Commercial / Industrial Roofing in Kenley

On the lookout for commercial roofing in Kenley? Our commercial roofing specialists in Kenley will offer you the best quotes for having commercial roofing installed or replaced.

Commercial rooftops may be required for a number of reasons, specifically if the existing roofing is in need of repair or it will be installed on a new build.

There are many variables that could play a role in the look and planning of a new commercial roof and the expense will all be determined by the size and style you go for.

Thermoplastic roofing is particularly popular. This sort of roofing is made of a durable material with high temperature tolerance. The material is a favourite for commercial rooftops because it's resistant against uv and chemical exposure. The roofing will last more than two decades, having a fantastic resistance for fire, punctures and high wind loads.

You can also think about EPDM roofing. The sturdiness and flexibility of EPDM roofing tends to make it a popular material in the commercial roofing world. These types of roof materials have the benefit of being easier to install, maintain and restore too, contributing to their popularity.

If you want to install commercial roofing then make certain to check quotations between vetted specialists in Kenley. By doing this you can get the best cost and offer available for you in Kenley.

Kenley

Kenley is a district in the south of the London Borough of Croydon (traditionally in Surrey). Kenley is positioned 13 miles south of Charing Cross. Significant portions of Kenley lie within the Metropolitan Green Belt. Particularly, the south of Kenley is dominated by the open green areas of Kenley Common and Kenley Aerodrome. The 2011 census showed Kenley having a population of 14,966. For centuries, Kenley was part of Coulsdon Manor which covered the entire area and was mostly farm land, with a couple of large homes and their estates. The formal opening of the train on 4 August 1856 changed Kenley. The brand-new railway prompted urban growth. By the end of the Victorian era, Kenley had adopted its own identity. Kenley Common comprises fifty-six hectares of green open space surrounding a past Battle of Britain airfield. It is a mixture of chalk grassland and ancient woodland set among carefully rolling hills. Blessed with great views across the Caterham valley and the North Downs beyond, visitors find it difficult to think that the centre of London is just 14 miles to the north. Amongst Kenley's landmark buildings is the Memorial Hall. It was opened in 1922 to pay tribute to those who gave their lives in World War I. It was later extended and re-opened by Group Captain Douglas Bader in 1975. Hammond Innes' book Attack Alarm was based upon his experiences as a Royal Artillery anti-aircraft gunner at RAF Kenley through the Battle of Britain. It includes graphic descriptions of the station and attacks on it in 1940. English Heritage described Kenley as the "most complete fighter airfield linked to the Battle of Britain to have survived". For all your home remodelings, make sure to find reputable contractors in Kenley to make certain of quality.

FAQs

How much does it cost to replace a commercial flat roof?
If your commercial flat roof needs replacing, how much it costs will depend on how big the roof is and what you want it to be made from. Lots of commercial flat roofs are made from felt or asphalt, but people are also beginning to turn to materials like EDPM rubber and fibreglass. Flat roofs can last a long time, but if it’s been 20 years or more since you had it replaced or inspected, it might be time for a new one. If a roofer inspects it and finds lifting, flashing problems, sagging or lots of blisters, it’s probably time to replace your flat commercial roof. So how much does it cost to replace your commercial flat roof? The average cost is around £4,500, but it could be much less or much more. It depends on how big your roof is and what material you choose. Felt is the cheapest material you can use for your commercial flat roof, at around £40-70 per metre squared, while a lead bay roof will cost the most at £90-110 per square metre. EDPM rubber and fibreglass roofs are being used more and more because they’re so durable, and they will cost between £80 and £110 per square metre. It might be worth spending a little more upfront to get a stronger and longer-lasting commercial flat roof.

Am I liable for a leaking roof in a commercial property?

Whether you’re liable for a leaking roof in a commercial property will depend on your ownership status and any contracts. Of course, if you own a standalone commercial property, it would make it your responsibility to repair to leaking roof. But if you own an office within a building, you should check your paperwork to see whether you are responsible for some or all of a leaking roof.

If you’re a tenant in a commercial property, things get a bit more complicated. Lots of commercial leases are FRI, or Full Repairing and Insuring leases, which means that the tenant is responsible for all external and internal maintenance and insuring the building. It means that it’s vital that you read through your tenancy agreement in full before signing it and seek legal advice if you think you need it. If your lease is an FRI lease, you are liable for a leaking roof in your commercial property.

It’s important to ensure that you have a schedule of condition for the property, which will mean that you only have to restore the commercial property back to the condition that it was in when you took over. It’s also worth getting the roof inspected before you sign the lease, as if there is any damage before you sign the landlord may be responsible.

The best way to avoid having to pay for a leaking roof in a commercial property is prevention. If you are liable for repairs and maintenance, make sure you have the roof inspected regularly by a reputable company to avoid having to pay for costly repairs when disaster strikes.

How much does it cost to replace a commercial roof?
How much it costs to replace a commercial roof depends on the type of roof you have and the size of your commercial property. Lots of commercial buildings have flat roofs, which are often made from felt, asphalt, EDPM rubber or fibreglass, while others are pitched roofs that might be made from tiles, shingle or metal. It’s likely that your commercial roof will need replacing if it’s more than 25 years old. A roofer can carry out an inspection to determine what, if any, work is needed, but there’s a high chance that you’ll need a roof replacement if it’s that old. If your flashing is looking worse for wear or you’re missing a number of tiles or shingles, it might be time to replace your commercial roof. So how much does it cost to replace a commercial roof? If your commercial roof is pitched, expect to spend between £4,500 and £7,500. It all depends on how large your property is and how easy access is, as the more scaffolding you need, the more it will cost. If your commercial property has a flat roof, the average cost would be approximately £4,500. Again, it all depends on the material, access and how large the roof is. Felt costs between £40-70 per square metre, while fibreglass costs between £80-110. Whatever type of commercial roof you have or what it’s made from, make sure you get a few quotes from reputable roofing companies so you know that the job will be done well.

How long does it take to fix a roofing sheet on a commercial property?

How long it takes to fix a roofing sheet on a commercial property will depend on the size of your roof and how difficult access is. Corrugated iron roofing sheets are much easier to fit than other roofing materials such as clay tiles or EDPM rubber, so that will work in your favour.

The size of the team of the roofing company you engage will also make a difference. If they have a lot of tradespeople working on your roof with lots of experience, it will take less time, while if there are only a couple of people it will take longer.

Another thing to bear in mind when considering how long it will take to fix a roofing sheet is the weather. If it starts to rain, the contractors will probably have to stop and wait, as the roof will be too slippery to work on.

In general, it should take between 1 and 3 days to fit roofing sheets on a commercial property. If you’re not having a full roof replacement, it may only take one day, whereas a completely new metal roof could take up to 3 days.
