Merton

The London Borough of Merton is a borough in south-west London, England. The borough was formed under the London Government Act 1963 in 1965 by the merger of the Municipal Borough of Mitcham, the Municipal Borough of Wimbledon plus the Merton and Morden Urban District, all formerly inside Surrey. The borough derives its name from the historic parish of Merton, which was centred around the location now generally known as South Wimbledon. The local authority is Merton London Borough Council.

Merton covers a total area of around 14.52 square miles. Merton is served by a wide range of National Rail stations across the borough, as well as the southern tip of the London Underground's Northern line along with the District line on the Wimbledon branch. It's the only London Borough which has tube, rail and tram services.

The main commercial centres in Merton are Mitcham, Morden and Wimbledon, of which Wimbledon is the largest. Other smaller sized centres consist of Raynes Park, Colliers Wood, South Wimbledon, Wimbledon Park and Pollards Hill. Every year, Wimbledon, one of the 4 tennis Grand Slam tournaments, takes place at the All England Lawn Tennis and Croquet Club in Church Road Wimbledon. The occasion occurs over a fortnight at the end of June and beginning of July and it's the biggest annual sporting event to take place in the UK, attracting more than 200000 guests during the Wimbledon fortnight.

FAQs

Will the company deal with the building control application?

Most companies will make the building control application on your behalf and ensure that all the work is completed to the right standards. When a building inspector has inspected it, you’ll get a certificate. It usually takes around 6-8 weeks after completion to come.

how long does a garage conversion take?

Garage conversion is a great way to add extra usable space to your home without having to extend your property. A fun fact is that, in the UK if you have your car parked in the garage, you’re in the minority. According to a research carried out by Admiral Loans, just about 33 percent of home owners in the UK store their cars in the garage. For most people the garage is literally a dumping ground that’s never fully utilized as such. In recent times, the garage is now being used to store a variety of other stuffs asides a car which includes garden furniture, tools and appliances, utilities such as washing machine, fridge and freezer as well as food and groceries. These facts show that more and more people are underutilizing their garage when they may actually be in need of more usable space in their property. So why not put into consideration converting the garage into a new space that would be able to serve more purpose?

If you’ve decided to convert your garage, you’d probably want to know the how long the project will take. There are a wide range of factors that can determine the duration of a garage conversion project. These factors include:

• If the foundation needs reinforcing

• If the floors, walls, or roofs are in a bad condition.

• If the ceiling height needs some raising

• If the insulation required in newer builds.

All aforementioned factors will make the garage conversion project take longer than expected. However, in normal situations garage conversions are relatively quick to complete once you start the building works. A single-car conversion will usually take about 3 to 4 weeks to complete depending on the existing garage’s structure.

do you need an architect for a garage conversion?
Have you decided to convert that under-utilized space ( garage) in your home to a more habitable space where you can do anything asides general storage or parking a car? If yes, then you’d probably want to know where to start or if you’d require an architect to get started. Well, you’re not alone! This is one of the most frequently asked questions when it comes to garage conversions and reasonably so. Talking about where to get started, when it comes to home improvement projects the first step to take is determining whether or not you’d require a planning permission or if your proposed garage conversion is covered under permitted development rights. Once you’ve been able to conclude on that, the next step is deciding whether you’re going to complete the project yourself, hire the services of tradesmen or employing a builder. And this ultimately brings us to the question of whether you’ll need an architect for a garage conversion. To get started, it’s highly recommended that you employ the services of a professional architect or an architectural technologist to assist in designing your garage conversion. However, most garage conversion projects are straightforward with no complex changes to be made so far you wish to avoid applying for a planning permission and staying within the set guidelines of the permitted development rights. In such events, if you’re properly trained and well experienced in the field, then it may be cost effective to design your garage conversion by yourself. It should, however, be noted that it all depends on your personal preferences and budget. If you’re on tight budget and don’t mind a straightforward design, you can save cost by not hiring an architect.
how much value does a garage conversion add?

It’s a fact that a garage conversion can go a long way to add a resale value to a home or property. Therefore, in the event whereby your home already has parking facilities in place you can put into consideration converting your garage into a habitable space which will add to the sales price of the house by adding an extra room or increasing the floor space. So exactly how much does a garage conversion add to your home’s resale value?

Garage conversions can be seen as a cost effective means of adding more space to your house. However, not only does it add space, but can also add up to 20 percent to the value of your home. It’s also a way of adding an extra living space to your home that’s not under strict planning complication unlike the alternatives. Generally, if your garage happens to be connected to your house, the cost of converting it to another room should between £10,000 to £20,000. As a home owner, converting your garage into an extra room can help increase the value of your home by up to £45,000. And if you’re to comply with the set rules under permitted development rights, you may not even require to submit a planning application.

In the event whereby your garage is detached from your house or perhaps you live in a flat ( or maisonette) or a listed building , you’ll need to apply to the local authority before commencing your project. It’s always wise to check if there aren’t any planning conditions attached to your home or property.
