or just to add to the price of your home.

A garage conversion suggests you won't have to relocate for extra space, which will save you thousands of pounds on solicitor charges, estate agent payments and stamp duty. And the extra room can be converted into whatever you need, no matter if it's an expansion to the living area or kitchen, or even a separate room completely.

With the infrastructure already in position it's evident that a garage conversion will be cheaper than building an extension also, and won't eat valuable space in your garden. With the outside not likely to change as well, it's a good way to bypass restrictions for conservation areas and listed buildings.

If you're thinking about transforming your garage, review quotes from companies within Ashbourne working with our quick and simple service to get the best offer available.

Ashbourne

Ashbourne is a market town within the Derbyshire Dales in England. As a result of its proximity to the southern edge of the Peak District and being the closest town to the well known area of Dovedale, the town is called both the 'Gateway to Dovedale' and the 'Gateway to the Peak District'. Due to this tourism has constantly been important to the town's economy. As outlined by the 2011 Census, the town has a permanent population of about 8377 people. It includes many historical buildings and numerous independent shops and is well-known for its historic annual Shrovetide football match. The cobbled market place hosts a traditional outside market every Thursday and Saturday all through the year, complementing the wide selection of individual shops in the town. Even though its market heritage is significant, Ashbourne's market was under threat of closure from Derbyshire County Council in November 2012. Residents of Ashbourne have stood against any such moves by the council and began an online petition. Ashbourne became the 97th Fairtrade Town in March 2005 after a lot of local companies, cafes, shops and community organisations began supporting Fairtrade. Ashbourne features a big variety of public houses for a very small town centre. At the moment, there are ten pubs open, together with two social clubs. The renowned and rare 'gallows' sign across St John's Street is still focal meeting point in the town. Local historians have noted that nearly 1 in 4 buildings inside the town have at one time or another been an alehouse, pub or inn or underwent renovations on the site of such an establishment. For all of your house improvement work, be sure that you use vetted professionals in Ashbourne to ensure that you get the top quality service.

FAQs

how much value does a garage conversion add?

It’s a fact that a garage conversion can go a long way to add a resale value to a home or property. Therefore, in the event whereby your home already has parking facilities in place you can put into consideration converting your garage into a habitable space which will add to the sales price of the house by adding an extra room or increasing the floor space. So exactly how much does a garage conversion add to your home’s resale value?

Garage conversions can be seen as a cost effective means of adding more space to your house. However, not only does it add space, but can also add up to 20 percent to the value of your home. It’s also a way of adding an extra living space to your home that’s not under strict planning complication unlike the alternatives. Generally, if your garage happens to be connected to your house, the cost of converting it to another room should between £10,000 to £20,000. As a home owner, converting your garage into an extra room can help increase the value of your home by up to £45,000. And if you’re to comply with the set rules under permitted development rights, you may not even require to submit a planning application.

In the event whereby your garage is detached from your house or perhaps you live in a flat ( or maisonette) or a listed building , you’ll need to apply to the local authority before commencing your project. It’s always wise to check if there aren’t any planning conditions attached to your home or property.

do i need planning permission for a garage conversion?

Are you thinking about converting your garage into a new space? Be it a new bedroom, gym, library or playroom, one thing you’ll have to consider before getting started is whether or not you’re going to require a planning permission. Unlike extensions that needs additional space, garage conversion is all about changing the existing structure of a space that’s already available to you - your garage. As a result, these projects are mostly covered by a planning policy that’s a bit different.

For a garage conversion, it’s very unlikely that you’ll need a planning permission. As a matter of fact, only 10 percent of garage conversions has been estimated to need a full planning permission, with the others coming under the permitted development rights. The permitted development rights, however, only provides coverage for home improvements that’s internal which implies that so far you’re not trying to enlarge your garage, you’ll not require a planning permission. But if otherwise, you’ll have to submit an application before commencing your project.

If you’re looking to comply with the permitted development rights, then your project must comply with some specific guidelines. These rules include the following:

• The work should be internal. No plans to enlarge or extend the existing garage.

• You should make sure that the materials used in carrying out the garage conversion is the same with the materials used in building the existing house.

• The building should not be extended.

You may, however, require a planning permission if you’re going to change a detached garage into a living space which could be a bedroom, small annexe or a living room.

Some houses excluded from the permitted development rights include flats, listed buildings, some new developments and most homes in a conservation area.

Will my garage conversion cause disruption to the rest of the house?

It shouldn’t do. Most companies will do all the interior work first, and the last job to do will be creating the opening from the house to the conversion. A reputable company will make sure they cause as little disruption as possible during this time.

how long does a garage conversion take?

Garage conversion is a great way to add extra usable space to your home without having to extend your property. A fun fact is that, in the UK if you have your car parked in the garage, you’re in the minority. According to a research carried out by Admiral Loans, just about 33 percent of home owners in the UK store their cars in the garage. For most people the garage is literally a dumping ground that’s never fully utilized as such. In recent times, the garage is now being used to store a variety of other stuffs asides a car which includes garden furniture, tools and appliances, utilities such as washing machine, fridge and freezer as well as food and groceries. These facts show that more and more people are underutilizing their garage when they may actually be in need of more usable space in their property. So why not put into consideration converting the garage into a new space that would be able to serve more purpose?

If you’ve decided to convert your garage, you’d probably want to know the how long the project will take. There are a wide range of factors that can determine the duration of a garage conversion project. These factors include:

• If the foundation needs reinforcing

• If the floors, walls, or roofs are in a bad condition.

• If the ceiling height needs some raising

• If the insulation required in newer builds.

All aforementioned factors will make the garage conversion project take longer than expected. However, in normal situations garage conversions are relatively quick to complete once you start the building works. A single-car conversion will usually take about 3 to 4 weeks to complete depending on the existing garage’s structure.
