Loft conversions are proving to be increasingly popular in the UK. In most homes the loft makes up unused space which would go to better use. Converting can change the room into a bedroom, bathroom, playroom or even ensuite bedroom.

In actual fact there's a lot of potential to transforming your attic, including the added value for your home which can be as much as 20%. Loft conversions are also recommended over a home extension as the infrastructure has already been in place. Furthermore, you won't be removing any garden space.

If the attic conversion would benefit your property and you're interested in more space, compare prices from reputable companies within Henley-on-thames and get the best offer for the work you need completed.

Henley-on-thames

Henley-on-Thames is a town and civil parish on the River Thames in the English county of Oxfordshire. It is located about 7 miles (11 kilometres) northeast of Reading and 7 miles west of Maidenhead. One of its limits has the tripoint of Oxfordshire, Berkshire and Buckinghamshire. It covers an area of around 2.15 square miles. According to the 2011 Census, the town has a permanent population of around 11619 people. The very first record of Henley is from 1179, when it is recorded that King Henry II 'had actually bought land for the creation of buildings'. King John granted the manor of Benson and the town and manor of Henley to Robert Harcourt in 1199. The existing Thursday market, it is regarded, was permitted by a charter of King John. A market was certainly in existence by 1269, despite the fact that the jurors of the assize of 1284 declared to not know by what warrant the earl of Cornwall held a market and fair in the town of Henley. The existing Corpus Christi fair was granted by a charter of Henry VI. Henley is a world-renowned centre for rowing. Each summer, the yearly Henley Royal Regatta is celebrated on Henley Reach, which is a naturally straight stretch of the river just north of the town. It was extended synthetically. The celebration became 'Royal' in 1851, when Prince Albert became patron of the regatta. The River and Rowing Museum, based in Mill Meadows, is the town's one museum. It was formed in 1998, and officially opened by Queen Elizabeth II. The museum, designed by the designer David Chipperfield, presents details on the River Thames, the sport of rowing, and the town of Henley itself. For all of your house enhancements, be sure to identify credible specialists in Henley-on-Thames to make certain of quality.

FAQs

what is a hip to gable loft conversion?

This is a type of loft conversion that extends your roof on the sloping side. It is a great option to go for especially where a hipped roof effectively makes the usable floor area a lot smaller which can be a tricky affair when it comes to putting in a new staircase. Here, the roof is extended from the current ridge in such a way that it effectively fills the gap between them. As a result, this turns the hip (in a hipped roof) into a gable to create space in your roof for a loft conversion - hence the name “hip to gable.

The new gable can be done in whatever way that suits both your taste as well as your property. You can make the new gable construction in woods and then tiled to match your existing roof while you can also go for other options such as brick block pebbledash or rendering. You are also free to fit in a new window into the loft conversion end so as to allow for natural light into the loft space.

A hip to gable loft conversion is mostly found on both semi detached and end terrace buildings, particularly those constructed in the 1930s. Overall, this type of loft conversion is particularly ideal for homes that features a hipped roof and with a sloping roof at the side of the property. Some detached properties can also possess a hipped roof on the side - and as such, a double hip to gable loft conversion can also be deal as it’ll create more loft space for usage. If your home fits into the bill, then you should be aware that once the project is completed, you’ll have plenty of usable space available to both you and your loved ones.

do you need planning permission for a loft conversion?

Typically, loft conversions do not require planning permission except in certain situations. They’re usually covered under what’s known as Permitted Development. Certain building works like loft conversion, rear extension and conservatories are granted planning permission by local authorities. Permitted Development, however, gives you a free range to improve your home without having any issues from the councils or regulations. Before your planned loft conversion can be covered under Permitted Development, there are some certain criteria that must be met. This criteria includes the following:

✓ The extension must not go beyond the existing slope of the roof at the front of the house.

✓ The loft space converted must not go beyond 40 cubic metres in a terraced house.

✓ The roof’s height must not be increased by the extension.

✓ The loft space converted must not reach beyond 50 cubic metres in a detached or semi detached house.

✓ The plan for the extension mustn’t involve structures like balconies, verandas or anything other structures of this nature.

✓ The roof extension should be positioned as far back as possible or at least 20cm from the existing eaves.

✓ The side that faces the window openings should be at least 1.7m beyond the floor and the windows should also be obscured.

✓ The roof extension must not overhang the existing roof or wall of the house.

✓ The materials that are to be used must be similar or the same to the materials that has already been used on the house’s exterior.

However, you should bear in mind that there are some properties that are exempt from Permitted Development. Examples of these type of properties include conservation areas, Areas Of Outstanding Natural Beauty and World Heritage sites. Permitted Development does not also provide coverage for listed buildings.

how disruptive is a loft conversion?

Asides the questions relating to planning permission of a loft conversion as well as the total cost of completing a loft conversion project, this is perhaps the most common question on the loft conversion subject matter. Before making an investment decision, many homeowners will want to know just how disruptive a loft conversion is. Well, we’ve all heard the several horror stories when loft conversion builder with dirty boots tramples all over the fresh and just-acquired shag pile or the noise of the construction loud enough to annoy neighbours from four blocks away or an obvious shortage of teabags, sugar and lots more. Good news is, the disruption of loft conversion is not as bad as people make out. Let’s have a look at how it works!

Just like all other major building projects, a loft conversion is disruptive to your property. However, no two loft conversions are the same, therefore some are certain to be more drastic and invasive than others. In the long run, the project is worth the stress and inconveniences caused and in most cases, it’s usually a very good investment.

Normally, an average loft conversion is expected to last for about 9 to 12 weeks (depending on the complexity of the loft conversion project some might take longer). Some of the factors that affects the duration of a project includes the type of the loft, the design of the loft as well as the style of the property.

Generally, a loft conversion is a lot less disruptive than say completely moving a home. It all has to do with how you’re able to deal with it as a person. And besides, the effect it’s going to have to a large extent depends on the company you hire. A good company will always look to ensure to keep disruptions to a minimal when carrying out the loft conversion project.

how much value does a loft conversion add?

When its impossible to build out and create more space sideways, why can’t you look upwards? As more and more homeowners in the UK are carrying out their loft conversion project, one question that keeps popping up is the amount of value the loft conversion can add to their homes. However, this is a question that is impossible to provide a single and precise answer to. This is because the value that’ll be generated by a loft conversion is largely dependent on a wide range of influencing factors. To give you a vague idea of the loft conversion value to a property, we’ve put forward a research carried out by industry experts so you can know what you’re in for.

Nationwide carried out a research which shows clearly that a loft conversion including an additional bedroom as part of the building plan will increase a house’s value by up to 21 percent. Since the number of rooms a house has is one of the main metrics for house valuations, loft conversion comes in pretty handy as it’s a great and easy way to convert your house from a 4 bedroom house to a 5 bedroom house prior to sale.

Apart from the financial value aspect, loft conversion also adds more value to your lifestyle which is very unlike nearly other financial investments you can make. More space in your house automatically means more storage or a new room as you wish. A new room can be for a growing family or probably to serve as a guest room. It can also be used as a study space or even an office especially with the rapidly growing rate of people working from home. With loft conversion, the possibilities in terms of value are simply endless!
