Garage conversion specialists in Brackley

For those who have a rarely used garage, why not look at a conversion within Brackley to make the most from the house. Contrast around 4 free quotations with this service and find the best price for a conversion.

One of the major benefits with a garage conversion is that the space can be transformed quickly for the additional room you will need, regardless of whether it's for a growing family or simply to add to the value of your home.

A garage conversion suggests you won't need to relocate for more space, which could save thousands of pounds on solicitor costs, estate agent payments and stamp duty. And the extra space can be converted into whatever you need, whether it's an extension to the living area or kitchen, or even a separate room entirely.

With the structure already in position it's evident that a garage conversion will be cheaper than creating an extension also, and won't eat valuable space in your garden. With the exterior unlikely to change too, it's a good way to bypass regulations for conservation areas as well as listed buildings.

Should you be keen on converting your garage, compare and contrast quotations from companies within Brackley using our easy and quick service to get the very best deal available.

Brackley

Brackley is a town within south Northamptonshire. It is about 19 miles (31 kilometres) from Oxford and 22 miles (35 kilometres) from Northampton. In the past, it was a market town which focused on the wool and lace trade, it was founded on the intersecting trade routes in between London, Birmingham and the English Midlands and between Cambridge and Oxford. Brackley has a resident population of approximately 13,000 (2011 Census) which has increased considerably from 2,467 in 1901. The town was the location of a historically important meeting amongst the barons and representatives of the King in 1215, the year of the Magna Carta. In 1602, the metaphysical poet John Donne was elected as Member of Parliament for the constituency of Brackley. Brackley is near the Silverstone racing circuit, and features some industry associated with Formula One racing, particularly the Mercedes AMG Petronas F1 Team which is primarily based within the town, as well as the Force India F1 team which operates a wind tunnel on the old site of the north railway station. On the east edge of the town is H. Bronnley & Co., makers of hand-made soaps who hold Royal Warrants of Appointment for supplying Queen Elizabeth II and the Prince of Wales. The Brackley Morris Men are one of only seven 'traditional Cotswold' Morris dancing sides remaining in England and the only 1 to survive in Northamptonshire. Their history dates back to the 1600s when a solid silver communion plate was given to the parish. The plate that is still in the possession of St Peters Church is dated 1623, and is inscribed with the names of seven men, whom local folklore believes to have been the morris dancers. Brackley boasts football, rugby and tennis clubs. For all your home improvement projects, be certain that you use trusted professionals in Brackley to ensure that you get an excellent quality service.

FAQs

what is a garage conversion?

What is your garage being used for? If your answer is anything besides your vehicle, you’re in the majority in the UK. In the country, according to a research by Admiralty Loans, several home and property owners now use their garage as dumping ground for all sorts of stuffs asides a car. Ultimately, this gives rise to garage conversions as the more or less underutilized space can be converted into a living space which can be more beneficial while also adding more value to the property.

A garage conversion is a fast and relatively affordable route to adding more floor space within your home. It’s basically the act of changing your garage into something other than a storage or a place in which you can park your car. This can be anything from a bedroom to a playroom and anything in between. It’s a great way to provide extra space to allow your family to spread out and have more privacy while still within the walls of your home.

A garage conversion project is a huge one which mostly does not require a planning application so far the conversion is internal. However if you’re planning to increase the garage’s size or change the exterior of your home, or convert your garage into a separate room, then you may require a planning permission before getting started. It’s always wise to consult your local authority before carrying out any work to be on the safer side.

A project of garage conversion’s magnitude is better left to a reliable professional who have the experience when it comes to dealing with building regulations and more. This way, you’d also get to save yourself some headaches and some extra cash which may result from possible costly errors.

how much value does a garage conversion add?

It’s a fact that a garage conversion can go a long way to add a resale value to a home or property. Therefore, in the event whereby your home already has parking facilities in place you can put into consideration converting your garage into a habitable space which will add to the sales price of the house by adding an extra room or increasing the floor space. So exactly how much does a garage conversion add to your home’s resale value?

Garage conversions can be seen as a cost effective means of adding more space to your house. However, not only does it add space, but can also add up to 20 percent to the value of your home. It’s also a way of adding an extra living space to your home that’s not under strict planning complication unlike the alternatives. Generally, if your garage happens to be connected to your house, the cost of converting it to another room should between £10,000 to £20,000. As a home owner, converting your garage into an extra room can help increase the value of your home by up to £45,000. And if you’re to comply with the set rules under permitted development rights, you may not even require to submit a planning application.

In the event whereby your garage is detached from your house or perhaps you live in a flat ( or maisonette) or a listed building , you’ll need to apply to the local authority before commencing your project. It’s always wise to check if there aren’t any planning conditions attached to your home or property.

how long does a garage conversion take?

Garage conversion is a great way to add extra usable space to your home without having to extend your property. A fun fact is that, in the UK if you have your car parked in the garage, you’re in the minority. According to a research carried out by Admiral Loans, just about 33 percent of home owners in the UK store their cars in the garage. For most people the garage is literally a dumping ground that’s never fully utilized as such. In recent times, the garage is now being used to store a variety of other stuffs asides a car which includes garden furniture, tools and appliances, utilities such as washing machine, fridge and freezer as well as food and groceries. These facts show that more and more people are underutilizing their garage when they may actually be in need of more usable space in their property. So why not put into consideration converting the garage into a new space that would be able to serve more purpose?

If you’ve decided to convert your garage, you’d probably want to know the how long the project will take. There are a wide range of factors that can determine the duration of a garage conversion project. These factors include:

• If the foundation needs reinforcing

• If the floors, walls, or roofs are in a bad condition.

• If the ceiling height needs some raising

• If the insulation required in newer builds.

All aforementioned factors will make the garage conversion project take longer than expected. However, in normal situations garage conversions are relatively quick to complete once you start the building works. A single-car conversion will usually take about 3 to 4 weeks to complete depending on the existing garage’s structure.

How long will my garage conversion take?

It’s often said that a garage conversion can take anywhere between 1 week to 1 month, depending on the size and scope. But many standard conversions without any plumbing can take as little as 5 days. Your contractor will be able to tell you exactly how long your garage conversion will take.
