Ivybridge

Ivybridge is a small town and civil parish in the South Hams, in Devon, England. It sits about 9 miles (14.5 kilometres) east of Plymouth. It is at the southern extremity of Dartmoor, a National Park of England and Wales and lies along the A38 'Devon Expressway' road. In accordance with the 2011 Census, the town has a permanent population of around 11851 people. Specified in documents as early as the 13th century, Ivybridge's early history is marked by its status as an essential crossing-point over the River Erme on the Exeter-to-Plymouth route. In the 16th century, mills were built making use of the River Erme's power. The parish of Saint John was formed in 1836, with Ivybridge becoming a civil parish in 1894. It emerged as a town in 1977. The early urbanisation and advancement of Ivybridge primarily coincided with the Industrial Revolution. When the South Devon Railway Company constructed its train route through Ivybridge in the 19th century, a paper mill was built in addition to it, which triggered an increase in housing close by. The paper mill closed in the beginning of the 21st century, after being in operation for over 150 years in the town, and the buildings are being converted to homes and shops. The shopping area is mostly along Fore Street, with some little shops and restaurants situated in the Glanvilles Mill shopping centre which is accessible from Fore Street. The shopping centre features over 35 shops, which includes both regional and nationwide chain stores, in addition to restaurants and cafés. Though sometimes cited as a dormitory town, lots of people work in the town itself, and farming continues to play an economic role for Ivybridge's hinterland. The area surrounding Ivybridge is almost totally farmland. For all your home makeovers, make certain to identify trusted professionals in Ivybridge to make certain of quality.

For most people the garage is literally a dumping ground that’s never fully utilized as such. In recent times, the garage is now being used to store a variety of other stuffs asides a car which includes garden furniture, tools and appliances, utilities such as washing machine, fridge and freezer as well as food and groceries. If you’ve decided to convert your garage, you’d probably want to know the how long the project will take. There are a wide range of factors that can determine the duration of a garage conversion project. These factors include:

• If the foundation needs reinforcing

• If the floors, walls, or roofs are in a bad condition.

• If the ceiling height needs some raising

• If the insulation required in newer builds.

All aforementioned factors will make the garage conversion project take longer than expected. However, in normal situations garage conversions are relatively quick to complete once you start the building works. A single-car conversion will usually take about 3 to 4 weeks to complete depending on the existing garage’s structure.

How long will my garage conversion take?

It’s often said that a garage conversion can take anywhere between 1 week to 1 month, depending on the size and scope. But many standard conversions without any plumbing can take as little as 5 days. Your contractor will be able to tell you exactly how long your garage conversion will take.

Will the company deal with the building control application?

Most companies will make the building control application on your behalf and ensure that all the work is completed to the right standards. When a building inspector has inspected it, you’ll get a certificate. It usually takes around 6-8 weeks after completion to come.

do i need building regs for a garage conversion?

Are you considering converting your garage into a more usable space in your home? If yes, then you’d probably want to know if you’ll require building regs before converting the garage. The answer to this question is yes. Although you may not require planning approval to convert your garage into a more usable space, but you’d usually need approval under the Building Regulations.

When re-structuring your garage into a habitable space, the following should be taken into consideration: structural alterations, ventilation, moisture proofing, insulation, fireproofing, escape routes as well as the submission of a building building notice or full plan application to the local council in order to inform them about the planned project.

• Walls

You’ll require an approval if you plan to infill the garage door with a window and a new wall. This is because the garage may have been built of a shallow slab which implies that a new foundation would be needed for the new wall construction.

• Floor

In addition, there may also be the need to to alter the floor level in such a way that it matches that of the remaining parts of the house.

• Ventilation

According to the Building Regulations requirements, there’s a need for adequate ventilation for each individual rooms which includes garage conversions for general health purposes. What’s going to determine the ventilation level that’ll be required is the frequency at which the room is used. Ventilation can be provided through purge or simply opening the window or via trickle ventilation.
