If you have a unused garage area, why not look at a conversion within Burnham-on-sea to make the most from your house. Take a look at around four free quotations with this service and get the ideal price for a conversion.

One of the main advantages with a garage conversion is that the space can be changed quickly for the extra room you need, whether it's for a growing family or simply just to add to the price of your house.

A garage conversion suggests you won't have to move for more space, which may help you save thousands of pounds on solicitor fees, estate agent payments and stamp duty. And the extra room could be converted into whatever you need, no matter whether it's an expansion to the living area or kitchen, or a separate room entirely.

With the infrastructure already in place it's clear that a garage conversion will be less costly than building an extension as well, and won't consume valuable space in your garden. With the exterior not likely to change too, it's a good way to get around rules for conservation areas as well as listed buildings.

Should you be serious about converting your garage, compare quotes from companies within Burnham-on-sea using our quick service to receive the best offer available.

Burnham-on-sea

Burnham-on-Sea is a town in Somerset, located on the mouth of the River Parrett and Bridgewater Bay. Before the 18th century, Burnham was a tiny fishing village. Its growth started when it became a popular seaside resort throughout the Victorian time, at a time when seaside holidays were extremely popular. It's part of the parish of Burnham-on-Sea and Heybridge, and it shares a town council with Highbridge, a neighbouring market town. At the time of the 2011 Census, the permanent resident population of the town was roughly 19,576. Due to the town's positioning on the edge of the Somerset Levels and moors where they meet the Bristol Channel, Burnham's history is dominated by land reclamation and sea defences since the Roman era. Resulting from the town's position near the mouth of the River Parrett, there is a high danger to boats in the location. Lighthouses are, consequently, substantial landmarks in the town, with the original lighthouse, the Round Tower, constructed to take over from the light on the top of the 14th-century town of St. Andrews Church used to decrease the amount of shipwrecks. The High Lighthouse is 34 metres tall, and one lighthouse is known as 'Lighthouse on Legs'. The construction of a stone pier was completed in 1858 by the Somerset Central Railway. Shortly after its establishment in 1860, a steamer service to Wales started, although it wasn't a commercial success. A second steamer service, concrete pier, completed after 3 years of work in 1914, is known as the shortest pier in Britain. In spite of its tiny size, the pier was shortlisted as being on the list of top five piers in Britain. For all of your property improvement jobs, be certain that you select trusted professionals in Burnham-on-Sea to ensure that you get a top quality service .

FAQs

do i need planning permission for a garage conversion?

Are you thinking about converting your garage into a new space? Be it a new bedroom, gym, library or playroom, one thing you’ll have to consider before getting started is whether or not you’re going to require a planning permission. Unlike extensions that needs additional space, garage conversion is all about changing the existing structure of a space that’s already available to you - your garage. As a result, these projects are mostly covered by a planning policy that’s a bit different.

For a garage conversion, it’s very unlikely that you’ll need a planning permission. As a matter of fact, only 10 percent of garage conversions has been estimated to need a full planning permission, with the others coming under the permitted development rights. The permitted development rights, however, only provides coverage for home improvements that’s internal which implies that so far you’re not trying to enlarge your garage, you’ll not require a planning permission. But if otherwise, you’ll have to submit an application before commencing your project.

If you’re looking to comply with the permitted development rights, then your project must comply with some specific guidelines. These rules include the following:

• The work should be internal. No plans to enlarge or extend the existing garage.

• You should make sure that the materials used in carrying out the garage conversion is the same with the materials used in building the existing house.

• The building should not be extended.

You may, however, require a planning permission if you’re going to change a detached garage into a living space which could be a bedroom, small annexe or a living room.

Some houses excluded from the permitted development rights include flats, listed buildings, some new developments and most homes in a conservation area.

how much does a garage conversion cost?

Are you looking to create some more space in your home with your garage being almost dispensable? If yes, then considering a garage conversion project may be the way to go. Unlike many other extension options, garage conversion does not take up an additional space as it only changes the current structure of the garage. As a result, the cost of completing a garage conversion project can be relatively attractive when compared to other space creating alternatives. So exactly how much would a garage conversion project cost? Well, there’s no precise answer for this as several influencing factors come to play. However, in this guide we’ll give you a rough idea of the average costs that you’re likely going to encounter. Some of the factors that can influence your budget dramatically includes the following:

• The size of the conversion. The larger the size of the garage per square feet, the more cost you’ll have to expend.

• The type of your property - listed buildings are usually more expensive.

• Your location in the UK. If you stay in London where there’s a higher demand, you’ll most likely pay more.

• You’re likely to pay more if a specialist knowledge is required.

• The amount of glazing to be installed

• Quality of the materials to be incorporated.

• Quality of the professional to carry out the installation service.

On average, when it comes to garage conversion projects, you’re likely to pay the following depending on the per square metre given:

• A single garage of about 15 square metre will cost within the range of £6,000 to £15,000.

• A double garage of about 30 square metre will cost within the range of £12,000 to £30,000.

how much is a single garage conversion?

Converting your garage into a habitable room can be an option that’s too good to pass up especially when you’re in dire need of more living space in your home. If you’re in a similar situation and considering the cost of a single garage conversion in your home, then you’ve come to the right place! The fact is, the cost of a single garage conversion is dependent on a number of influencing factors which includes your specific plans as well as your location. Generally, the price of garage remodel is expected to cost about half of what you’ll incur when building a home extension or addition from scratch. However, before commencing a project of this magnitude you should put into consideration some things.

A single garage conversion is a huge job which typically involves wall insulation, floor raising, heating addition, cool and ventilation as well as updating doors and windows. Before you get started you should consider if converting your single garage into a room is a good option, whether a permit is required to convert a garage, the type of room a garage can become, does it add value to your home and how much its going to cost.

Just like any other home improvement project, garage conversion cost varies depending on several factors like your garage space specifications. Other factors include the general condition of your garage - the condition of your foundation, walls, floors or roofs, the ceiling and more, planning applications, your location, the services of a structural engineer, internal or external garages etc. According to Santander, the average cost of converting a single garage costs approximately £6,300. However, considering the aforementioned influencing factors we’d expect the cost of a single garage conversion to cost within the range of £5,500 to £10,500.

do you need an architect for a garage conversion?
Have you decided to convert that under-utilized space ( garage) in your home to a more habitable space where you can do anything asides general storage or parking a car? If yes, then you’d probably want to know where to start or if you’d require an architect to get started. Well, you’re not alone! This is one of the most frequently asked questions when it comes to garage conversions and reasonably so. Talking about where to get started, when it comes to home improvement projects the first step to take is determining whether or not you’d require a planning permission or if your proposed garage conversion is covered under permitted development rights. Once you’ve been able to conclude on that, the next step is deciding whether you’re going to complete the project yourself, hire the services of tradesmen or employing a builder. And this ultimately brings us to the question of whether you’ll need an architect for a garage conversion. To get started, it’s highly recommended that you employ the services of a professional architect or an architectural technologist to assist in designing your garage conversion. However, most garage conversion projects are straightforward with no complex changes to be made so far you wish to avoid applying for a planning permission and staying within the set guidelines of the permitted development rights. In such events, if you’re properly trained and well experienced in the field, then it may be cost effective to design your garage conversion by yourself. It should, however, be noted that it all depends on your personal preferences and budget. If you’re on tight budget and don’t mind a straightforward design, you can save cost by not hiring an architect.
