Planning Permission in Buckley

Planning permission is a system whereby local authorities can agree to building works by granting permission for the proposed work. Garage conversions will usually not need planning permission, as long as the work is internal and you don't plan to expand the structure of the property. Garage conversions are usually protected by permitted development rights, which cover a number of home improvement work. However, these rights have been removed in a number of locations by councils, especially in new builds, so it is always worth verifying with your local authority. If you are considering undertaking a garage conversion on a listed building or are in a conservation area, you will require planning permission. Furthermore, if any of the walls of your garage are shared walls with a neighbouring property, you will require a Party Wall Agreement. You will still need to conform to all building regulations related to your garage conversion whether or not you need planning permission. These building regulations cover aspects of the conversion including insulation, escape routes, fire proofing and ventilation, so it is often a good idea to use an architect to draft plans also to approve designs in order to ensure compliance with these regulations. You'll likely still need to submit plans detailing the change of use of the garage to your local authority. If planning permission is taken into account from the start of the project, it is much less likely that there will be any trouble further down the line. Nearly all planning permission applications in England are approved.

Buckley

The town of Buckley is in Flintshire, within north-east Wales. On a dual carriageway, it is two miles from the county town of Mold and close to the villages of Ewloe, Alltami and Mynydd Isa. As a result of its position in the shadow of the Snowdonian mountain range towards the west, it is situated within a rain shadow area. Due to this, the typical annual rainfall in Buckley is around 700 to 800 millimetres, which is considerably lower than the typical rainfall for Wales . At the moment of the 2011 Census, the town had a permanent resident population of roughly 15,665. By population, Buckley is the 2nd biggest town in Flintshire. A reasonable amount of the population work in the many light industries which are primarily based within the town. Even so, those who do not work locally tend to commute to Deeside, Cheshire, Wrexham and Merseyside. The Hanson Cement Works is the only heavy industry that continues to exist within the town. Its 200 foot kiln dominates the skyline, can be seen from many miles away. Despite the fact that most of the local population consider the structure to be an eyesore, the company states that it has lowered the pollution produced by the cement works by a minimum of 90 per cent. The significant areas of common land in Buckley are primarily made use of for recreational purposes. It has a substantial playground for young children, in addition to a duck pond attracting a great deal of wildlife. A funfair also visits through the Buckley Jubilee in the summer, held on the second Tuesday of July to coincide with the town's jubilee celebrations.
