Garage alteration industry experts in Birchington

If you have a unused garage, why not consider a conversion in Birchington to make the most from your house. Review up to 4 free quotations with this service to get the very best price for a conversion.

One of the main advantages with a garage conversion would be that the space can be transformed quickly for the additional room you would like, whether or not it's for a growing family or simply to add to the price of your home.

A garage conversion suggests you won't have to move for more space, which may help you save a lot of money on solicitor fees, estate agent payments and stamp duty. And the extra room can be changed into whatever you need, whether it's an expansion to the living area or kitchen, or a separate room completely.

With the structure already in place it's clear that a garage conversion is going to be cheaper than creating an extension too, and won't eat valuable space in your garden. With the outside not likely to change as well, it's a great way to bypass regulations for conservation areas and listed buildings.

If you're interested in transforming your garage, assess quotes from companies in Birchington working with our quick service to get the very best offer available.

Birchington

Birchington-on-Sea is a village within north east Kent, England. It's part of the Thanet district and forms part of the civil parish of Birchington. It is positioned on the coast facing the North Sea, east of the Thames Estuary, between the seaside resorts of Herne Bay and Margate. As a seaside resort, the village is a tourist and retirement location. The village's Minnis Bay is a family beach with attractions like sailing, windsurfing, a paddling pool and coastal walking routes. Its 3 smaller sized beaches are surrounded by chalk cliffs, cliff stacks and caves. The village was initially recorded in 1240. Its parish church, All Saints', dates to the thirteenth century and its churchyard is the burial place of the 19th-century Pre-Raphaelite artist Dante Gabriel Rossetti. Quex Park, a local nineteenth century manor house, is home to the Powell-Cotton Museum and a twelve-bell tower built for change ringing. The museum consists of a sizeable collection of stuffed exotic animals collected by Major Percy Powell-Cotton on his travels in Africa, and also features artifacts found in and around Birchington by his daughter, Antoinette Powell-Cotton, a keen archaeologist. At the 2011 census, the village had around 9,961 residents and around 4,944 households. As a seaside resort, the village's economy is primarily based around tourism, with many hotels, caravan parks and leisure attractions. The sector of employment of residents in 2011 was 16.1% retail, 17.2% health and social work, 5.8 per cent manufacturing, 9.6 per cent building, 4.9 per cent transport and storage, and 4.3% hotels and restaurants. The village shopping centre attracts walk-in trade from vacationers. FAQs

do i need planning permission for a garage conversion?

Are you thinking about converting your garage into a new space? Be it a new bedroom, gym, library or playroom, one thing you’ll have to consider before getting started is whether or not you’re going to require a planning permission. Unlike extensions that needs additional space, garage conversion is all about changing the existing structure of a space that’s already available to you - your garage. As a result, these projects are mostly covered by a planning policy that’s a bit different.

For a garage conversion, it’s very unlikely that you’ll need a planning permission. As a matter of fact, only 10 percent of garage conversions has been estimated to need a full planning permission, with the others coming under the permitted development rights. The permitted development rights, however, only provides coverage for home improvements that’s internal which implies that so far you’re not trying to enlarge your garage, you’ll not require a planning permission. But if otherwise, you’ll have to submit an application before commencing your project.

If you’re looking to comply with the permitted development rights, then your project must comply with some specific guidelines. These rules include the following:

• The work should be internal. No plans to enlarge or extend the existing garage.

• You should make sure that the materials used in carrying out the garage conversion is the same with the materials used in building the existing house.

• The building should not be extended.

You may, however, require a planning permission if you’re going to change a detached garage into a living space which could be a bedroom, small annexe or a living room.

Some houses excluded from the permitted development rights include flats, listed buildings, some new developments and most homes in a conservation area.

do i need building regs for a garage conversion?

Are you considering converting your garage into a more usable space in your home? If yes, then you’d probably want to know if you’ll require building regs before converting the garage. The answer to this question is yes. Although you may not require planning approval to convert your garage into a more usable space, but you’d usually need approval under the Building Regulations.

When re-structuring your garage into a habitable space, the following should be taken into consideration: structural alterations, ventilation, moisture proofing, insulation, fireproofing, escape routes as well as the submission of a building building notice or full plan application to the local council in order to inform them about the planned project.

• Walls

You’ll require an approval if you plan to infill the garage door with a window and a new wall. This is because the garage may have been built of a shallow slab which implies that a new foundation would be needed for the new wall construction.

• Floor

Even though there’s a high possibility that the garage floor is strong enough for domestic use since its designed to withstand the weight of vehicles, you may however need to upgrade to make sure it suitable for both thermal insulation and damp proofing. In addition, there may also be the need to to alter the floor level in such a way that it matches that of the remaining parts of the house.

• Ventilation

According to the Building Regulations requirements, there’s a need for adequate ventilation for each individual rooms which includes garage conversions for general health purposes. What’s going to determine the ventilation level that’ll be required is the frequency at which the room is used. Ventilation can be provided through purge or simply opening the window or via trickle ventilation.

Will the company deal with the building control application?

Most companies will make the building control application on your behalf and ensure that all the work is completed to the right standards. When a building inspector has inspected it, you’ll get a certificate. It usually takes around 6-8 weeks after completion to come.

how much value does a garage conversion add?

It’s a fact that a garage conversion can go a long way to add a resale value to a home or property. Therefore, in the event whereby your home already has parking facilities in place you can put into consideration converting your garage into a habitable space which will add to the sales price of the house by adding an extra room or increasing the floor space. So exactly how much does a garage conversion add to your home’s resale value?

Garage conversions can be seen as a cost effective means of adding more space to your house. However, not only does it add space, but can also add up to 20 percent to the value of your home. It’s also a way of adding an extra living space to your home that’s not under strict planning complication unlike the alternatives. Generally, if your garage happens to be connected to your house, the cost of converting it to another room should between £10,000 to £20,000. As a home owner, converting your garage into an extra room can help increase the value of your home by up to £45,000. And if you’re to comply with the set rules under permitted development rights, you may not even require to submit a planning application.

In the event whereby your garage is detached from your house or perhaps you live in a flat ( or maisonette) or a listed building , you’ll need to apply to the local authority before commencing your project. It’s always wise to check if there aren’t any planning conditions attached to your home or property.
