Single storey extensions are a great way to add space and value to your home. A single storey extension can be quite affordable and they are suited to many homes. Smaller sized single storey home extensions can be built without having to apply for planning permission as they are covered under permitted development rights. Sizeable single storey extensions will still need planning permission. Single storey home extensions can also often be positioned to either the side or back of your property. Single storey home extensions are often used to extend kitchens or to put in a downstairs study or utility room.

Additionally, they are often used to make a larger open plan area in the downstairs of the home that may be used as a kitchen diner or living area. Adding roof lamps and bifold doors to your home extension will create a huge airy space that creates a seamless transition into the garden. While single storey home extensions may appear simpler than other varieties of extension, careful planning is essential to make sure that the new space is functional and attractive. Certified architects and building contractors can give you advice on the most appropriate design for your home extension, considering the specifications of the new space as well as the best way to complement the pre-existing building. Your single storey home extension could be designed to complement your current property and make use of similar materials for its construction or be made to contrast, giving a striking effect by using different materials.

Side return extensions create the tiniest additional area so are frequently the most inexpensive alternative, while a wraparound kitchen area extension will develop the most room and have the most pricy fittings and components.
  • Building Regulations

Nonetheless, if you are developing an extension onto an older residence, there might be some unexpected prices. This is particularly real if the home has not lately been upgraded. Ashford

Ashford is a town in Kent, England. It lies on the River Great Stour at the south of the North Downs which is about 61 miles south east of central London. At the time of the 2011 census, the population was 74,204. Ashford gets its name from an Old English word which meant a ford near a clump of ash trees.

Ashford has been a market town since the 13th century, and a regular market still takes place there. It has been a communication hub for many years and stands at the centre of five railway lines which have been there since the 19th century. The town grew as the construction of the railways contributed to employment. The international passenger station is now a European communications centre, and new lines run between London at the Channel Tunnel via HS 1.

The town has been in plans for expansion since the 1960s. A shopping centre, named County Square, was opened in the late 1980s as an extension and redevelopment of the Tufton Centre. The award winning Ashford Designer Outlet was built in 2000. The Templer Barracks at Repton Park have also been redeveloped.

A popular local landmark is St Mary's Church, which was built in the 13th century and expanded in the 15th. The church not only host worship but also entertainment. Ashford also has two grammar schools, named the Norton Knatchbull School, established in the 17th century, and the Highworth Grammar School for Girls, established in 1904.

FAQs

do i need planning permission for a kitchen extension?

If you’re planning to construct a kitchen extension on your property, one of the first things that comes to mind is whether or not you’ll require a planning permission before you proceed. Generally, kitchen extensions are normally classified as permitted development which allows you to carry out your project without any interruptions from the law or your local authority. In other words, if your extension is meets up with the guidelines of the permitted development rights, you won’t have to apply for a planning permission. However if otherwise, you’ll have to apply for a planning permission to your local council and may require additional reports. And regardless of your position, you’ll always need building regulations approval before you can carry out any kitchen extension project. It may also be required that you’ll have to issue a part wall notice if you’re to build on or close to the boundary with a neighbour.

If you don’t want to go through the hassle and stress involved in applying for a planning permission with your local council, then you must ensure the following:

✓ Your kitchen extension must not be over half of the area of land around your main house.

✓ The kitchen extension must not be side elevation onto a highway or forward of the principal elevation.

✓ The extension must not be taller than the highest part of the roof.

✓ The height of your kitchen extension must not go beyond four metres.

✓ Kitchen extension that’s more than one storey must not go exceed the rear wall of the main house by more than three metres.

✓ Two storey kitchen extensions must not be closer to rear boundary by anything less than seven metres.

✓ The kitchen extension must not include balconies, verandas or any raised platforms.

how much does a kitchen extension cost?

Being the most used room in a house, it’s little surprise kitchen extension are usually one of the most popular requests in the UK. They do not only open up a frequently used space in your home, but also goes a long way to add value to your property. However, to know the value that’ll added you must first determine the cost of building such an extension before moving forward. Generally, a typical kitchen extension will cost within the range of £20,000 to about £50,000 plus VAT, based on the size of your project as well as your location.

In reality, a single accurate cost of a kitchen extension will vary depending on a lot of influencing factors, one of which is the type of the extension. Let’s take a look!

✓ Rear extension. You may want to consider this type, if you do not have sufficient space for a side return. This will extend your kitchen into your garden which implies that you’re going to give up some green space to make this a reality. The average price to have this done in London will be about £30,000 or more including VAT, and about £20,000 plus VAT or more in other areas.

✓ Side return extension. This, normally, isn’t a huge add to your property, but will create a lot of space for your kitchen while also be a lot reasonable in terms of cost. This type will extend your home into an alleyway at the side of your property if any is available there. On average, the cost of the side return extension should be about £50,000 plus VAT in London and a lot less in the other regions.

Just like any other home improvement, when done right, adding a little extra living space is one of the top things you can probably think of that’ll provide a cool increase in your property’s value. However, before you rush in you must also take note of some factors so you can be certain a single storey extension is the right option for you. These factors include the quality of the build, complexity of the build, cost of the build versus the value gain, ceiling price in the area, finance costs as well as the inconveniences and stress.

Generally, the average cost of a single storey extension can range from £34,000 to £37,000. For this price, you should get a standard sized rear or side extension which also includes the cost of a kitchen - it’s the most commonly use for a single story extension especially in the UK. So it’s important to know the value they’ll add to your house before deciding to make such an investment.

The value added to your property will depend largely on the quality and size of your single storey extension. In this article, we’re going to give a good insight into kitchen diner extension cost so as to help you make informed decisions moving forward. Let’s take a look!

On the average, a kitchen diner extension will cost within the range of £25,000 to about £45,000, however if you happen to reside in London, you can expect the cost to be a lot more than that - closer to £60,000. And due to the fact that there happens to be a plethora of options out there, any decision to make be it on the size, tradesman, flooring, finishes or type of the kitchen diner extension, will have a considerable impact on the overall cost of the project. For instance, a basic kitchen diner extension cost can be within the range of £12,000 to about £15,000., while a high end kitchen diner extension can reach a whooping price between £80,000 to about £100,000.

The total cost of your kitchen diner project will rely heavily of the size as well as the quality of the finishes. For example, a kitchen diner extension that’s small and basic is likely to cost about £1,300 to £1,500 per square metre. However, if you’re going for higher quality finishes, you can expect to pay within the range of £1,900 to about £3,000 per square metre.
