Commercial roofing might be necessary for several reasons, particularly if the existing roofing is in need of repair or it will be mounted on a new build.

There are many factors that will contribute to the style and planning of a new commercial roof top and the expense will all depend upon the size and style you select.

Thermoplastic roofing is especially popular. This kind of roofing is made from a resilient material with high temperature tolerance. The material is a favourite for commercial roofing as it's resistant to ultra-violet and chemical exposure. The roofing lasts for over 20 years, having a good resistance for fire, punctures and high wind loads.

You could also contemplate EPDM roofing. The sturdiness and flexibility of EPDM roofing can make it a popular material in the commercial roofing world. These kinds of roofing material have the advantage of being simpler to install, maintain and restore too, leading to their popularity.

Henley-on-thames

Henley-on-Thames is a town and civil parish on the River Thames in the English county of Oxfordshire. It lies about 7 miles (11 km) northeast of Reading and 7 miles west of Maidenhead. One of its borders has the tripoint of Oxfordshire, Berkshire and Buckinghamshire. It covers an area of around 2.15 square miles. According to the 2011 Census, the town has a permanent population of around 11619 people. The first record of Henley is from 1179, when it is recorded that King Henry II 'had bought land for the making of buildings'. King John granted the manor of Benson and the town and manor of Henley to Robert Harcourt in 1199. The existing Thursday market, it is thought, was granted by a charter of King John. A market was undoubtedly in existence by 1269, even though the jurors of the assize of 1284 asserted to not know by what warrant the earl of Cornwall held a market and fair in the town of Henley. The existing Corpus Christi fair was permitted by a charter of Henry VI. Henley is a world-renowned centre for rowing. Each summer, the annual Henley Royal Regatta is hosted on Henley Reach, which is a naturally straight area of the river just north of the town. It was extended artificially. The gathering came to be 'Royal' in 1851, when Prince Albert became patron of the regatta. The River and Rowing Museum, based in Mill Meadows, is the town's one museum. It was set up in 1998, and formally opened by Queen Elizabeth II. The museum, designed by the designer David Chipperfield, showcases info on the River Thames, the sport of rowing, and the town of Henley itself. For all of your house refurbishments, make sure to identify respected experts in Henley-on-Thames to make certain of quality.

FAQs

How long does it take to fix a roofing sheet on a commercial property?

How long it takes to fix a roofing sheet on a commercial property will depend on the size of your roof and how difficult access is. Corrugated iron roofing sheets are much easier to fit than other roofing materials such as clay tiles or EDPM rubber, so that will work in your favour.

The size of the team of the roofing company you engage will also make a difference. If they have a lot of tradespeople working on your roof with lots of experience, it will take less time, while if there are only a couple of people it will take longer.

Another thing to bear in mind when considering how long it will take to fix a roofing sheet is the weather. If it starts to rain, the contractors will probably have to stop and wait, as the roof will be too slippery to work on.

In general, it should take between 1 and 3 days to fit roofing sheets on a commercial property. If you’re not having a full roof replacement, it may only take one day, whereas a completely new metal roof could take up to 3 days.

How much does it cost to replace a commercial roof?
How much it costs to replace a commercial roof depends on the type of roof you have and the size of your commercial property. Lots of commercial buildings have flat roofs, which are often made from felt, asphalt, EDPM rubber or fibreglass, while others are pitched roofs that might be made from tiles, shingle or metal. It’s likely that your commercial roof will need replacing if it’s more than 25 years old. A roofer can carry out an inspection to determine what, if any, work is needed, but there’s a high chance that you’ll need a roof replacement if it’s that old. If your flashing is looking worse for wear or you’re missing a number of tiles or shingles, it might be time to replace your commercial roof. So how much does it cost to replace a commercial roof? If your commercial roof is pitched, expect to spend between £4,500 and £7,500. It all depends on how large your property is and how easy access is, as the more scaffolding you need, the more it will cost. If your commercial property has a flat roof, the average cost would be approximately £4,500. Again, it all depends on the material, access and how large the roof is. Felt costs between £40-70 per square metre, while fibreglass costs between £80-110. Whatever type of commercial roof you have or what it’s made from, make sure you get a few quotes from reputable roofing companies so you know that the job will be done well.

What is commercial roofing?

Commercial roofing simply refers to any roofing work, including installation and repair, that is done to commercial buildings. This might include office roofs, shop roofs or commercial unit roofs. Every building needs a roof to keep out the rain!

Since looks aren’t usually the first priority with commercial buildings, lots of commercial properties have flat roofs. These are often made from felt, EDPM rubber or fibreglass. Felt is the cheapest commercial roofing material, while fibreglass tends to be the most expensive. In felt roofs, roofers use an adhesive to stick roofing felt onto a frame. EDPM rubber roofs have a rubber membrane that is laid down and glued onto the roof and coated with a contact adhesive, while fibreglass uses a cut glass fibre mat that is pressed on before a resin and topcoat are applied.

Not all roofing companies will offer commercial roofing services, because generally the buildings tend to be bigger. Small companies won’t have enough tradespeople to work on a roof without making it very expensive for you. Commercial buildings also tend to need more scaffolding to make it safe for the professionals to work, so some smaller roofing companies won’t offer commercial services. Make sure you check a company’s website or social media if you’re looking for commercial roofing – on the Quotatis Directory, our roofers will show whether they do commercial roofing to make your search easier.

How to install commercial rubber roofing?

How you install commercial rubber roofing is similar to fitting it on a residential property, except that the area that’s covered is likely to be bigger. With commercial properties, you should always leave any maintenance and repair works to the professionals – whether you own or lease the property, you could invalidate any insurance if you try to install rubber roofing yourself. We’ll outline the steps roofers will take when installing rubber roofing on a commercial property.

Firstly, the installers will remove any existing coverings and clean and dry the surface thoroughly. This is vital in ensuring that the rubber will stick. They will then unwrap the EDPM rubber membrane and leave it to rest until it’s fully expanded. On a warm day this may take around half an hour.

Next, the roofers will work with half a sheet of rubber at a time and adhere it to the roof surface. They may use a water-based adhesive which they will spread onto the roof in sections, then roll the membrane onto the surface before moving onto the next section. If they’re using a bonded adhesive, they will apply it to both the roof and the rubber and leave it to dry until it’s tacky before extending the membrane.

Once the EDPM rubber is rolled out, the installers will brush the surface with a large broom to get rid of bubbles and provide a stronger bond. Then they will work of the edges, applying adhesive to roof and walls edges, sealing corners and creating watertight seals. They’ll also tidy up any excess membrane and seal all the trims.

As long as it’s installed correctly, your commercial rubber roofing should last you decades without any repairs needed. It’s always best to inspect your roof regularly to spot any damage before it becomes a bigger problem.
