Pitched roofs have been typically seen around the country, but now it seems the flat roof is increasing in popularity. You will find significant reasons for this too, including the simple fact they're less costly to have constructed and are better for energy efficiency, saving you money on energy expenses.

What's more, the flat roofing is fantastic for being resistant to the flippant climate conditions the UK is well known for. The style of roofing can even be combined with practically any kind of material too, according to your needs and current home.

If a flat roof sounds like something you could benefit from, why not check prices using our quick and easy online service. We'll match your information with reliable roof businesses within Ellon who will visit your property and offer a free of charge quotation for the work.

Ellon

Ellon is a town in Aberdeenshire, Scotland. It is approximately 16 miles (26 kilometres) north of Aberdeen, lying on the River Ythan, which has one of the few undeveloped river estuaries on the eastern coast of Scotland. It is in the ancient area of Formartine. Its name is strongly believed to derive from the Gaelic term Eilean, an island, on account of the presence of an island in the River Ythan, which provided a convenient fording point. According to population estimates from 2006, the town has a permanent resident population of around 9860 people. Ellon has profited from the North Sea oil demand, and is among the principal dormitory towns for Aberdeen. Routine and frequent bus services link Ellon with Aberdeen, Inverurie, Peterhead, Fraserburgh and surrounding towns and towns, serving both the town centre and the large Park and Ride facility at the eastern edge of the town. Ellon becomes part of the proposed Energetica corridor of development. The population is developing as young families seek to escape Aberdeen and relocate to nearby towns like Ellon, Inverurie and Banchory. During 2006, Ellon ranked as the town with the fourth most quickly increasing average house prices in Scotland. Places of interest within the town consist of the ruins of Ellon Castle, surrounded by walls called the Deer Dyke, and the Auld Brig, a category A listed bridge across the Ythan, developed in 1793 and still in use as a pedestrian bridge. The Riverside Park offers pathways by the side of the Ythan, from which herons, salmon, trout and otters may be observed. The Meadows sports centre has numerous sporting facilities and clubs, featuring football and rugby pitches, an astroturf pitch for hockey, a gym, and a multi-use sports hall. For all of your home makeovers, be sure to find reputable contractors in Ellon to make certain of quality.

    FAQs

how much is a new flat roof?

How Much Is A New Flat Roof

What is a home without a roof to keep out the elements? Being the first line of defence against intense sun, rain, wind and more, implies they require enough care and attention to keep them in a top condition. Therefore, whether you need a new flat roof or just to replace some tiles, you’d be interested in knowing how much it would cost you to get a new roof before you start making the necessary plans. Here, we’ll give you an idea on the cost of a new flat roof and how you can estimate yours based on your unique requirements.

The size of your roof as well as the material to be used are the two main determinants of any flat roof project’s cost. For instance, a four bedroom detached home’s slate roof will be more expensive than a felted flat roof for a small or standard garage. Generally, in the UK, the average cost for replacing a flat roof will range between £5000 to £6000. However, if you’re on a tight budget and looking for the cheapest possible option, you’ll get a felt flat roof only on a garage at about £1000 to £1500. Meanwhile if you want to replace the entire slate tiles of a large family home, the cost can jump up to a range of £11000 to £13000.

Other factors that plays a key role in the determination of a new flat roof’s cost includes the location, labour as well as materials. For instance, a new flat roof price is likely to be higher in London and the south east than the other regions of the country. Also, labour may cost you around £150 to £250 per worker on a daily basis.

what is the average cost to replace a flat roof?

What Is The Average Cost To Replace A Flat Roof?

Are you interested in knowing how much it costs to replace a flat roof? Here, you’ll discover a price breakdown for replacing flat roof. This includes a number of price determining factors such as materials costs as well as cost of labour and cost per square metre. All these enables you to make easy calculations so that you can determine a flat roof replacement estimate for your own project.

The type of flat roof that is the most common type is the garage roof and for the replacement of a single garage roof, the cost will fall between the range of £700 to £1000. Meanwhile for a double garage, you should expect a price increase of about 40 percent to 50 percent. The main price determinant that’s affecting the price of a new flat roof is the material incorporated in making it. For instance, lead or fibreglass are much more expensive when compared to felt roofs.

Generally, the cost of a flat roof replacement will fall within the range of £700 to £1300 varying largely due to the type of materials to be used by the roofer, the roof’s size as well as whether or not scaffolding would be used. Multiple flat roof applications also comes with different costs which includes:

    • Felt roof ( £40 to £60 per square metre).

    • Fibreglass roof ( £70to £90 per square metre ).

    • Rubber roof ( £80 to £85 per square metre ).

    • Lead bay roof ( £90 to £105 per square metre ).

    • Fibreglass bay roof ( £40 to £60 per square metre ).

Several professional roofers work in pairs and to hire them you’re likely to be charged between £200 to £300 per day. The project can be completed with just a day’s work, but the installer should be back to make sure there are no leaks.

how to replace flat roof felt?

How To Replace Flat Roof Felt

Also referred to as tar paper, roofing felt is installed underneath the roof’s shingles to help deny water access to your home. Installing the roofing felt in overlapping layers builds a water barrier in situations whereby the weather damages or blows away the shingles. Although the application of a roofing felt on a flat roof is relatively easier and safer than working on a peaked roof, it’s advisable to take enough care and precautions. If you lack proper training and experience for this task, we’d recommend you employ a reliable professional to guarantee the best results and save you from further headaches especially in cases whereby unfortunate errors are made. This step by step guide will give you a good insight into the flat roof felt replacement process.

    • Take a measurement of the width and length of the roof.

    • Calculate the square footage by multiplying the numbers.

    • Multiply the square footage gotten by three (it’s advisable to install three layers of roofing felt to create a really strong weather barrier).

    • Use a claw hammer to remove the existing roofing felt.

    • Use utility knife to cut the new felt to fit the length of the roof.

    • Place the first piece along the roof’s edge and use a hammer tacker to tack the felt in place with staples or galvanized nails and hammer.

    • Put the staples or nails at every 6 inches along the side touching the roof’s edge as well as down the short sides.

    • Repeat the same process for the second piece, laying it out beside the first row of felt.

    • Cut a piece of felt to the appropriate length using a utility knife to begin the second layer of roofing felt, and cutting it in half, lengthwise.

    • Apply construction adhesive along the first row using a trowel.

    • Press the first piece for the second layer onto the adhesive. Repeat this process until the roof is covered with a second layer

    • Apply construction adhesive over the second layer to install the third layer. Begin with a full piece of felt without cutting it in half.

    • Overlap each piece by 2 inches until you’ve completely installed the third layer.

    What is overlaying?

If your existing roof is still in good condition but the membrane is getting old, it’s often not worth exposing the structure to the weather whilst the contractor strips off the old membranes. The contractor will leave them in place to act as a base layer for a new roofing system. As long as there are no other problems with your roof, then overlaying is a good way to replace your flat roof.If you have any more questions about flat roofing that aren’t listed here, fill out our form to ask a contractor.
