Commercial roofs may be required for several reasons, especially if the existing roofing needs repair or it will be installed on a brand new build.

There are several variables that could play a role in the structure and preparing of a new commercial roof top and the cost will all depend on the size and style you choose.

Thermoplastic roofing is especially popular. This kind of roofing is made from a resilient material with high temperature tolerance. The material is a favourite for commercial roofing as it's resistant to ultra-violet and chemical substance exposure. The roofing will last for over 20 years, with a good resistance for fire, punctures and high wind loads.

You could also take into account EPDM roofing. The durability and flexibility of EPDM roofing tends to make it a popular material in the commercial roofing world. These kinds of roof material have the benefit of being simpler to install, maintain and restore too, adding to their popularity.

Beckenham

Beckenham is a district inside the London Borough of Bromley. It borders Beckenham Place Park and Bellingham in the London Borough of Lewisham. It is 13.5 km south east of Charing Cross.

Beckenham had been a tiny village inside the borough in Kent with most land serving as private parkland until the railway was constructed in 1857. Following that, an entrepreneurial family began constructing villas which caused the population to rise massively from just 2,000 to 26,000 between 1850 and 1900. Since 1900, housing has been built at a steadier pace, which means the population is starting to even out. In the 2011 census, the population stood at 56,668.

The district is served by 3 primary railway stations as well as six more in the post town. There is also two Croydon Tramlink stations towards the west of the district. Transport for London buses serve the Beckenham area to link it with other towns such as Bromley, Catford, Croydon and Crystal Palace.

Beckenham is identified for its numerous places of worship. St George’s Church is the main parish church and stands in the centre of the district. It dates back to about 1100, but was majorly rebuilt in the end of the 19th century. It includes a 13th century lynch gate that's considered to be among the oldest of its type in England.

FAQs

How long does it take to fix a roofing sheet on a commercial property?

How long it takes to fix a roofing sheet on a commercial property will depend on the size of your roof and how difficult access is. Corrugated iron roofing sheets are much easier to fit than other roofing materials such as clay tiles or EDPM rubber, so that will work in your favour.

The size of the team of the roofing company you engage will also make a difference. If they have a lot of tradespeople working on your roof with lots of experience, it will take less time, while if there are only a couple of people it will take longer.

Another thing to bear in mind when considering how long it will take to fix a roofing sheet is the weather. If it starts to rain, the contractors will probably have to stop and wait, as the roof will be too slippery to work on.

In general, it should take between 1 and 3 days to fit roofing sheets on a commercial property. If you’re not having a full roof replacement, it may only take one day, whereas a completely new metal roof could take up to 3 days.

How much does it cost to replace a commercial flat roof?
If your commercial flat roof needs replacing, how much it costs will depend on how big the roof is and what you want it to be made from. Lots of commercial flat roofs are made from felt or asphalt, but people are also beginning to turn to materials like EDPM rubber and fibreglass. Flat roofs can last a long time, but if it’s been 20 years or more since you had it replaced or inspected, it might be time for a new one. If a roofer inspects it and finds lifting, flashing problems, sagging or lots of blisters, it’s probably time to replace your flat commercial roof. So how much does it cost to replace your commercial flat roof? The average cost is around £4,500, but it could be much less or much more. It depends on how big your roof is and what material you choose. Felt is the cheapest material you can use for your commercial flat roof, at around £40-70 per metre squared, while a lead bay roof will cost the most at £90-110 per square metre. EDPM rubber and fibreglass roofs are being used more and more because they’re so durable, and they will cost between £80 and £110 per square metre. It might be worth spending a little more upfront to get a stronger and longer-lasting commercial flat roof.

What is the best commercial roofing material?
The best commercial roofing material for your building will depend on the size and type of roof you have as well as your budget. A lot of commercial buildings have flat roofs, but some have pitched roofs. These days, flat roofs are almost flat, but are usually built on a small slope so water can drain effectively. Pitched roofs are much steeper and are made using tiles or shingle. Our top choices for commercial flat roofs would be fibreglass or EDPM rubber. Both of these materials will set you back around £80-110 per square metre, making them some of the most expensive flat roof materials, but they’re strong and durable. A fibreglass roof consists of a cut glass fibre mat that is pressed on the roofing frame, then resin is poured and rolled over the roof before a topcoat is applied. An EDPM roof involves laying an EDPM rubber membrane on the roof surface then gluing it down and coating it with a contact adhesive. For pitched commercial roofs, our top material would be concrete tiles or metal. Concrete tiles will set you back anywhere between 40p and £2.90 per tile and they’re long-lasting and fire-resistant. However, they are heavy and can be susceptible to high winds. Metal roofs have been used for over 50 years and today’s modern systems are extremely strong and allow for structural or thermal movement. Aluminium roofs will cost between £40-75 per square metre, plus installation. These days, flat roofs are almost flat, but are usually built on a small slope so water can drain effectively. Pitched roofs are much steeper and are made using tiles or shingle. Our top choices for commercial flat roofs would be fibreglass or EDPM rubber. However, they are heavy and can be susceptible to high winds. Clay tiles cost as little as 50p to £2 each and can last over 50 years, but they are heavy so if your commercial roof isn’t already, it will need to be reinforced.

How much does it cost to replace a commercial roof?
How much it costs to replace a commercial roof depends on the type of roof you have and the size of your commercial property. Lots of commercial buildings have flat roofs, which are often made from felt, asphalt, EDPM rubber or fibreglass, while others are pitched roofs that might be made from tiles, shingle or metal. It’s likely that your commercial roof will need replacing if it’s more than 25 years old. A roofer can carry out an inspection to determine what, if any, work is needed, but there’s a high chance that you’ll need a roof replacement if it’s that old. If your flashing is looking worse for wear or you’re missing a number of tiles or shingles, it might be time to replace your commercial roof. So how much does it cost to replace a commercial roof? If your commercial roof is pitched, expect to spend between £4,500 and £7,500. It all depends on how large your property is and how easy access is, as the more scaffolding you need, the more it will cost. If your commercial property has a flat roof, the average cost would be approximately £4,500. Again, it all depends on the material, access and how large the roof is. Felt costs between £40-70 per square metre, while fibreglass costs between £80-110. Whatever type of commercial roof you have or what it’s made from, make sure you get a few quotes from reputable roofing companies so you know that the job will be done well.
