Baldock

Baldock is a historic market town in the local government district of North Hertfordshire in the ceremonial county of Hertfordshire, England where the River Ivel rises. It is situated 33 miles (53 km) north of London, and boasts a population of about 9900. Nearby towns are Royston towards the northeast, Letchworth and Hitchin to the southwest and Stevenage towards the south. The modern layout of the town and several buildings in the centre date back to the sixteenth century, with the oldest dating back to the fourteenth century. The town thrived where the old Great North Road and the Icknield Way crossed. In spite of the construction of the A1(M) motorway in 1963, which bypassed the town, and which was named the Baldock Bypass for some years, it was still a major traffic bottleneck until March 2006, when a new bypass removed the A505 road, a part of the old Icknield Way east of Baldock. Since the 16th century, Baldock has been a centre for malting, subsequently becoming a regional brewing centre with no less than three substantial brewers in operation at the end of the 19th century, in spite of a drop in demand for the types of beer made locally. The 1881 Census notes approximately thirty drinking establishments. During the early twentieth century, a big number of pubs remained open, several of which were sustained by the adjacent and considerably bigger town of Letchworth, which had no alcohol retailers before 1958, and had only 2 pubs and one hotel bar till the mid-1990s. Its larger population had for many years visited both Baldock and Hitchin for refreshment. For all your property upgrades, be certain that you use trustworthy professionals in Baldock to make sure that you get the best quality service.

FAQs

how much does a garage conversion cost?

Are you looking to create some more space in your home with your garage being almost dispensable? If yes, then considering a garage conversion project may be the way to go. Unlike many other extension options, garage conversion does not take up an additional space as it only changes the current structure of the garage. As a result, the cost of completing a garage conversion project can be relatively attractive when compared to other space creating alternatives. So exactly how much would a garage conversion project cost? Well, there’s no precise answer for this as several influencing factors come to play. However, in this guide we’ll give you a rough idea of the average costs that you’re likely going to encounter. Some of the factors that can influence your budget dramatically includes the following:

• The size of the conversion. The larger the size of the garage per square feet, the more cost you’ll have to expend.

• The type of your property - listed buildings are usually more expensive.

• Your location in the UK. If you stay in London where there’s a higher demand, you’ll most likely pay more.

• You’re likely to pay more if a specialist knowledge is required.

• The amount of glazing to be installed

• Quality of the materials to be incorporated.

• Quality of the professional to carry out the installation service.

On average, when it comes to garage conversion projects, you’re likely to pay the following depending on the per square metre given:

• A single garage of about 15 square metre will cost within the range of £6,000 to £15,000.

• A double garage of about 30 square metre will cost within the range of £12,000 to £30,000.

how much value does a garage conversion add?

It’s a fact that a garage conversion can go a long way to add a resale value to a home or property. Therefore, in the event whereby your home already has parking facilities in place you can put into consideration converting your garage into a habitable space which will add to the sales price of the house by adding an extra room or increasing the floor space. So exactly how much does a garage conversion add to your home’s resale value?

Garage conversions can be seen as a cost effective means of adding more space to your house. However, not only does it add space, but can also add up to 20 percent to the value of your home. It’s also a way of adding an extra living space to your home that’s not under strict planning complication unlike the alternatives. Generally, if your garage happens to be connected to your house, the cost of converting it to another room should between £10,000 to £20,000. As a home owner, converting your garage into an extra room can help increase the value of your home by up to £45,000. And if you’re to comply with the set rules under permitted development rights, you may not even require to submit a planning application.

In the event whereby your garage is detached from your house or perhaps you live in a flat ( or maisonette) or a listed building , you’ll need to apply to the local authority before commencing your project. It’s always wise to check if there aren’t any planning conditions attached to your home or property.

do i need building regs for a garage conversion?

Are you considering converting your garage into a more usable space in your home? If yes, then you’d probably want to know if you’ll require building regs before converting the garage. The answer to this question is yes. Although you may not require planning approval to convert your garage into a more usable space, but you’d usually need approval under the Building Regulations.

When re-structuring your garage into a habitable space, the following should be taken into consideration: structural alterations, ventilation, moisture proofing, insulation, fireproofing, escape routes as well as the submission of a building building notice or full plan application to the local council in order to inform them about the planned project.

• Walls

You’ll require an approval if you plan to infill the garage door with a window and a new wall. This is because the garage may have been built of a shallow slab which implies that a new foundation would be needed for the new wall construction.

• Floor

Even though there’s a high possibility that the garage floor is strong enough for domestic use since its designed to withstand the weight of vehicles, you may however need to upgrade to make sure it suitable for both thermal insulation and damp proofing. In addition, there may also be the need to to alter the floor level in such a way that it matches that of the remaining parts of the house.

• Ventilation

According to the Building Regulations requirements, there’s a need for adequate ventilation for each individual rooms which includes garage conversions for general health purposes. What’s going to determine the ventilation level that’ll be required is the frequency at which the room is used. Ventilation can be provided through purge or simply opening the window or via trickle ventilation.

what is a garage conversion?

What is your garage being used for? If your answer is anything besides your vehicle, you’re in the majority in the UK. In the country, according to a research by Admiralty Loans, several home and property owners now use their garage as dumping ground for all sorts of stuffs asides a car. Ultimately, this gives rise to garage conversions as the more or less underutilized space can be converted into a living space which can be more beneficial while also adding more value to the property.

A garage conversion is a fast and relatively affordable route to adding more floor space within your home. It’s basically the act of changing your garage into something other than a storage or a place in which you can park your car. This can be anything from a bedroom to a playroom and anything in between. It’s a great way to provide extra space to allow your family to spread out and have more privacy while still within the walls of your home.

A garage conversion project is a huge one which mostly does not require a planning application so far the conversion is internal. However if you’re planning to increase the garage’s size or change the exterior of your home, or convert your garage into a separate room, then you may require a planning permission before getting started. It’s always wise to consult your local authority before carrying out any work to be on the safer side.

A project of garage conversion’s magnitude is better left to a reliable professional who have the experience when it comes to dealing with building regulations and more. This way, you’d also get to save yourself some headaches and some extra cash which may result from possible costly errors.
