Ivybridge

Ivybridge is a town and civil parish in the South Hams, in Devon, England. It sits about 9 miles (14.5 kilometres) east of Plymouth. It is at the southern extremity of Dartmoor, a National Park of England and Wales and lies along the A38 'Devon Expressway' road. According to the 2011 Census, the town has a permanent population of around 11851 individuals. Specified in documents as early as the 13th century, Ivybridge's early history is marked by its status as an important crossing-point over the River Erme on the Exeter-to-Plymouth route. In the 16th century, mills were constructed making use of the River Erme's power. The parish of Saint John was formed in 1836, with Ivybridge becoming a civil parish in 1894. It became a town in 1977. The early urbanisation and advancement of Ivybridge predominately accompanied the Industrial Revolution. When the South Devon Railway Company developed its train route through Ivybridge in the 19th century, a paper mill was constructed along with it, which resulted in an increase in housing nearby. The paper mill closed in the beginning of the 21st century, after being in operation for over 150 years in the town, and the buildings are being transformed to homes and shops. The shopping area is mostly along Fore Street, with some small shops and restaurants situated in the Glanvilles Mill shopping centre which is accessible from Fore Street. The shopping centre contains over 35 shops, that includes both regional and nationwide chain stores, along with eateries and cafés. Though occasionally pertained to as a dormitory town, a large number of individuals work in the town itself, and agriculture continues to play an economic role for Ivybridge's hinterland. The region neighbouring Ivybridge is almost entirely farmland. For all your home enhancements, be sure to identify dependable specialists in Ivybridge to make certain of quality.

FAQs

how disruptive is a loft conversion?

Asides the questions relating to planning permission of a loft conversion as well as the total cost of completing a loft conversion project, this is perhaps the most common question on the loft conversion subject matter. Before making an investment decision, many homeowners will want to know just how disruptive a loft conversion is. Well, we’ve all heard the several horror stories when loft conversion builder with dirty boots tramples all over the fresh and just-acquired shag pile or the noise of the construction loud enough to annoy neighbours from four blocks away or an obvious shortage of teabags, sugar and lots more. Good news is, the disruption of loft conversion is not as bad as people make out. Let’s have a look at how it works!

Just like all other major building projects, a loft conversion is disruptive to your property. However, no two loft conversions are the same, therefore some are certain to be more drastic and invasive than others. In the long run, the project is worth the stress and inconveniences caused and in most cases, it’s usually a very good investment.

Normally, an average loft conversion is expected to last for about 9 to 12 weeks (depending on the complexity of the loft conversion project some might take longer). Some of the factors that affects the duration of a project includes the type of the loft, the design of the loft as well as the style of the property.

Generally, a loft conversion is a lot less disruptive than say completely moving a home. It all has to do with how you’re able to deal with it as a person. And besides, the effect it’s going to have to a large extent depends on the company you hire. A good company will always look to ensure to keep disruptions to a minimal when carrying out the loft conversion project.

how much value does a loft conversion add?

When its impossible to build out and create more space sideways, why can’t you look upwards? As more and more homeowners in the UK are carrying out their loft conversion project, one question that keeps popping up is the amount of value the loft conversion can add to their homes. However, this is a question that is impossible to provide a single and precise answer to. This is because the value that’ll be generated by a loft conversion is largely dependent on a wide range of influencing factors. To give you a vague idea of the loft conversion value to a property, we’ve put forward a research carried out by industry experts so you can know what you’re in for.

Nationwide carried out a research which shows clearly that a loft conversion including an additional bedroom as part of the building plan will increase a house’s value by up to 21 percent. Since the number of rooms a house has is one of the main metrics for house valuations, loft conversion comes in pretty handy as it’s a great and easy way to convert your house from a 4 bedroom house to a 5 bedroom house prior to sale.

Apart from the financial value aspect, loft conversion also adds more value to your lifestyle which is very unlike nearly other financial investments you can make. More space in your house automatically means more storage or a new room as you wish. A new room can be for a growing family or probably to serve as a guest room. It can also be used as a study space or even an office especially with the rapidly growing rate of people working from home. With loft conversion, the possibilities in terms of value are simply endless!

Can my loft be converted?

Many types of loft are suitable for a loft conversion. In general, you will need at least 2.3 metres of headroom in your existing loft. This is to make sure there is enough headroom after the conversion. Speak to a conversion specialist about the probability and possibility of doing this in your house.

do you need planning permission for a loft conversion?

Typically, loft conversions do not require planning permission except in certain situations. They’re usually covered under what’s known as Permitted Development. Certain building works like loft conversion, rear extension and conservatories are granted planning permission by local authorities. Permitted Development, however, gives you a free range to improve your home without having any issues from the councils or regulations. Before your planned loft conversion can be covered under Permitted Development, there are some certain criteria that must be met. This criteria includes the following:

✓ The extension must not go beyond the existing slope of the roof at the front of the house.

✓ The loft space converted must not go beyond 40 cubic metres in a terraced house.

✓ The roof’s height must not be increased by the extension.

✓ The loft space converted must not reach beyond 50 cubic metres in a detached or semi detached house.

✓ The plan for the extension mustn’t involve structures like balconies, verandas or anything other structures of this nature.

✓ The roof extension should be positioned as far back as possible or at least 20cm from the existing eaves.

✓ The side that faces the window openings should be at least 1.7m beyond the floor and the windows should also be obscured.

✓ The roof extension must not overhang the existing roof or wall of the house.

✓ The materials that are to be used must be similar or the same to the materials that has already been used on the house’s exterior.

However, you should bear in mind that there are some properties that are exempt from Permitted Development. Examples of these type of properties include conservation areas, Areas Of Outstanding Natural Beauty and World Heritage sites. Permitted Development does not also provide coverage for listed buildings.
