Damp Proofing in Ashtead

Extensions such as garage conversions will usually require supplementary damp proofing to be added as part of conversion, as the pre-existing garage typically has a single skin design for walls and floors, which was not designed to be in accordance with building regulations for habitable rooms. This damp proofing should be put into walls and floors. In addition, the roof of the garage conversion will require water proofing. The damp proofing of the floor of the garage conversion will usually be achieved by utilising a damp proof membrane. This membrane is available in either solid or liquid form. The damp proof membrane will be placed down either on top of the existing concrete floor, below the new floor, or as part of both, depending on whether the floor will be a solid or a floating floor. In a few garages, the walls have been damp proofed, but this may need to be improved as part of the conversion in order to adhere to current building regulations. The walls should be damp proofed to be able to protect the brickwork from rotting gradually as moisture sets in. This is performed by either employing damp proof membranes, waterproof rendering, or cavity insulation, depending on the type of walls that are already in the garage. Damp proofing is an important part of the building regulations that the garage conversion will need to comply with, and so is it necessary to ensure that your garage conversion employs appropriate damp proofing methods.

Ashtead

Ashtead is a village inside the Metropolitan Green Belt of Surrey. The Ashtead Residents' Association, founded in 1945, aims to represent the opinions of all who reside in Ashtead by means of a network of more than a hundred Road Stewards and frequent meetings. Ashtead has a substantial two-part conservation area which includes the mansion Ashtead House made use of by City of London Freemen's School, and six other schools. Amenities consist of parks, outlying woodland trails and a high street with convenience shopping, cafes and restaurants, a football club and a cricket club. There has been settlement in Ashtead since at least Roman times, with a Roman villa excavated in what is now Ashtead Common. Ashtead is referred within the Domesday Book as Stede. The oldest part of Ashtead has the major shopping and social area of the village, with 2 pubs plus the Ashtead Village Club which is a C&IU affiliate. It features a small southern conservation area, however outside of this has eight listed brick buildings, each more than two centuries old, including the Old Rectory which has been divided into Ashtead Lodge, Forge Cottage and Wisteria Cottage which are dated to roughly the 17th century and are in addition Grade II listed. The area to the north of the railway line is Ashtead Common, managed by the City of London Corporation subject to a long-standing preservation order, and is a national nature reserve. Lower Ashtead is a relatively flat area leading to Ashtead Common that has a recreation ground, a youth club and skate park, a pub, as well as a range of shops all built near the preserved large square of wood in front of the railway station. Ashtead Park contains three big listed buildings and four lakes/ponds. For all your property upgrades, ensure that you employ trustworthy pros in Ashtead to ensure you get the best service.

FAQs

Why is it important to fix a damp problem?

Damp is a serious problem, particularly if you live in an old property, because it can lead to structural damage. This will cost you big money and could be very dangerous, to yourself and the property. Take damp seriously and get it inspected and resolved as soon as you discover it!

How can I tell what type of damp I’ve got?

Signs of rising damp tend to be close to the ground, usually no higher than a metre. It usually works its way up walls in horizontal lines. Penetrating damp usually develops in patches and can often be much higher up. For more advice, speak to a damp proofing professional.

How can I tell if my property has damp?

There are a few visible signs of damp, although it often goes undetected. However, in older or empty properties, this made become detectable through its smell. These include peeling paint and wallpaper, crumbling plaster, mould growth, black spots or spores on walls and ceilings, and rotting skirting boards and flooring.

How quickly can I redecorate my walls after damp proofing has been installed?

You should make sure that all signs of damp have gone before you redecorate your walls. If you want to paint your walls with a water-permeable emulsion paint, you can usually do this after 1 or 2 months. For other types of decoration you should wait longer.
