Roofer FAQs

will my roof leak with missing ridge tiles?

Will My Roof Leak With Missing Ridge Tiles?

Your roof is the first line of defence against the elements. Therefore, if you want your home protected at all times, there’s a need to ensure a professional inspection of your home at least once a year. However, there are certain issues that you do not have to wait for a professional to be able to spot by yourself. And an example of this includes a missing ridge tile. This issue is noticeable from the ground level while some tiles may even fall off and notifying you in the process. If you’re currently facing this kind of challenge, you’d probably want to know if the missing ridge tiles can cause your roof to leak. In this article, we aim to answer this question and more. Let’s take a look!

Firstly, there are a number of causes of missing tiles or slates and the most obvious is the weather. When the wind or rain gets very high, it can pull your tiles out of place and even more more, if they weren’t properly installed in the first place. Secondly, there’s also a chance that the nails may wear away. These are the nails that holds your ridge tiles in place, they can rust and wear away, hence leading to missing ridge tiles.

Therefore, the short answer to the question is yes, missing ridge tiles can cause your roof to leak. Even if it doesn’t leave a visible gap in your roof’s covering, it’ll create a break in the roof which weather can easily penetrate. And allowing this to happen makes the other tiles more susceptible to damage which won’t be good for the entire house as well as your pocket. Hence, once you notice a missing ridge tile ensure to have it replaced as soon as possible.

Are tiles suitable for an area with strong winds?

Strong winds can cause extensive damage to unprotected rooftops and in fact tiles act as very suitable protection. The extra weight they provide is great at countering high wind loads and if anything is damaged during severe weather, replacing tiles is straight forward for professional roofers. When you compare this to lightweight materials there’s a significant difference. If you wish to have extra protection, experts recommended having sarking fitted.

How much does a flat roof cost to repair?

How much a flat roof costs to repair depends on a few factors. Is your flat roof on a garage or an extension? What is the flat roof made from? It’s always best to get a few quotes to compare prices, but we’ll give you a rough idea here. If your flat roof was installed in the 1990s or earlier, it’s likely that you’ll see some leaks or damage soon. Felt flat roofs used to be installed completely flat, which meant that water couldn’t run off. That means that water pools and can create moss and damp. Sun exposure can also damage the felt, causing damage and eventually holes that lead to leaks. If you’re lucky enough to have got away with just needing a flat roof repair, this should set you back an average of £100 per square metre. If your roof is sagging due to the weight of it putting pressure on the timber frame, you might need additional joists – which could cost anywhere between £1,000 and £2,000, depending on how many you need. But if the problem is due to the internal part of the roof system becoming waterlogged, you could be looking at over £5,000. If your roof is severely leaking or the timber joists are rotting, it might be more cost effective to replace your flat roof. If you keep forking out for repairs, it will eventually be cheaper just to replace the whole thing, which could cost around £2,000.

how much are roof tiles?

How Much Are Roof Tiles?

The way your roof looks speak volumes about your home or property. When you have an attractive roof installed, you give a huge impression of how beautiful the interior of your house is.

Roof tiles are the prefect roofing material if you wish to have your house looking elegant and decent. However, what turns off most homeowners about roof tiles is the belief that the prices are not budget friendly. This is absolutely false and in this article, we’re going to give you a rough estimate of the cost of roof tiles.

The price of roof tiles includes the cost of removing and getting rid of the old roofing materials, the cost of purchasing new roof tiles in the market as well as the cost of installing them on your house. There are a plethora of factors that affects the cost of roof tiles. These factors include the height and size of the roof, the roof’s design, the roof’s pitch, incidental costs of labour, the company hired as well as your location. What’s more? A roof with a complicated design such as hips and valleys will also generally cost more than simpler ones. Also, if you happen to reside in a place like London with higher cost of living and greater demand, the cost is also likely to be higher than other regions. As a result, providing an accurate cost of roof tiles is simply not possible.

Generally, the cost of having an entire roof retiled will cost within the range of £10,000 to about £20,000. For a more accurate estimate, you’ll have to identify reputable roofing professionals within your local area and find the roof tile prices that perfectly suits your budget.

how much does roof repair cost?

How Much Does Roof Repair Cost?

With the typical British weather, the roof is always subjected to enough battering every single day. With that type of events, you’d expect to find some chimney pots on the floor or roof tiles to go missing every once in a while. When these minor roof issues occur, a professional roofer is always in hand to easily resolve these problems. However, there are times in which the roof will be in a terrible condition with persistent leaks which is beyond the capacity of a roofer to resolve. In such cases, you may have to consider having the roof replaced as the best choice.

If you’re currently facing some issues with your roof and you need it repaired, then you’d probably want to know just how much it’ll cost to complete the project. In the UK, a roof repair cost can be within the range of £100 to £12,000 based on a number of influencing factors such as where the property is located as well as the size of the property. For instance, if you happen to stay in London where the demand is higher and there’s also the high cost of living, roof repair costs tend to be a bit more costly.

Let’s look at a simple breakdown of some roof repair jobs. These includes the following:

✓ Cost of renovating the roof on a detached four bedroom house using slate ( two story house) will range between £6300 to £12000.

✓ Cost of renovating the roof on a two story semi detached house using slate will range between £5000 to £7400.

✓ Cost of renovating full roof on a two bedroom bungalow using slate will range between £4000 to £5900.

How to fit a velux window into a slate roof?

Fitting a Velux window into a slate roof is very similar to the way you’d install it in other roof types. All roof windows, whether a Velux-branded one or not, will come with detailed instructions for you to follow if you want to have a go at fitting it yourself. But here are some brief instructions to give you an idea of what’s involved in installing a Velux window into a slate roof:

  1. After you’ve removed the Velux window from its packaging, remove the sash (the part that opens) from the frame, according to the manufacturer’s instructions.
  2. Next, you need to prepare the opening for the window. You can often cut through the felt, remove one of the battens from under a slate, then slide all the slate tiles into the roof space. You should then make the cut 40-60mm wider than the window, cutting away roof timbers then replacing them with more around the opening to strengthen it.
  3. The roof window’s bottom brackets need to be installed on one of the existing battens for the slate roof. One of the slate courses should line up 105mm below the top edge of the batten you use.
  4. Then, measure from the top edge of the batten upwards to the height of the window plus 45mm. This is where the top installation batten should be installed, with an overhang of 100mm on each side.
  5. Remove the course of slates below the window, trim any excess felt and fold it over the surrounding timber. This helps with waterproofing.
  6. Add the insulation collar according to the Velux window manufacturer’s instructions.
  7. Place the frame in the opening, adding the brackets according to the instructions. You’ll find that lots of roof windows have pre-drilled holes to make it easy for you.
  8. Replace the sash and line up the hinges. Take a look at the opening at the bottom between the sash and the frame – it should be even along the entire width. Remove the sash again to fix the upper brackets according to instructions.
  9. Add the underfelt collar for your roof window as instructed by the manufacturer, then replace any slates at the bottom. You might need to cut them to size.
  10. Next, add the flashing according to the instructions, along with any parts that are not yet attached, including the hood section and top flashing piece.
  11. Replace all the slates around the window, allowing 60-100mm of space between the course of slates above the window and the top of the window to allow for rainwater drainage. Then replace the sash into the frame again.
  12. Add the vapour barrier on the inside of the window using the screws provided, then tape it to the existing vapour barrier to prevent moisture from reaching your roof structure.

And that’s it! If you think that sounds a bit complicated, ask a roofer or window installer to fit your roof window into a slate roof for you. You’ll get a better finish and you can be sure that you won’t get any leaks from a botched installation.

Should I clean my chimney myself?

In the UK, fireplaces are a very common addition to homes and property and reasonably so. Not only do they represent a great source of heat, but they’re also quite timeless in their beauty, thereby adding more value to your property. Now every fireplace possesses some sort of chimney, asides from the ones that are ventless. And while you might not be aware, every chimney poses a number of dangers which includes being a fire hazard and can also lead to carbon monoxide poisoning as a result of improper or lack maintenance.

Since your chimney will be clogged up over time with all sorts of soot and often cleaned from the top of the roof, cleaning of a chimney comes with a huge amount of risk. As a result, you run the risk of falling off if you decide to clean one by yourself. And even if you’re the type that’s comfortable being on high level places, you should know cleaning a chimney is not the most pleasant of jobs. It can be quite messy as accumulated creosote and soot can drop into your home causing a cloud which covers both the floor, furniture and any other thing you have in the room. Furthermore, chimney cleaning requires specialized skills and knowledge which professionals have acquired after several practices. For instance, missing out on a spot can result in an unchecked chimney fire or a masonry crack.

The simple answer to this question is, therefore, a big NO - you should leave the cleaning to the professionals.  Professionals are not just limited to chimney cleaning; they’re trained to identify any structural issues while also being able to carry out a close analysis of the chimney. They’ll fix minor issues on site and give you a peace mind for any future wood burning activities.

What is a Flat roof repair?

A leaky flat roof is one of those things every home and property owner would rather prefer to avoid. Not only can it be extremely frustrating to deal with, but it can also have a grave impact on the overall integrity and value of your property especially when things are not done properly. Generally, all leaky roofs pose serious problems, however, a leak in a flat roof is even a lot more complicated. Ranging from the quite simple repairs to the incredibly complex fixes, flat roof repair (also known as low slope roof repair) is be seriously problematic and at times, can call for a reconstruction which involves complicated roof insurance as well as an experienced professional support.

Flat roof repair consists of many different types. Cap sheet roofs possess layers of material glued together with hot asphalt, including a roll of mineral surface glue using asphalt to the top rather than gravel. The tar and gravel roofs also possess layers of material glued together with the help of hot asphalt, with the use of asphalt on top as well as gravel included in the asphalt. A modified bitumen roof possesses more strength when compared to a cap sheet roof or the conventional tar and gravel roof. This can be 2 or 3 plies, smooth or with a mineral surface, torched on, mopped on or self adhering. What’s more? A TPO roof is a single ply roof which is usually heat welded together. A PVC roof is also a single ply roof that’s heat welded together while an EPDM is a single ply roof that’s glued together. The foam roofs as well as various coatings are incorporated to reflect the sun’s UV rays and also to maintain and seal the roof.
