Brierley Hill

Brierley Hill is a modest town and electoral ward of the Dudley Metropolitan Borough within the West Midlands of England. It's positioned about 2.5 miles to the south of central Dudley and 2 miles north of Stourbridge. Brierley Hill was traditionally in Staffordshire, but is now part of the West Midlands metropolitan county ever since its creation in 1974. A part of the Black Country, and in a heavily industrialised area of the Dudley Borough, it features a permanent population of around 13,935 inhabitants, according to the 2011 census. Largely created by the Industrial Revolution, Brierley Hill has a fairly recent history, with the very first written records of the town dating back to the 17th century. First established as a settlement within the woodland of Pensnett Chase, it began expanding quickly after the chase's enclosure in 1748, and was initially recorded on a map in 1785 after the mapping of the Stourbridge Canal. The town is mostly known for glass and steel manufacturing, though the business has declined significantly since the 1970s. On the list of the biggest factories in the area was the Round Oak Steelworks, which was shut and redeveloped in the 1980s to become the Merry Hill Shopping Centre. The Merry Hill Shopping Centre is positioned immediately east of Brierley Hill. One of the largest shopping centres in the UK, it was constructed between 1985 and 1989 on the site of Merry Hill Farm, the final working urban farm within the West Midlands. Since 2008, Brierley Hill, including the neighbouring Waterfront Business Park and Merry Hill Shopping Centre, has been designated the Strategic Town Centre of the Dudley Borough, with the aim to create a new town centre for the borough. For all of your home improvement tasks, make certain that you choose trusted professionals in Brierley Hill to make sure that you get a great quality service.

A front porch is a glorious addition that would be a blessing to have in any home. It gives you a good floor space to enjoy your neighbourhood as well as your surroundings in the cool atmosphere of the outside living space. The question however is, how do you build a porch? Constructing the structure can be a very challenging task but with proper guidance and lots of practice, you can also be a skilled porch builder. To protect your investment, it’s advisable to hire the services of a professional for help with your porch especially if you lack proper training and experience. This way, you’ll get to save time and money. This guide is prepared to give you some insight into the porch building process.

lAssess Your Location

• Consider the location before proceeding with the project. It’s essential to select a location that’ll reduce the sunlight coming in.

lPlan The Materials Required For Your Porch

• You’ll have to decide the type of porch you’ll be going for. For example, your porch can be built out of wood, composite decking or if it’s going to utilize some stone flooring, brick or even tile.

lBuild Your Porch Foundation

• Dig the foundations deep to ensure stability while also putting in mind any pipework or cabling

• Fit a damp proof course

• Add the subfloor - this can be concrete or timber

lStart To Lay The Brick And Floor

• Lay the bricks evenly up to the DPC level

• Lay the floor

• Add the flooring protection

• Once done, you can lay the bricks to the window level

• You can fit in a window sill if required before proceeding the brick and block work until it reaches the roof timber’s height

• Fit the linter when you get to the top of where the window will reach.

lConstruct The Roof

• Build a timber framework

• Fit a breathable roof membrane

• Install the roof battens and lay the roof tiles.

• Add gutters

how much does a porch cost?

Are you interested in constructing a porch to your property? Estimating the cost of the project before proceeding will solve a lot of possible headaches in the future.

A porch is great place where you can keep your shoes, jackets, dog leads as well as other items to create free space within the property. Apart from this, a porch also serves numerous other purposes to make it a very good structure to have on your property. Not only is it a good means to put a roof over your head when it’s pouring with rain, but also a highly economical way to add floor space to your home. The question, however, how much would it cost to build a porch?

The price of building a porch is based on a wide variety of factors such as the type of materials required, the size of the porch, location of the structure and lots more. As a result, you should note that this guide provide figures that are only a rough guide that’ll put you on the right direction to make informed decisions.

Depending on the type of porch you choose to build, the average cost range from £1,900 to £2,100 for a uPVC porch and up to £10,000 for a lean to porch. There are other types of porch including the traditional porches ( Edwardian and Victorian porches) costing within a range of £2,500 to £8,400.

The materials required also has a great influence in determining the price of a porch. An aluminium porch will cost between £7,5000 to £8,200, while a brick porch will cost slightly less between the range of £2,000 to £8,000. They can both be constructed either as a front porch or as a rear porch, but due to fewer restrictions on aluminium porch, it can be made a lot larger.

do you need planning permission for a porch?

There are so many benefits that comes with building a porch in your home premises. It’s an extra space where a lot can be achieved such as drying a dripping wet dog, taking off your dirty shoes or boot and lots more. So if you’re considering to construct a porch, it’s definitely going to be a wise decision. However, before you get started, there’s a need to determine if you’ll need planning permission for a porch. It’s important to take note that planning laws are dynamic and can be updated at any point, so be sure only to use trusted sources only as your guide. If you’re the homeowner or landlord, it’s entirely your responsibility to obtain the right approval for any development project you wish to carry out within your premises.

A Porch can not be termed as an extension and neither is it a conservatory, they’re basically built to the home’s front covering the main entrance using a stone base or a brick. As a result, a porch does not need planning permission due to the fact that it’s covered by the permitted development rights if the specific guidelines for porches are complied with. Below are the instances where you WILL need planning permission for a porch.

✓ If the floor space is more than 3sqm (the wall inclusive).

✓ The highest point has a height of more than 3 metres.

✓ If the porch is situated within 2 metres of a boundary directly facing on to the road.

You may need planning permission if the house is a listed building, designated area or falls under an Article 4 Direction.

In order to build a porch without planning permission, you need to consider all the criteria stated above. You can also visit the Planning Portal website to get more detailed information before getting started.

how deep do footings need to be for a porch?

No matter how big or small a building is, it can only be as good as it’s foundation - and that’s a fact! It all starts from the footing and when it isn’t deep enough, unlike badly installed gutters or gapped hardwood flooring, can make the whole building collapse to the ground. Just like any code recommendations, the depth of the footings of your porch is a parameter that must be complied with and adjusted to suit your local code requirements.

As a rule of thumb, you should always dig below the frost line when excavating your footings. At this depth level, the moisture present in the soil will be frozen. Ultimately, this will help the ground to act as a barrier to insulate the soil below the footing from freezing during the cold months. As a result, in regions where the weather is almost always very cold the depth of your footings is expected to be at least 48 inches. But in areas featuring a warm climate, you may be allowed to install your footings on grade.

In addition, it’s compulsory that your footings must be installed at a minimum depth of 12 inches below unsettled soil. However, if you’re constructing the structure into a steep hill’s side or by the side of a retaining wall, it’s required that you maintain the least distance to grade both vertically and laterally. In the event whereby you need to achieve a good lateral barrier, you’ll need to have your foundation dug a lot deeper compared to if it’s on a flat surface. For a more accurate and updated information, you can consult your local building inspection department to get familiar with the requirements in your area.
