There are many factors that could play a role in the style and planning of a new commercial roof structure and the price will all depend upon the size and style you go for.

Thermoplastic roofing is especially popular. This kind of roofing is made of a sturdy material with high temperature tolerance. The material is a favourite for commercial roofing as it's resistant to ultraviolet and chemical substance exposure. The roofing can last for over twenty years, with a great resistance for fire, punctures and high wind loads.

Epping

Epping is a market town and civil parish in the Epping Forest district of the County of Essex, England. It lies approximately 3 miles (5 km) northeast of Loughton, 5 miles (8 km) south of Harlow and 11 miles (18 km) northwest of Brentwood. The town covers a total area of 2.98 square miles. According to the 2011 Census, Epping has a permanent population of 11461, which has actually increased marginally from the 11047 citizens recorded in the 2001 Census. Many of the population inhabit the built-up area located on and around the High Street (B1393) and Station Road. Even though it is the terminus for London Underground's Central Line, the town is characterised by some components of rurality, being surrounded by Epping Forest and working farmland. Epping is the home of a range of rather old buildings, a lot of which are Grade I and II listed structures. The town also maintains its weekly market. Going back to 1253, the market occurs every Monday and continues to catch the attention of a high range of buyers from neighboring areas. Regardless of the reality that the popular Epping Butter, which was in high demand over the course of the 18th and 19th centuries, is no longer made, the well-known Epping sausages continue to be made by Church's Butchers who have been trading on the very same site ever since 1888. Epping is home to Hallows End Haunt, an annual Halloween Home Haunt set up by a local family to offer members of the community with a safe place to trick or treat. For all your home makeovers, be sure to find dependable professionals in Epping to make certain of quality.

FAQs

Am I liable for a leaking roof in a commercial property?

Whether you’re liable for a leaking roof in a commercial property will depend on your ownership status and any contracts. Of course, if you own a standalone commercial property, it would make it your responsibility to repair to leaking roof. But if you own an office within a building, you should check your paperwork to see whether you are responsible for some or all of a leaking roof.

If you’re a tenant in a commercial property, things get a bit more complicated. Lots of commercial leases are FRI, or Full Repairing and Insuring leases, which means that the tenant is responsible for all external and internal maintenance and insuring the building. It means that it’s vital that you read through your tenancy agreement in full before signing it and seek legal advice if you think you need it. If your lease is an FRI lease, you are liable for a leaking roof in your commercial property.

It’s important to ensure that you have a schedule of condition for the property, which will mean that you only have to restore the commercial property back to the condition that it was in when you took over. It’s also worth getting the roof inspected before you sign the lease, as if there is any damage before you sign the landlord may be responsible.

The best way to avoid having to pay for a leaking roof in a commercial property is prevention. If you are liable for repairs and maintenance, make sure you have the roof inspected regularly by a reputable company to avoid having to pay for costly repairs when disaster strikes.

What is commercial roofing?

Commercial roofing simply refers to any roofing work, including installation and repair, that is done to commercial buildings. This might include office roofs, shop roofs or commercial unit roofs. Every building needs a roof to keep out the rain!

Since looks aren’t usually the first priority with commercial buildings, lots of commercial properties have flat roofs. These are often made from felt, EDPM rubber or fibreglass. Felt is the cheapest commercial roofing material, while fibreglass tends to be the most expensive. In felt roofs, roofers use an adhesive to stick roofing felt onto a frame. EDPM rubber roofs have a rubber membrane that is laid down and glued onto the roof and coated with a contact adhesive, while fibreglass uses a cut glass fibre mat that is pressed on before a resin and topcoat are applied.

Not all roofing companies will offer commercial roofing services, because generally the buildings tend to be bigger. Small companies won’t have enough tradespeople to work on a roof without making it very expensive for you. Commercial buildings also tend to need more scaffolding to make it safe for the professionals to work, so some smaller roofing companies won’t offer commercial services. Make sure you check a company’s website or social media if you’re looking for commercial roofing – on the Quotatis Directory, our roofers will show whether they do commercial roofing to make your search easier.

How long does it take to fix a roofing sheet on a commercial property?

How long it takes to fix a roofing sheet on a commercial property will depend on the size of your roof and how difficult access is. Corrugated iron roofing sheets are much easier to fit than other roofing materials such as clay tiles or EDPM rubber, so that will work in your favour.

The size of the team of the roofing company you engage will also make a difference. If they have a lot of tradespeople working on your roof with lots of experience, it will take less time, while if there are only a couple of people it will take longer.

Another thing to bear in mind when considering how long it will take to fix a roofing sheet is the weather. If it starts to rain, the contractors will probably have to stop and wait, as the roof will be too slippery to work on.

In general, it should take between 1 and 3 days to fit roofing sheets on a commercial property. If you’re not having a full roof replacement, it may only take one day, whereas a completely new metal roof could take up to 3 days.

How much does it cost to replace a commercial roof?
How much it costs to replace a commercial roof depends on the type of roof you have and the size of your commercial property. Lots of commercial buildings have flat roofs, which are often made from felt, asphalt, EDPM rubber or fibreglass, while others are pitched roofs that might be made from tiles, shingle or metal. It’s likely that your commercial roof will need replacing if it’s more than 25 years old. A roofer can carry out an inspection to determine what, if any, work is needed, but there’s a high chance that you’ll need a roof replacement if it’s that old. If your flashing is looking worse for wear or you’re missing a number of tiles or shingles, it might be time to replace your commercial roof. So how much does it cost to replace a commercial roof? If your commercial roof is pitched, expect to spend between £4,500 and £7,500. It all depends on how large your property is and how easy access is, as the more scaffolding you need, the more it will cost. If your commercial property has a flat roof, the average cost would be approximately £4,500. Again, it all depends on the material, access and how large the roof is. Felt costs between £40-70 per square metre, while fibreglass costs between £80-110. Whatever type of commercial roof you have or what it’s made from, make sure you get a few quotes from reputable roofing companies so you know that the job will be done well.
