Planning Permission in Aberffraw

Planning permission is a system where local authorities can agree to building works by giving permission for the planned work. Garage conversions will mostly not require planning permission, so long as the work is internal and you do not intend to enlarge the structure of your property. Garage conversions are often covered under permitted development rights, which protect a number of home improvement work. However, these rights have been taken away in a few regions by local authorities, particularly in new builds, so it's always worth checking with your local authority. If you're intending to undertake a garage conversion on a listed building or are in a conservation area, you will need planning permission. In addition, if any of the walls of your garage are shared walls with a neighbouring property, you will need a Party Wall Agreement. You must abide by all building regulations pertaining to your garage conversion whether or not you need planning permission. These building regulations cover aspects of the conversion including insulation, escape routes, fire proofing and ventilation, so it is often a good idea to utilise an architect to draw up plans and to approve designs in order to ensure compliance with these regulations. You will likely still need to submit plans detailing the change of use of the garage to your local authority. If planning permission is considered from the start of the project, it is far less likely that there will be any trouble further down the line. The majority of planning permission applications in England are approved.

Aberffraw

Aberffraw is a community on the south west coast of the Isle of Anglesey in Wales. It is by the west bank of the River Ffraw, hence its name. In 2011 the community had a population of 620. In the Middle Ages, Aberffraw was the capital of the Kingdom of Gwynedd from 860 AD until 1170. Until the 13th century, the royal palace remained the symbolic throne of the Kings of Gwynedd.

There is a great deal of history behind Aberffraw. There is a Neolithic burial chamber situated there called Barclodiad y Gawres. The community also has a small island called Cribinau with the 13th century church of Saint Cwfan in the middle. The church is sometimes used for the occasional wedding and summer services. St Beuno's Church on Aberffraw itself was built in the 12th century and is a Grade II* listed building.

Bae Trecastle, or Cable Bay, is on the Anglesey Coastal Path and its beach was awarded the Blue Flag rural beach award in 2005. It is well-known to holidaymakers and residents alike.
