Banbridge

The town of Banbridge is in Northern Ireland's County Down. It is located around the River Bann and a dual carriageway, with its name derived from a bridge that was constructed to cross the River Bann in 1712. It's included in the civil parish of Seapatrick as well as the historic barony of Iveagh Upper, Upper Half. Banbridge is at the moment the administrative base for the Banbridge District Council. With reference to the 2011 Census, the town has a permanent resident population of roughly 16653. It's categorised as a medium town and of the population, 24.4 percent were aged under 16 years, 16.1% were more than 60 years of age, and 49.5% were male, leaving 50.5% as female. The town emerged as a coach stop on the road between Belfast and Dublin, and it prospered in the manufacture of Irish linen. A striking area of the town is its distinctive main street, which rises to a steep hill prior to levelling out. An underpass had to be constructed in 1834 as a result of the steep street causing horses with heavy loads to faint before they could get to the top . Built by William Dargan, it's officially named the Downshire Bridge, although it is often referred to as 'The Cut'. The town is broadly identified for being near to the Bronte Homeland in Rathfriland, attracting many guests for this reason. A different attraction is the annual busking festival, 'Buskfest', which has been running since 2004. Participants have frequently travelled long distances to perform, plus the competition finishes with an evening concert including performances by famous artists. For all of your home upgrades, ensure that you choose vetted professionals in Banbridge to make sure that you get the very best quality service.

FAQs

what is a garage conversion?

What is your garage being used for? If your answer is anything besides your vehicle, you’re in the majority in the UK. In the country, according to a research by Admiralty Loans, several home and property owners now use their garage as dumping ground for all sorts of stuffs asides a car. Ultimately, this gives rise to garage conversions as the more or less underutilized space can be converted into a living space which can be more beneficial while also adding more value to the property.

A garage conversion is a fast and relatively affordable route to adding more floor space within your home. It’s basically the act of changing your garage into something other than a storage or a place in which you can park your car. This can be anything from a bedroom to a playroom and anything in between. It’s a great way to provide extra space to allow your family to spread out and have more privacy while still within the walls of your home.

A garage conversion project is a huge one which mostly does not require a planning application so far the conversion is internal. However if you’re planning to increase the garage’s size or change the exterior of your home, or convert your garage into a separate room, then you may require a planning permission before getting started. It’s always wise to consult your local authority before carrying out any work to be on the safer side.

A project of garage conversion’s magnitude is better left to a reliable professional who have the experience when it comes to dealing with building regulations and more. This way, you’d also get to save yourself some headaches and some extra cash which may result from possible costly errors.

do i need planning permission for a garage conversion?

Are you thinking about converting your garage into a new space? Be it a new bedroom, gym, library or playroom, one thing you’ll have to consider before getting started is whether or not you’re going to require a planning permission. Unlike extensions that needs additional space, garage conversion is all about changing the existing structure of a space that’s already available to you - your garage. As a result, these projects are mostly covered by a planning policy that’s a bit different.

For a garage conversion, it’s very unlikely that you’ll need a planning permission. As a matter of fact, only 10 percent of garage conversions has been estimated to need a full planning permission, with the others coming under the permitted development rights. The permitted development rights, however, only provides coverage for home improvements that’s internal which implies that so far you’re not trying to enlarge your garage, you’ll not require a planning permission. But if otherwise, you’ll have to submit an application before commencing your project.

If you’re looking to comply with the permitted development rights, then your project must comply with some specific guidelines. These rules include the following:

• The work should be internal. No plans to enlarge or extend the existing garage.

• You should make sure that the materials used in carrying out the garage conversion is the same with the materials used in building the existing house.

• The building should not be extended.

You may, however, require a planning permission if you’re going to change a detached garage into a living space which could be a bedroom, small annexe or a living room.

Some houses excluded from the permitted development rights include flats, listed buildings, some new developments and most homes in a conservation area.

do i need building regs for a garage conversion?

Are you considering converting your garage into a more usable space in your home? If yes, then you’d probably want to know if you’ll require building regs before converting the garage. The answer to this question is yes. Although you may not require planning approval to convert your garage into a more usable space, but you’d usually need approval under the Building Regulations.

When re-structuring your garage into a habitable space, the following should be taken into consideration: structural alterations, ventilation, moisture proofing, insulation, fireproofing, escape routes as well as the submission of a building building notice or full plan application to the local council in order to inform them about the planned project.

• Walls

You’ll require an approval if you plan to infill the garage door with a window and a new wall. This is because the garage may have been built of a shallow slab which implies that a new foundation would be needed for the new wall construction.

• Floor

Even though there’s a high possibility that the garage floor is strong enough for domestic use since its designed to withstand the weight of vehicles, you may however need to upgrade to make sure it suitable for both thermal insulation and damp proofing. In addition, there may also be the need to to alter the floor level in such a way that it matches that of the remaining parts of the house.

• Ventilation

According to the Building Regulations requirements, there’s a need for adequate ventilation for each individual rooms which includes garage conversions for general health purposes. What’s going to determine the ventilation level that’ll be required is the frequency at which the room is used. Ventilation can be provided through purge or simply opening the window or via trickle ventilation.

how much value does a garage conversion add?

It’s a fact that a garage conversion can go a long way to add a resale value to a home or property. Therefore, in the event whereby your home already has parking facilities in place you can put into consideration converting your garage into a habitable space which will add to the sales price of the house by adding an extra room or increasing the floor space. So exactly how much does a garage conversion add to your home’s resale value?

Garage conversions can be seen as a cost effective means of adding more space to your house. However, not only does it add space, but can also add up to 20 percent to the value of your home. It’s also a way of adding an extra living space to your home that’s not under strict planning complication unlike the alternatives. Generally, if your garage happens to be connected to your house, the cost of converting it to another room should between £10,000 to £20,000. As a home owner, converting your garage into an extra room can help increase the value of your home by up to £45,000. And if you’re to comply with the set rules under permitted development rights, you may not even require to submit a planning application.

In the event whereby your garage is detached from your house or perhaps you live in a flat ( or maisonette) or a listed building , you’ll need to apply to the local authority before commencing your project. It’s always wise to check if there aren’t any planning conditions attached to your home or property.
