Broxbourne

Broxbourne is a commuter town within the Broxbourne borough of Hertfordshire in the East of England with a population of approximately 13,300 in the 2001 Census. The town is twinned with the Sicilian city of Sutera. The word Broxbourne is believed to find its origins in the Old English words brocc and burna which means Badger stream. The Manor of Broxbourne is referred to in the Domesday Book, which names Broxbourne Mill. The area was exploited for its gravel and sand extraction in the twentieth century. This finally stopped when the raw materials ran out during the late 1960s leaving an area full of water filled lakes. Several of the lakes became a part of the Lee Valley Regional Park. Although urbanised with industrial and commercial activity, the entire area retains its rural character and is preferred by people commuting to London. The New River which passes through the centre of the town, was built in the early 17th century. Broxbourne railway station was constructed in 1840. A terracotta works was opened soon after by James Pulham and Son, who specialised in making artificial rock gardens; some of their work is still within the gardens at Sandringham House and Buckingham Palace. There are 600 companies within the borough, with warehousing and distribution sectors being particularly popular. The employers with over 250 employees include: Fitzpatrick PLC in Hoddesdon (civil engineers); J Sainsbury, also in Hoddesdon; Marks & Spencer; Turnford Retailers and Merck Sharp & Dohme in Hoddesdon involved in pharmaceutical research. Tesco's national headquarters are at Delamere Road, Cheshunt. The Borough of Broxbourne at Park Plaza Waltham Cross is also the location of the largest printing plant in the world, which creates publications for News International including The Sun, The Times and The Sun on Sunday. For all your property improvements, be sure that you work with trusted specialists in Broxbourne to make sure you get a top quality service.

how to replace a flat roof?

How To Replace A Flat Roof

Is it high time you replaced your flat roof with a new one? If it’s time, then you probably shouldn’t waste another minute! Flat roofs come with multiple upsides and happens to be a lot more affordable than many other options (especially for starters). Not only do they add to your home’s curb appeal and requires a relatively low labour costs as there are minimal risks involved, but they’re also more accessible for maintenance purposes and aren’t as exposed to damage as a pitched roof. However, we’re not here to discuss the various benefits of installing a flat roof, but rather tell you how to install one. If you lack proper training and experience, we’d recommend you hire a trustworthy professional that can guarantee the best results.

    • Wipe the entire roof system clean.

    • Detach and replace rotted roof sheathings.

    • Detach and replace rotted fascia

    • Put in place the new air conditioning quick disconnects.

    • Attach EPS fanfold insulation in such a way to cover the surface of the entire roof and secure it firmly in place.

    • Attach the tie-in roof materials where necessary.

    • Attach roofing membrane to cover the entire area of the roofing.

    • Attach membrane to the entire roof’s perimeter.

    • Attach new perimeter flashings (fascia bar, fascia cap and drip edge), secured on the centre at 6. Make use of a good sealant to secure the fascia bar or fascia cap’s top flange.

    • Attach boots on plumbing seal and stacks.

    • Identify the existing vent stacks and seal, and put curbs

how much is it to replace a garage roof?

How Much Is It To Replace A Garage Roof?

The size of your garage will be the main determinant of the cost of a new garage roof. However, the present condition of your roof structure as well as the type of roof covering preferred are also huge factors. In the UK, the cost of a garage roof replacement will be within the range of £700 to £3600.

The first step a pro will take is to remove the existing roofing while also making sure that the timber structure is in a good condition. In the event whereby the timber is rotten, it will need to be replaced before the installation of a new roof. If the garage roof sheets needs a replacement, you’ll have to spend about £30 to £50 per each garage roof sheets. Individual plywood sheet has around 2.4m x 1.2m in measurement and whose price should also be included in the final cost.

The above information applies only to standard roofing for garage roofs with flat roofs being made of bitumen felt and asphalt. In recent times, this is no longer the case with several more options available. Today, EPDM and GRP fibreglass have rapidly become very popular amongst several homeowners in the country. It’s also important to note that modern roofing has greatly advanced over the years even though both EPDM garage roofs and GRP fibreglass garage roofs are way better and of more quality when compared to felt and asphalt roofs. And thanks to modern technology, modern garage roofing possesses a longer life expectancy and as result, are a lot costlier than the conventional ones.

For a medium size single garage (2.7m x 5.5m), the cost for a felt roof per square metre is between £40 to £70, while that of a fiberglass roof and an EPDM rubber roof is between £90 to £110 and £70 to £100 respectively.

how to replace flat roof fascia?

How To Replace Flat Roof Fascia

Whatever makes you decide to install your flat roof fascia by yourself and not a professional company, then you must have a clear idea of what to do and do it appropriately. If you lack proper training and experience, we’d recommend you employ a reliable professional to help with the task for the best results and save you some time and money. This step-by-step guide will give a clear insight on how to go about the replacement of your flat roof fascia.

The tools to be incorporated includes the fascia boards, table saw, plane, crimper, clamps, power nailer, compound saw and chalkline.

    • Prepare and get all the necessary tools to complete the task before commencing as this would save you time from stopping and going back and forth looking for the next tool needed,

    • Install the sheathing and board.

    • Fix white fascias with at least 600mm centres ( a foiled fascia needs just 40mm centre) using a marine grade stainless steel plastic headed nails.

    • Make a space of up to 10mm between the joints for possible building expansion, using super glue to secure the joints to just a side of the fascia.

    • Place this directly on the fascia board’s top (if you’ll be installing ventilation) to create an air pathway.

    • Take note that the type of roof to be installed will determine how you’ll have to install the fascia board. For instance, a hip roof permits you to attach the fascia board onto the roof in a quick fashion, whereas a gabled roof may need you to make markings on the board to achieve the right fit.

    • Consider the depth of the fascia board as it also play a huge role in the installation of the fascia board. For instance, there’ll be additional weights on tiled roofs that will push up against the board. Therefore, if you do not get the appropriate amount of depth, it could eventually collapse.

how much is a new flat roof?

How Much Is A New Flat Roof

What is a home without a roof to keep out the elements? Being the first line of defence against intense sun, rain, wind and more, implies they require enough care and attention to keep them in a top condition. Therefore, whether you need a new flat roof or just to replace some tiles, you’d be interested in knowing how much it would cost you to get a new roof before you start making the necessary plans. Here, we’ll give you an idea on the cost of a new flat roof and how you can estimate yours based on your unique requirements.

The size of your roof as well as the material to be used are the two main determinants of any flat roof project’s cost. For instance, a four bedroom detached home’s slate roof will be more expensive than a felted flat roof for a small or standard garage. Generally, in the UK, the average cost for replacing a flat roof will range between £5000 to £6000. However, if you’re on a tight budget and looking for the cheapest possible option, you’ll get a felt flat roof only on a garage at about £1000 to £1500. Meanwhile if you want to replace the entire slate tiles of a large family home, the cost can jump up to a range of £11000 to £13000.

Other factors that plays a key role in the determination of a new flat roof’s cost includes the location, labour as well as materials. For instance, a new flat roof price is likely to be higher in London and the south east than the other regions of the country. Also, labour may cost you around £150 to £250 per worker on a daily basis.
