Cobham

Cobham is a village in the Borough of Elmbridge in Surrey, England. It's located approximately 17 miles (27 km) south-west of London and 10 miles (16 km) northeast of Guildford on the River Mole. Cobham covers an area of around 3.2 square miles. Based on the 2011 Census, the town has a permanent population of about 9739 inhabitants. Historically, Cobham comprised two separate communities, Street Cobham and Church Cobham. The former lay along the road to London, and the building now known as the Cobham Exchange once was a coaching inn. The community of Church Cobham expanded around St. Andrew's Church, which dates back to the 12th century. Although substantially altered and extended during the 1800s, the church preserves a Norman tower and is a Grade I listed building, which is the highest architectural category. The River Mole provides the scene for Cobham's most famous landmark, which is the red brick water mill. It was constructed in the latter part of the 1700s, and it was once part of a much larger complex. It stands around the site of earlier mills dating back to the Middle Ages. The mill continued to be in use till 1928, when it became uneconomical to continue operating. Since its closure, it has been used as a storehouse. The town presents plenty of possibilities for sport and leisure activities. Painshill Park is nearby and Silvermere golf course is located in Redhill Road on the north side of the A3. Cobham has 4 football clubs: Cobham F.C., Mole Valley SCR F.C., Cobham United Football Club and Cobham Town F.C. Cobham also has a cricket club, Cobham Avorians, formed in 1928. For all your property upgrades, make sure that you utilise trustworthy specialists in Cobham to make sure you get the very best quality.

FAQs

how much value does a garage conversion add?

It’s a fact that a garage conversion can go a long way to add a resale value to a home or property. Therefore, in the event whereby your home already has parking facilities in place you can put into consideration converting your garage into a habitable space which will add to the sales price of the house by adding an extra room or increasing the floor space. So exactly how much does a garage conversion add to your home’s resale value?

Garage conversions can be seen as a cost effective means of adding more space to your house. However, not only does it add space, but can also add up to 20 percent to the value of your home. It’s also a way of adding an extra living space to your home that’s not under strict planning complication unlike the alternatives. Generally, if your garage happens to be connected to your house, the cost of converting it to another room should between £10,000 to £20,000. As a home owner, converting your garage into an extra room can help increase the value of your home by up to £45,000. And if you’re to comply with the set rules under permitted development rights, you may not even require to submit a planning application.

In the event whereby your garage is detached from your house or perhaps you live in a flat ( or maisonette) or a listed building , you’ll need to apply to the local authority before commencing your project. It’s always wise to check if there aren’t any planning conditions attached to your home or property.

how much does a garage conversion cost?

Are you looking to create some more space in your home with your garage being almost dispensable? If yes, then considering a garage conversion project may be the way to go. Unlike many other extension options, garage conversion does not take up an additional space as it only changes the current structure of the garage. As a result, the cost of completing a garage conversion project can be relatively attractive when compared to other space creating alternatives. So exactly how much would a garage conversion project cost? Well, there’s no precise answer for this as several influencing factors come to play. However, in this guide we’ll give you a rough idea of the average costs that you’re likely going to encounter. Some of the factors that can influence your budget dramatically includes the following:

• The size of the conversion. The larger the size of the garage per square feet, the more cost you’ll have to expend.

• The type of your property - listed buildings are usually more expensive.

• Your location in the UK. If you stay in London where there’s a higher demand, you’ll most likely pay more.

• You’re likely to pay more if a specialist knowledge is required.

• The amount of glazing to be installed

• Quality of the materials to be incorporated.

• Quality of the professional to carry out the installation service.

On average, when it comes to garage conversion projects, you’re likely to pay the following depending on the per square metre given:

• A single garage of about 15 square metre will cost within the range of £6,000 to £15,000.

• A double garage of about 30 square metre will cost within the range of £12,000 to £30,000.

do i need building regs for a garage conversion?

Are you considering converting your garage into a more usable space in your home? If yes, then you’d probably want to know if you’ll require building regs before converting the garage. The answer to this question is yes. Although you may not require planning approval to convert your garage into a more usable space, but you’d usually need approval under the Building Regulations.

When re-structuring your garage into a habitable space, the following should be taken into consideration: structural alterations, ventilation, moisture proofing, insulation, fireproofing, escape routes as well as the submission of a building building notice or full plan application to the local council in order to inform them about the planned project.

• Walls

You’ll require an approval if you plan to infill the garage door with a window and a new wall. This is because the garage may have been built of a shallow slab which implies that a new foundation would be needed for the new wall construction.

• Floor

Even though there’s a high possibility that the garage floor is strong enough for domestic use since its designed to withstand the weight of vehicles, you may however need to upgrade to make sure it suitable for both thermal insulation and damp proofing. In addition, there may also be the need to to alter the floor level in such a way that it matches that of the remaining parts of the house.

• Ventilation

According to the Building Regulations requirements, there’s a need for adequate ventilation for each individual rooms which includes garage conversions for general health purposes. What’s going to determine the ventilation level that’ll be required is the frequency at which the room is used. Ventilation can be provided through purge or simply opening the window or via trickle ventilation.

Will the company deal with the building control application?

Most companies will make the building control application on your behalf and ensure that all the work is completed to the right standards. When a building inspector has inspected it, you’ll get a certificate. It usually takes around 6-8 weeks after completion to come.
