Broadstone

Broadstone is a town and suburb of Poole in Dorset, England. It's located 3 miles (4.8 km) from Hamworthy railway station and 7 miles (11 kilometres) from Bournemouth International Airport. Since 1840, it has developed from a small farm to a suburb. In 1840, 'Broadstone Farm' was created, and a railway line bypassed it in 1847. Its 1st church was established in 1853, which later became the Scout hall. The initial railway station was constructed in 1872 and named 'New Poole Junction' and, following many name revisions, became "Broadstone" in 1890. Broadstone First School was originally a Dame school, founded in 1871. At the turn of the century, lavender oil started being made in the area. This came to a stop in 1935 when the factory was destroyed in a fire, but a great deal of lavender can nevertheless be seen inside the area. Substantial growth of the town has been undertaken, particularly with the development of the Pine Springs housing estate and the building of extra schools to service the rise in population. As per the 2011 Census, the town features a permanent resident population of roughly 10,300, which has grown slightly from the around 10,256 residents recorded during the 2001 Census. Centred around the main road (the B3074), 'The Broadway' is a bustling hub of shops, churches, schools and housing. The shops include both local and national chain retailers, along with cafes and restaurants. Broadstone is famous for its significant recreation fields and heathland park, along with a yearly Christmas parade and lights. The 24 acres of Broadstone Heath are some of the original heathland which covered the Poole Basin. For all of your property upgrades, ensure that you select trustworthy pros in Broadstone to make sure you get a top quality service.

FAQs

how disruptive is a loft conversion?

Asides the questions relating to planning permission of a loft conversion as well as the total cost of completing a loft conversion project, this is perhaps the most common question on the loft conversion subject matter. Before making an investment decision, many homeowners will want to know just how disruptive a loft conversion is. Well, we’ve all heard the several horror stories when loft conversion builder with dirty boots tramples all over the fresh and just-acquired shag pile or the noise of the construction loud enough to annoy neighbours from four blocks away or an obvious shortage of teabags, sugar and lots more. Good news is, the disruption of loft conversion is not as bad as people make out. Let’s have a look at how it works!

Just like all other major building projects, a loft conversion is disruptive to your property. However, no two loft conversions are the same, therefore some are certain to be more drastic and invasive than others. In the long run, the project is worth the stress and inconveniences caused and in most cases, it’s usually a very good investment.

Normally, an average loft conversion is expected to last for about 9 to 12 weeks (depending on the complexity of the loft conversion project some might take longer). Some of the factors that affects the duration of a project includes the type of the loft, the design of the loft as well as the style of the property.

Generally, a loft conversion is a lot less disruptive than say completely moving a home. It all has to do with how you’re able to deal with it as a person. And besides, the effect it’s going to have to a large extent depends on the company you hire. A good company will always look to ensure to keep disruptions to a minimal when carrying out the loft conversion project.

How long will a loft conversion take?

It depends on the style and size of the conversion, but in general, a loft conversion will take between 1-2 months. A loft conversion is a substantial building project, and plans will need to be drawn up. This may add to the time it takes to complete your loft conversion.

how much is a dormer loft conversion?

Are you considering a dormer loft conversion for your home? If yes, then you’d probably want to know how much it costs. Unfortunately, due to the several variables and influencing factors, a precise answer can not be provided for all dormer loft conversions. In this article we’ll give you a vague idea of the general cost so you can set a more realistic budget and start planning.

There are three main types of loft conversion which includes the Velux, Dormer, and Mansard. Out of the three types, the dormer happens to be the most common type and possesses a small flat roofed extension with a window. The dormer loft conversion will usually cost within the range of £25,000 to £30,000.

The price for a smaller dormer loft conversion, mid range dormer loft conversion and large scale dormer loft conversion will be at £2,000 to £7,000, £10,000 to £30,000 and £40,000 to £60,000 respectively. However, you should take note that the prices given are all based on varying influencing factors such as the type of installation that is selected, the type of the rood, en suite conversion as well as other customization. Changes in price can be as a result of the materials required and the extra time per labour that’s needed to complete this home improvement project by the tradesmen employed.

Furthermore, a dormer loft conversion average cost will also depend on the type of dormer you opt for. Here is a list of the most common applications:

✓ Blind dormer loft conversion - £3,200 to £4,400

✓ Recessed dormer - £1,300 to £1,850

✓ Barrel roof dormer - £3,000 to £4,600

✓ Gable dormer - £5,500 to £7,500

✓ Hipped roof dormer - £5,600 to £6,660

✓ Pedimented dormer - £12,700 to £23,100

✓ Flat roof dormer loft conversion - £13,800 to £21,600

what is a hip to gable loft conversion?

This is a type of loft conversion that extends your roof on the sloping side. It is a great option to go for especially where a hipped roof effectively makes the usable floor area a lot smaller which can be a tricky affair when it comes to putting in a new staircase. Here, the roof is extended from the current ridge in such a way that it effectively fills the gap between them. As a result, this turns the hip (in a hipped roof) into a gable to create space in your roof for a loft conversion - hence the name “hip to gable.

The new gable can be done in whatever way that suits both your taste as well as your property. You can make the new gable construction in woods and then tiled to match your existing roof while you can also go for other options such as brick block pebbledash or rendering. You are also free to fit in a new window into the loft conversion end so as to allow for natural light into the loft space.

A hip to gable loft conversion is mostly found on both semi detached and end terrace buildings, particularly those constructed in the 1930s. Overall, this type of loft conversion is particularly ideal for homes that features a hipped roof and with a sloping roof at the side of the property. Some detached properties can also possess a hipped roof on the side - and as such, a double hip to gable loft conversion can also be deal as it’ll create more loft space for usage. If your home fits into the bill, then you should be aware that once the project is completed, you’ll have plenty of usable space available to both you and your loved ones.
