Single storey extensions are a great way to add space and value to your home. A single storey extension can be very affordable and they're suitable for a wide variety of homes. Smaller single storey home extensions can be built without having to apply for planning permission as they are covered under permitted development rights. Sizeable single storey extensions will still need planning permission. Single storey home extensions can also typically be located to either the side or rear of your house. Single storey home extensions are often used to expand kitchen areas or even to put in a downstairs study or utility room.

Also, they are often used to create a larger open plan area in the downstairs of the property that may be used as a kitchen diner or living area. Adding roof lighting and bifold doors to your home extension will generate a large airy space that creates a seamless transition into the garden. While single storey home extensions may appear simpler than other kinds of extension, careful planning remains necessary to ensure that the new space is useful and beautiful. Qualified architects and building contractors can give you advice on the most appropriate design for your home extension, considering the needs of the new space as well as the best way to complement the pre-existing building. Your single storey home extension could be designed to match your existing property and employ similar materials for its construction or be made to contrast, supplying an impressive effect by using differing materials.

Aspects that impact Single Storey Extension Prices

There are a few aspects to keep in mind when you are setting your budget. The primary variables that influence the price of a single storey extension are the dimension and also the surface. However there are other elements that it deserves remembering while you are making your strategies.

Expensive Groundworks Needed

If it is hard to dig the foundations as well as lay the ground for your extension, then this can boost the price of your extensions. This could be the case if the ground is difficult to collaborate with. Particles in the ground can likewise raise the prices.

  • Quality of Fixtures and also Fitting
After the dimension of the extension, the next largest variable is the grade of the finish. Selecting high-end choices can cause the final cost being greater than double what it would be when selecting the fundamental options.
  • Size of Extension
When you are obtaining an extension on your home, the single greatest variable that will impact the cost of your extension is the size of it. The bigger the extension is, the extra you will end up paying. If the area inside the extension is simple, without any inner walls, after that this will decrease the cost per m2 a little. However, despite this in mind. The bigger the area of your extension, the extra you pay.
  • Kind of Extension
The type of extension you choose will go a long way in the direction of determining how huge your extension will be. Side return extensions create the smallest additional room so are often the cheapest choice, while a wraparound kitchen extension will produce one of the most room and also have one of the most very expensive fittings and components.
  • Building Regulations
For the most part, developing policies do not include a lot of price to a building task. However, if you are developing an extension onto an older house, there may be some unforeseen prices. This is particularly true if the residence has not just recently been upgraded. Building policies will relate to your entire house, not just the extension. This can bring about the need for electrics to be taken a look at or door changed.

Kitchen Extensions:

Kitchen extensions mostly come under the realms of single storey extensions, although all sort of property extensions could be used to integrate additional room for a kitchen.

As an approximate overview, a single storey extension will certainly set you back from ₤ 1,000 - ₤ 2,000/ m2, with a basic construct at the reduced end of the range as well as an excellent construct quality at the higher end at an array, with costs of ₤ 2,500/ m2 plus.

Abercastle

Abercastle is a village in the Welsh speaking area of Pembrokeshire, Wales. It has a working harbour which Abercastle Boat Owners Association cares for. It is an old trading harbour which exported slate, grain, limestone, butter, honey, corn and coal.

Abercastle harbour was the landing site of Alfred Johnson, the first person to make a lone Atlantic crossing. He landed at Abercastle in August 1876, sixty days after setting off in Gloucester, Massachusetts. A commemorative plaque made of Welsh slate on the quay wall was opened by Johnson's grandson in 2003.

Half a mile west of Abercastle lies Carreg Samson, which is a 5000 year old Neolithic Burial Chamber and the place of over 1000 burials. It has a cap stone 15 feet long and 9 feet wide supported on three upright stones. Locals called it Samson because of a legend that Samson placed it in position with his little finger.

The wreck of the Leysian sits on the west side of the harbour, about 50m from the cliffs. It is popular with divers who say that lots of fish live in there. It's also thought that a small shark visits the wreckage.

FAQs

does a kitchen extension add value to your house?

If you’re planning to add a kitchen extension to your property or perhaps you’re simply looking for ways to increase the value of your property, this is one of the common questions that usually pops up. A simple answer to this question is yes, a kitchen extension will add value to your house. With a kitchen being one of the most frequently used room in a house, adding an extra space to the commonly used room can only increase the value of the entire property. However, to determine the value added by such an extension, there’s a need to calculate the cost of setting one up first.

Kitchen extension costs are greatly influenced by a wide range of variables such as the size, type of the extension and specifications, your location, professional fees, materials used and more. Overall, the type of the extension you opt for will play the most significant role in the determination of your kitchen extension cost. Here, we’ll be looking at a single storey kitchen extension.

For a single storey kitchen extension, you can expect your home’s market value to increase within the range of 5 percent to about 10 percent. When trying to calculate the cost of kitchen extension, it’s crucial to take into account how much value it’ll add to your home so as to make sure that the amount expended will not outweigh the expected value to be added by the project.

For a more accurate idea, there’s the need to consult local estate agents. However, for a much needed guideline, single storey kitchen extensions are usually able to add about 5 to 10 percent to a home’s value, while double storey extension should be up to 20 percent. But as stated earlier, this will depend on several variables.

Building a house extension is a major undertaking which comes with a lot of costs, so if you’re going to do it the least you can do is ensure you do it right. Carry out your research, ask friends and family, neighbours and loved ones if the know of any reliable builder in the local area. how much does a single storey house extension cost?

If you’re planning to build a single story house extension, this is one of the first questions that usually comes to mind to help you set a budget and start to make plans. But as simple as it seems, a single accurate answer can not be provided due to the fact that there are several variables that can play a key role in influencing the price of a single story house extension. These variables includes the size, location, design or specification as well as the build route. In this guide, we’ll provide you with a rough estimate that you can work with to put you on the right path.

The main determinant of the cost of a single storey extension is the size of the build, while the next most relevant factor is the quality of the finish you opt for. For a small extension, you can expect to spend a sum within the range of £14,000 to £17,000. Meanwhile for a larger single storey extension, if you opt for a large wrap around the extension with a great amount of glass to be incorporated in both the walls and roof, you can expect to pay a sum within the range of £80,000 to £120,000.

Overall, the average cost of a single story house extension is usually within the range of £34,000 to £37,000. For this price, you should get a standard sized rear or side extension which also includes the cost of a kitchen - it’s the most commonly use for a single story extension especially in the UK.

There are some additional costs you may also need to factor in to your extension budget. These includes surveys, architect fees, planning application fee (if needed), insurance and Party Wall Agreement (if needed).

do i need planning permission for a kitchen extension?

If you’re planning to construct a kitchen extension on your property, one of the first things that comes to mind is whether or not you’ll require a planning permission before you proceed. Generally, kitchen extensions are normally classified as permitted development which allows you to carry out your project without any interruptions from the law or your local authority. In other words, if your extension is meets up with the guidelines of the permitted development rights, you won’t have to apply for a planning permission. However if otherwise, you’ll have to apply for a planning permission to your local council and may require additional reports. And regardless of your position, you’ll always need building regulations approval before you can carry out any kitchen extension project. It may also be required that you’ll have to issue a part wall notice if you’re to build on or close to the boundary with a neighbour.

If you don’t want to go through the hassle and stress involved in applying for a planning permission with your local council, then you must ensure the following:

✓ Your kitchen extension must not be over half of the area of land around your main house.

✓ The kitchen extension must not be side elevation onto a highway or forward of the principal elevation.

✓ The extension must not be taller than the highest part of the roof.

✓ The height of your kitchen extension must not go beyond four metres.

✓ Kitchen extension that’s more than one storey must not go exceed the rear wall of the main house by more than three metres.

✓ Two storey kitchen extensions must not be closer to rear boundary by anything less than seven metres.

✓ The kitchen extension must not include balconies, verandas or any raised platforms.
