Garage transformation experts in Kenley

For those who have an unused garage area, why not think about a conversion in Kenley and make the most from the house. Contrast up to 4 free quotations with our service and get the very best price for a conversion.

One of the main advantages with a garage conversion is that the space can be changed quickly for the additional room you'll need, whether it's for a growing family or simply just to add to the price of your property.

A garage conversion suggests you won't need to relocate for extra space, which will save a lot of money on solicitor charges, estate agent payments and stamp duty. And the extra room can be transformed into anything you need, no matter if it's an extension to the living area or kitchen, or perhaps a separate room completely.

With the infrastructure already in place it's clear that a garage conversion is going to be less expensive than building an extension also, and won't consume valuable space in your garden. With the outside unlikely to change as well, it's an alternative way to bypass regulations for conservation areas and also listed buildings.

Should you be keen on transforming your garage, assess quotations from companies in Kenley making use of our simple and fast service to get the very best deal available.

Kenley

Kenley is a district in the south of the London Borough of Croydon (traditionally in Surrey). Kenley is set 13 miles south of Charing Cross. Significant areas of Kenley lie within the Metropolitan Green Belt. Specifically, the south of Kenley is dominated by the open green spaces of Kenley Common and Kenley Aerodrome. The 2011 census showed Kenley having a population of 14,966. For centuries, Kenley became part of Coulsdon Manor which covered the whole area and was primarily farm land, with a couple of huge houses and their estates. The official opening of the railway on 4 August 1856 revolutionised Kenley. The brand-new railway triggered urban progression. By the end of the Victorian era, Kenley had assumed its own identity. Kenley Common makes up fifty-six hectares of green open space surrounding an one-time Battle of Britain airfield. It is a mix of chalk grassland and ancient forest set among gently rolling hills. Blessed with fine views across the Caterham valley and the North Downs beyond, visitors find it tough to think that the centre of London is only 14 miles to the north. Among Kenley's landmark buildings is the Memorial Hall. It was opened in 1922 to remember those who gave their lives in World War I. It was consequently extended and re-opened by Group Captain Douglas Bader in 1975. Hammond Innes' book Attack Alarm was based upon his experiences as a Royal Artillery anti-aircraft gunner at RAF Kenley during the Battle of Britain. It includes graphic descriptions of the station and attacks on it in 1940. English Heritage described Kenley as the "most complete fighter airfield linked to the Battle of Britain to have actually survived". For all your home enhancements, be sure to find reputable specialists in Kenley to make certain of quality.

FAQs

do i need planning permission for a garage conversion?

Are you thinking about converting your garage into a new space? Be it a new bedroom, gym, library or playroom, one thing you’ll have to consider before getting started is whether or not you’re going to require a planning permission. Unlike extensions that needs additional space, garage conversion is all about changing the existing structure of a space that’s already available to you - your garage. As a result, these projects are mostly covered by a planning policy that’s a bit different.

For a garage conversion, it’s very unlikely that you’ll need a planning permission. As a matter of fact, only 10 percent of garage conversions has been estimated to need a full planning permission, with the others coming under the permitted development rights. The permitted development rights, however, only provides coverage for home improvements that’s internal which implies that so far you’re not trying to enlarge your garage, you’ll not require a planning permission. But if otherwise, you’ll have to submit an application before commencing your project.

If you’re looking to comply with the permitted development rights, then your project must comply with some specific guidelines. These rules include the following:

• The work should be internal. No plans to enlarge or extend the existing garage.

• You should make sure that the materials used in carrying out the garage conversion is the same with the materials used in building the existing house.

• The building should not be extended.

You may, however, require a planning permission if you’re going to change a detached garage into a living space which could be a bedroom, small annexe or a living room.

Some houses excluded from the permitted development rights include flats, listed buildings, some new developments and most homes in a conservation area.

how much does a garage conversion cost?

Are you looking to create some more space in your home with your garage being almost dispensable? If yes, then considering a garage conversion project may be the way to go. Unlike many other extension options, garage conversion does not take up an additional space as it only changes the current structure of the garage. As a result, the cost of completing a garage conversion project can be relatively attractive when compared to other space creating alternatives. So exactly how much would a garage conversion project cost? Well, there’s no precise answer for this as several influencing factors come to play. However, in this guide we’ll give you a rough idea of the average costs that you’re likely going to encounter. Some of the factors that can influence your budget dramatically includes the following:

• The size of the conversion. The larger the size of the garage per square feet, the more cost you’ll have to expend.

• The type of your property - listed buildings are usually more expensive.

• Your location in the UK. If you stay in London where there’s a higher demand, you’ll most likely pay more.

• You’re likely to pay more if a specialist knowledge is required.

• The amount of glazing to be installed

• Quality of the materials to be incorporated.

• Quality of the professional to carry out the installation service.

On average, when it comes to garage conversion projects, you’re likely to pay the following depending on the per square metre given:

• A single garage of about 15 square metre will cost within the range of £6,000 to £15,000.

• A double garage of about 30 square metre will cost within the range of £12,000 to £30,000.

do you need an architect for a garage conversion?
Have you decided to convert that under-utilized space ( garage) in your home to a more habitable space where you can do anything asides general storage or parking a car? If yes, then you’d probably want to know where to start or if you’d require an architect to get started. Well, you’re not alone! This is one of the most frequently asked questions when it comes to garage conversions and reasonably so. Talking about where to get started, when it comes to home improvement projects the first step to take is determining whether or not you’d require a planning permission or if your proposed garage conversion is covered under permitted development rights. Once you’ve been able to conclude on that, the next step is deciding whether you’re going to complete the project yourself, hire the services of tradesmen or employing a builder. And this ultimately brings us to the question of whether you’ll need an architect for a garage conversion. To get started, it’s highly recommended that you employ the services of a professional architect or an architectural technologist to assist in designing your garage conversion. However, most garage conversion projects are straightforward with no complex changes to be made so far you wish to avoid applying for a planning permission and staying within the set guidelines of the permitted development rights. In such events, if you’re properly trained and well experienced in the field, then it may be cost effective to design your garage conversion by yourself. It should, however, be noted that it all depends on your personal preferences and budget. If you’re on tight budget and don’t mind a straightforward design, you can save cost by not hiring an architect.
how long does a garage conversion take?

Garage conversion is a great way to add extra usable space to your home without having to extend your property. A fun fact is that, in the UK if you have your car parked in the garage, you’re in the minority. According to a research carried out by Admiral Loans, just about 33 percent of home owners in the UK store their cars in the garage. For most people the garage is literally a dumping ground that’s never fully utilized as such. In recent times, the garage is now being used to store a variety of other stuffs asides a car which includes garden furniture, tools and appliances, utilities such as washing machine, fridge and freezer as well as food and groceries. These facts show that more and more people are underutilizing their garage when they may actually be in need of more usable space in their property. So why not put into consideration converting the garage into a new space that would be able to serve more purpose?

If you’ve decided to convert your garage, you’d probably want to know the how long the project will take. There are a wide range of factors that can determine the duration of a garage conversion project. These factors include:

• If the foundation needs reinforcing

• If the floors, walls, or roofs are in a bad condition.

• If the ceiling height needs some raising

• If the insulation required in newer builds.

All aforementioned factors will make the garage conversion project take longer than expected. However, in normal situations garage conversions are relatively quick to complete once you start the building works. A single-car conversion will usually take about 3 to 4 weeks to complete depending on the existing garage’s structure.
