Are you thinking of a loft space conversion so as to open up space in the house to avoid the requirement to relocate? Then make use of our free and simple service to compare quotes and find the very best cost for the work you want carried out.

Loft conversions are proving to become more popular then ever in the UK. In most houses the loft space accounts for unused space which could go to better use. Converting can turn the area into a bedroom, bathroom, playroom or perhaps ensuite bedroom.

The fact is there's lots of potential to transforming your attic, including the extra value for the home which may be up to 20%. Attic conversions are also suggested over a house extension since the infrastructure is already in place. Plus, you won't be taking away any garden space.

If the loft conversion would benefit your property and you're seeking more room, check quotations from reputable companies within Balerno and get the best offer for the work you wish completed.

Balerno

Balerno is a suburban area of Edinburgh, Scotland positioned 8 miles (13 kilometres) south-west of the city centre, next to Currie and after that Juniper Green. Administratively, Balerno falls within the jurisdiction of the City of Edinburgh Council. Its name derives from the Scottish Gaelic Baile Àirneach, implying "townland/town of the hawthorns". The earliest composed documents of Balhernoch or Balernach are found in the late 13th century. The 18th Century brought considerable growth to the location, with numerous brand-new flax, snuff and paper mills emerging around the Water of Leith and its tributary, the Bavelaw Burn (proof of flax production can be seen in Harlaw Woods). The largest of these mills, Balerno Bank Paper Mill located near the centre of the old village enclosed the early 1980s. After the First World War home structure started in earnest in the area as well as ever since residential stress have almost overloaded industrial as well as commercial ones. There was a brief loop railway running over what is now the Water of Leith Walkway.

FAQs

What kinds of loft conversion are there?

There’s a huge range of different types of loft conversions. The most common are dormer and skylight or Velux conversions. There are also hip to gable and mansard conversions. The type of loft conversion that’s most suitable for your property will depend on the style of roof and the size of your loft.

do you need planning permission for a loft conversion?

Typically, loft conversions do not require planning permission except in certain situations. They’re usually covered under what’s known as Permitted Development. Certain building works like loft conversion, rear extension and conservatories are granted planning permission by local authorities. Permitted Development, however, gives you a free range to improve your home without having any issues from the councils or regulations. Before your planned loft conversion can be covered under Permitted Development, there are some certain criteria that must be met. This criteria includes the following:

✓ The extension must not go beyond the existing slope of the roof at the front of the house.

✓ The loft space converted must not go beyond 40 cubic metres in a terraced house.

✓ The roof’s height must not be increased by the extension.

✓ The loft space converted must not reach beyond 50 cubic metres in a detached or semi detached house.

✓ The plan for the extension mustn’t involve structures like balconies, verandas or anything other structures of this nature.

✓ The roof extension should be positioned as far back as possible or at least 20cm from the existing eaves.

✓ The side that faces the window openings should be at least 1.7m beyond the floor and the windows should also be obscured.

✓ The roof extension must not overhang the existing roof or wall of the house.

✓ The materials that are to be used must be similar or the same to the materials that has already been used on the house’s exterior.

However, you should bear in mind that there are some properties that are exempt from Permitted Development. Examples of these type of properties include conservation areas, Areas Of Outstanding Natural Beauty and World Heritage sites. Permitted Development does not also provide coverage for listed buildings.

an every house have a loft conversion?

If you’re having issues with the amount of space in your home and need an extra space without affecting your garden, loft conversion comes to mind. Not only is it a great solution to creating more living space within a home, but it’s also one of the most budget-friendly solutions you can count on to expand your space by thinking upwards rather than sideways. So if you’re thinking about converting your loft, one thing that almost immediately comes to mind is whether or not your house is suitable for loft conversion.

To answer the question of whether every house can have a loft conversion is a very simple one. Generally, not every house is suitable for loft conversion. This is due to the fact that each and every loft space - from the stairways below and floors to the rafters and the roof up above, is unique. Therefore, the best way to really figure out whether or not a house’s loft offers the potential for conversion is to get in touch with a loft specialist.

So what can make a house not suitable for a loft conversion? Let’s take a closer look!

✓ A house will not be suitable for a loft conversion if the height of the ceiling happens to be too low and it’ll not be possible to have it raised.

✓ If you do not own own the freehold to the loft space, you won’t be able to convert the loft. Surprisingly, this happens to be a common issue in London.

✓ You will not be able to convert your loft if you reside in a conservation area or in a listed building. But you can identify a design solution that’ll still comply with the conservation rules and keep planners happy.

how disruptive is a loft conversion?

Asides the questions relating to planning permission of a loft conversion as well as the total cost of completing a loft conversion project, this is perhaps the most common question on the loft conversion subject matter. Before making an investment decision, many homeowners will want to know just how disruptive a loft conversion is. Well, we’ve all heard the several horror stories when loft conversion builder with dirty boots tramples all over the fresh and just-acquired shag pile or the noise of the construction loud enough to annoy neighbours from four blocks away or an obvious shortage of teabags, sugar and lots more. Good news is, the disruption of loft conversion is not as bad as people make out. Let’s have a look at how it works!

Just like all other major building projects, a loft conversion is disruptive to your property. However, no two loft conversions are the same, therefore some are certain to be more drastic and invasive than others. In the long run, the project is worth the stress and inconveniences caused and in most cases, it’s usually a very good investment.

Normally, an average loft conversion is expected to last for about 9 to 12 weeks (depending on the complexity of the loft conversion project some might take longer). Some of the factors that affects the duration of a project includes the type of the loft, the design of the loft as well as the style of the property.

Generally, a loft conversion is a lot less disruptive than say completely moving a home. It all has to do with how you’re able to deal with it as a person. And besides, the effect it’s going to have to a large extent depends on the company you hire. A good company will always look to ensure to keep disruptions to a minimal when carrying out the loft conversion project.
