Smaller sized single storey home extensions can be built without needing to make an application for planning permission because they are protected by permitted development rights. Sizeable single storey extensions will still need planning permission. Single storey home extensions can also generally be located to either the side or rear of a house. Single storey home extensions can be used to expand kitchen areas or to add a downstairs study or utility room.

Additionally, they are often used to make a larger open plan area in the downstairs of the property that could be used as a kitchen diner or living area. Adding roof lamps and bifold doors to your home extension will create a large airy space that provides a seamless transition into the garden. While single storey home extensions may appear simpler than other sorts of extension, careful planning continues to be needed to ensure that the new space is useful and beautiful. Experienced architects and builders will be able to give you advice on the best design for your home extension, considering the specifications of the new space as well as the best way to complement the existing building. Your single storey home extension could be made to match your present property and make use of similar materials for its construction or be designed to contrast, presenting a striking effect by using different materials.

Elements that effect Single Storey Extension Prices

There are a couple of variables to bear in mind when you are setting your spending plan. The main factors that affect the price of a single storey extension are the dimension and the coating. But there are other aspects that it deserves keeping in mind while you are making your plans.

High Priced Groundworks Needed

If it is challenging to dig the structures and also lay the ground for your extension, then this can raise the cost of your extensions. This could be the case if the ground is hard to collaborate with. Particles in the ground can likewise elevate the prices.

  • Caliber of Fixtures and also Fitting
After the size of the extension, the following most significant element is the grade of the finish. Selecting premium options can cause the final price being greater than double what it would be when picking the standard alternatives.
  • Size of Extension
When you are obtaining an extension on your home, the single greatest element that will certainly affect the price of your extension is the size of it. The bigger the extension is, the much more you will certainly end up paying. If the location inside the extension is simple, without any inner walls, after that this will lower the cost per m2 slightly. Nonetheless, despite having this in mind. The larger the area of your extension, the more you pay.
  • Sort of Extension
The sort of extension you pick will go a long way in the direction of determining how large your extension will certainly be. Side return extensions develop the tiniest extra space so are typically the most inexpensive option, while a wraparound kitchen extension will produce one of the most space and also have the most expensive fittings and fixtures.
  • Building Regulations
In most cases, developing policies do not add a lot of cost to a structure project. However, if you are constructing an extension onto an older home, there might be some unforeseen prices. This is particularly true if the house has not just recently been updated. Building regulations will put on your entire home, not just the extension. This can result in the demand for electrics to be looked at or door replaced.

FAQs

do i need planning permission for a kitchen extension?

If you’re planning to construct a kitchen extension on your property, one of the first things that comes to mind is whether or not you’ll require a planning permission before you proceed. Generally, kitchen extensions are normally classified as permitted development which allows you to carry out your project without any interruptions from the law or your local authority. In other words, if your extension is meets up with the guidelines of the permitted development rights, you won’t have to apply for a planning permission. However if otherwise, you’ll have to apply for a planning permission to your local council and may require additional reports. And regardless of your position, you’ll always need building regulations approval before you can carry out any kitchen extension project. It may also be required that you’ll have to issue a part wall notice if you’re to build on or close to the boundary with a neighbour.

If you don’t want to go through the hassle and stress involved in applying for a planning permission with your local council, then you must ensure the following:

✓ Your kitchen extension must not be over half of the area of land around your main house.

✓ The kitchen extension must not be side elevation onto a highway or forward of the principal elevation.

✓ The extension must not be taller than the highest part of the roof.

✓ The height of your kitchen extension must not go beyond four metres.

✓ Kitchen extension that’s more than one storey must not go exceed the rear wall of the main house by more than three metres.

✓ Two storey kitchen extensions must not be closer to rear boundary by anything less than seven metres.

✓ The kitchen extension must not include balconies, verandas or any raised platforms.

How long does a small extension take?

If you’re planning to build a small extension on your property, you’ll most likely want to know the length of time it’ll take to complete the home extension. Just like many other home improvement projects, it’s impossible to provide a specific number of day in which your project will be completed as the duration is based on a number of influencing factors. This includes the size of the development work as well as whether or not you plan to live in the house when the work is being done. In this article, we’re going to give you a breakdown of the processes that’s involved in building a small single storey extension alongside the duration for each so you can have an idea of how long your small extension project will take. Let’s take a look!

✓ A small single storey extension will normally take about 3 months to be completed.

✓ Site preparation is the first step in the process and it’ll take up to 2 weeks the dig out the footings and prepare foundations. Followed by a further 2 weeks to fit the damp course as well as any drains required around the extension.

✓ The 5th week is spent on working on the external walls and putting in place blockwork to deliver cavity wall insulation.

✓ The next 2 weeks will be spent on installing the roof structure as well as internal walls.

✓ Once done. The builders will make the structure weather proof and electricians or gas fitters will be on site to add power to the extension. This will be followed by internal walls’ plastering as well as breaking into your main house.

✓ After this, when the plaster is dry and decoration completed, units or furniture will then be installed.

how much is a ground floor extension?

Generally, extensions can be a very tricky undertaking - where it can be quite difficult to have a clear comprehension of the rules, regulations as well as costs. Therefore before you rush in to kick start your ground floor extension project, it’ll be wise to get a good grip on the cost. In this article, we’re going to give you a rough estimate of the cost of a ground floor extension. Let’s take a look!

Just like several other home improvement projects, the cost of constructing a ground floor extension is based on a number of things which includes the size, materials used, your location, the quality of the tradesmen or company hired and lots more. For instance, if you happen to reside in London, the cost of your ground floor extension is going to be a lot higher than the other regions.

The single cost of a ground floor extension should fall within the range of £1,500 per square metre to about £2,000 per square metre. However, if you happen to live in London or the South East, this price can reach up to £1,900 per square metre to about £2,400 per square metre. These prices are for good quality ground floor extensions only. Basic or low quality extensions would naturally cost less while superior quality extension will cost more.

Now looking at the size of the ground floor extension, if you’re looking for a size of about 5m x 5m, you can expect to pay a price within the range of £32,000 to about £36,000. And as usual, in London or the South East, this price can reach up to £50,000 or even more. And that’s just for constructing the extension. If the other relevant costs like the 10 percent to 15 percent professional fees for the architect, planning application (if needed), building regulations and more, the price goes up.

How to find a builder for a house extension?

Building a house extension is a major undertaking which comes with a lot of costs, so if you’re going to do it the least you can do is ensure you do it right. Carry out your research, ask friends and family, neighbours and loved ones if the know of any reliable builder in the local area.
